St Lucie County Single Family Homes January 2019 Market Report

St Lucie County Single Family Homes January 2019 Market Report had weaker sales activity when compared to last year. Closed sales were down by 11.8% (in December they were down by 17.2%) and new sales under contract (new pending sales) decreased by 4.6% (they were down by 7.2% last month).

Prices. though, continued to rise, though at a more sustainable pace.  The median sales price was up by 5.4% (was up by 5.5% in December).  The average sales price was up by 5.0% (it was down by 6.6% in December).

The number of available home listings increased by 259 homes to 2,174 homes.  This inventory is 24.4% higher than last year.  The current supply of homes is 4.8 months (it was 3.8 months last year).  The St Lucie County single family home market remains in a sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos January 2019 Market Report had another month of weaker sales activity when compared to last year.  Closed sales for the month were down by 10.0% (were down by 8.8% in December) while new sales under contract (new pending sales) were down by 16.0% from January 2018 (decreased by 13.0% in December).

Prices were up sharply for January.  The median sales price increased by 17.6% (was up by 9.3% in December) while the average sales price increased by 18.4% (was down by 5.7% in December) as compared to January of 2018.

The inventory of available townhouses and condos decreased by 53 units to 404 properties as compared to last month.  This is 2.9% less inventory then the January 2018 data.  Currently, there’s a 4.1 month supply of inventory (compared to 4.2 months for January 2018).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes January 2019 Market Report continued with weaker sales activity when compared to last year.  Closed sales were down by 18.4% (were down by 9.4% in December).  While new pending sales increased by 7.3% as compared to January 2018 (Decreased by 21.8% in December).

However, prices continued their upward march for January.  The median sales price was up by 10.8% from last year (up by 13.8% in December) while the average sales price also increased by 49.3% (was up by 13.8% last month).

The inventory of available single-family homes increased from last month by 154 homes to 1130 units for January,  this is 9.4% greater than last January.  The current supply of homes is 5.7 months, for January of last year, it was 5.0 months supply.  We’re still in a seller’s market for Martin County single-family home sales, though very close to a balanced market.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos Market Report for January 2019 had weaker sales activity when compared to last January.  Closed sales were down by 10.9% as compared to last month’s decrease of 11.4% and new sales under contract (new pending sales) decreased by 10.3% (In December there was a 12.6% decrease).

Prices, however, continue to rise for January though at a much more reasonable pace than most of last year.  Median sales prices were up by 2.8% (was up by 2.8% in December), while the average sales price increased by 1.3% (was up 0.8% in December).

The inventory of active listings increased by 10.1% from January of last year.  We now have 6.3 months of inventory as compared to 5.9 months for January 2018.  Now in a balanced market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Report for January 2019 had weaker sales activity when compared to last year.  The closed sales were down by 6.2% (were down by 9.9% in December) and new sales under contract (new pending sales) were down by 2.4% (was down by 9.0% in December).

Prices, though, continue to rise for January, though at a slower rate.  The median and average sales prices up by 4.1% and 1.8% respectively, compared to December’s 4.2% and 3.3%.

The inventory of available homes for sale increased by 13.8% from last year.  This is now a 4.3 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (January of 2017 had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.
