The Falls is in a wonderful location close to shopping, restaurants as well as professional services and only a few minutes to the beaches and waterways that Martin County has to offer.  Children living in the falls have the privilege of attending Martin County ‘A’ rated schools.  Currently, these are the Jensen Beach Elementary school, Stuart Middle school, and the Jensen Beach High school.

Construction in the Falls began in 2006 and all of the 130 lots have now been built, with the latest homes just recently completed in 2016.  As of this writing, there are only two new homes available from the builder, but resale homes have been coming on the market at a fairly steady rate.

Homes sizes in the Falls range from 4 bedroom, 3 bathroom homes of 2,236 sq. ft. of living area up to 5 bedroom, 4 bathroom homes with just under 4,500 sq. ft. under AC.  The majority of the homes in the falls have 3 car garages.  Homes range from single story ranch style designs to two-story homes and many have private pools.

The Palm City FL 34990 condo real estate market remains a fairly small segment of the Martin County condo market.  The sales activity in this market is challenging because of two condo communities with high equity and association fees that are currently not in favor with the general public.  Though, those who love golf, there are some incredible bargains in these communities.  March showed a nice rise in activity for these communities.

The current absorption rate for condos in the 34990 zip is 7.7 months (was 22.5 months in February).  Still a buyer’s market for Palm City condominiums but much better than the last few months.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The March 2018 numbers were: 96 active listings, 12 pending sales, and 9 closed sales.  Better sales and pending activity this year on lower inventory.

There are currently 7 condos on the market in the three Atlantis condo buildings on Hutchinson Island in Jensen Beach FL.  List prices range from $199,000 up to $364,999. This is an average list price of $277,386 which equates to $253.29 per sq. ft. of living area.

There are 2 Atlantis condos that are under contract and haven’t sold to date (pending sales).  List prices were $239,900 and $309,500.  This works out to an average list price of $274,700 which equals $246.81 per sq. ft. of living area.  These condos were on the market for an average of 20 days before going under contract.

In the past 12 months, 15 condos have sold in Atlantis.  Sales prices ranged from a low of $155,000 up to $345,000.  Making for an average sales price of $258,667 or $228.43 per sq. ft. of living area.  These condos sold in an average of 122 days and at an average of 95% of list price.

Atlantis Condos on Hutchinson Island in Jensen Beach FL (Saint Lucie County) consists of three buildings.  Atlantis ‘A’, Atlantis ‘B’ and Atlantis ‘III’.   Buildings A and B were constructed in 1978 and consist of 68 2 bedroom 2 bathroom condos with 1,053 sq. ft. of living space on 7 stories.  End units are slightly bigger with wrap around balconies and 1113 sq. ft. of living space.  Building III was built in 1982, also with the same number of condos but is slightly larger with 1,151 sq. ft. interior units and 1,258 sq. ft. on the ends.

There is ample outdoor parking for all residents as well as two tennis courts and a vehicle wash area.

The monthly absorption rate plunged to 4.4 months from 7.7 months in February.  Back into a strong seller’s market for the Palm City zip code 34990 area.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The March 2018 numbers were:  391 active listings, 171 pending sales, and 81 closed sales.  Slightly greater closed sales this year and slightly less pending sales on similar inventory numbers.

The Stuart FL 34994 Condo market continues to show very strong activity for the early Spring market.  There are no signs of a slowdown for this segment.

The absorption rate for March dropped to 4.0 months compared to last month’s 5.7 months.  Now a more extreme seller’s market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last March the numbers were 127 active listings, 67 pending sales, and 26 closed sales.  Sales volume is the same as last year with reduced inventory.  There was better-pending activity last year.

The St Lucie County Townhouses and Condos February 2019 Market Report had a weaker month of sales when compared to last year.  Closed sales were down by 13.0% from last year (were up by 45.6% in January) while new pending sales were down by 4.1% for February (they were down by 12.7% in January).

Prices were also down for the month.  The median price decreased by 22.8% from last year (was up by 19.4% in January) while the average sales price decreased by 12.5% (was down by 4.0% in January).

The inventory of available townhouses and condos increased by 39 units from last month to 636 units, which is 9.5% greater than February 2018. The current inventory is 6.1 months, as compared to 5.7 months of inventory last year.  The St Lucie County townhouses and condos market has transitioned into a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes February 2019 Market Report had weaker sales activity when compared to last year. Closed sales were down by 7.8% (in January they were down by 11.8%) and new sales under contract (new pending sales) decreased by 4.6% (they were also down by 4.6% last month).

Prices. though, continued to rise, though at a more sustainable pace.  The median sales price was up by 9.6% (was up by 5.4% in January).  The average sales price was up by 6.4% (it was up by 5.0% in January).

The number of available home listings decreased by 3 homes to 2,171 homes.  This inventory is 22.8% higher than last year.  The current supply of homes is 4.8 months (it was 3.8 months last year).  The St Lucie County single family home market remains in a sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Estuary of Stuart Florida, located in North Stuart, Florida and often mistaken for being a part of Jensen Beach Florida is a gated community with a variety of homes ranging from condos to 1980’s vintage homes, to newer villas as well as waterfront homes with deep water docks.
The Estuary of Stuart Florida is very conveniently located on the banks of the North Fork of the Saint Lucie River, just minutes from the Treasure Coast Mall and the shopping and dining areas of the US-1 corridor in Jensen Beach.

Different sections of the Estuary include well appointed 2 and 3 bedroom condos with pool and lake views.  A select number of condos have mile wide river views of the Saint Lucie River.  An inland section of varying styles, sizes and shapes of homes built from the early 1980’s and also called River Shores Plantation.  In 2002, a section of the Estuary was added with villas and smaller single family homes on Tillia Trail with their own community pool.  Larger single family homes were also added at this time along Estuary Court, Plumbago Trail and the western section of NW 21’st Terrace.  This section also boasts a community dock suitable for good sized vessels with ocean access just a few minutes away at the Saint Lucie Inlet.   Homes on Plumbago Trail also enjoy spectacular wide water views.  The Estuary is truly a wonderful place to call home.

Martin County Townhouses and Condos February 2019 Market Report resulted in considerably weaker sales activity when compared to last year.  Closed sales for the month were down by 27.8% (were down by 10.0% in January) while new sales under contract (new pending sales) were down by 24.6% from February 2018 (decreased by 16.0% in January).

Prices, though, continue to go up.  The median sales price increased by 14.3% (was up by 17.6% in January) while the average sales price increased by 18.4% (was also up by 18.4% in January).

The inventory of available townhouses and condos increased by 51 units to 455 properties as compared to last month.  This is 3.9% greater inventory then the February 2018 data.  Currently, there’s a 4.7 month supply of inventory (compared to 4.4 months for February 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes February 2019 Market Report continued with weaker sales activity when compared to last year.  Closed sales were down by 0.6% (were down by 18.4% in January).  While new pending sales decreased by 6.0% as compared to February 2018 (Increased by 7.3% in January).

Prices were mixed for February.  The median sales price was down by 7.9% from last year (up by 10.8% in January) while the average sales price increased by 2.0% (was up by 49.3% last month).

The inventory of available single-family homes increased from last month by 48 homes to 1178 units for February,  this is 13.4% greater than last February.  The current supply of homes is 5.9 months, for February of last year, it was 5.1 months supply.  We’re still in a seller’s market for Martin County single-family home sales, but only barely.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
