Florida Single Family Homes March 2019 Market Report
The Florida Single Family Homes Market Report for February 2019 showed little change in sales volume when compared to last year. The closed sales were unchanged (were up by 1.9% in February) and new sales under contract (new pending sales) were up by 2.6% (were unchanged in February).
Prices were mixed for March. The median sales price rose by 2.0% (it was up by 1.3% in February) and the average sales prices dropped by 1.4% (it was down by 0.4% last month).
The inventory of available homes for sale increased by 9.6% from last year. This is a 4.2 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (March 2017 had a 3.9 month supply) A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory. Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.
