Florida Single Family Homes March 2019 Market Report

The Florida Single Family Homes Market Report for February 2019 showed little change in sales volume when compared to last year.  The closed sales were unchanged (were up by 1.9% in February) and new sales under contract (new pending sales) were up by 2.6% (were unchanged in February).

Prices were mixed for March.  The median sales price rose by 2.0% (it was up by 1.3% in February) and the average sales prices dropped by 1.4% (it was down by 0.4% last month).

The inventory of available homes for sale increased by 9.6% from last year.  This is a 4.2 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (March 2017 had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

As of May 2019, there were no condos available for sale in the Poppleton Creek community of Stuart, FL.

There is 1 condo currently under contract. The list price was $128,900 or $147.31 per sq. ft. of living area.  This condo was on the market for 8 days prior to going under contract.

In the past 12 months, there have been 8 sales.  Sales prices ranged from $82,000 up to $150,000 for an average sales price of $106,250 which equals $108.70 per sq. ft. of living area.  These condos averaged 18 days on the market before going under contract and sold for an average of 97% of list price.

Conveniently located just west of US-1 (Federal Highway) on Kanner Highway and close to downtown Stuart is the Poppleton Creek Condo Complex.

 This community consists of two sections.  One is a more traditional type of condo building with units consisting of mostly 2 bedroom condos and a few 1 bedroom units built in 1974 with approximately 875 sq. ft. of living area.  There is also a newer section built in 1981 with 1,250 sq. ft. condos that are more like townhomes with 2 bedrooms and 2 bathrooms.

The newer section, which was completed between the years of 1984 and 1985 is referred to as the Gardens at Poppleton Creek and consist of a more open plan that are all 1,164 sq. ft. of living area with 2 bedrooms and 2 bathrooms.

Some units in both of the newer sections lookout at and are along the shores of Poppleton Creek which has ocean access through the Saint Lucie River.  There are docks available in Poppleton Creek that are only suitable for smaller boats as the waters are fairly shallow and one must travel under the Palm City Road bridge which only has limited clearance. There is also a place for kayak storage and launching.

One medium sized pet is allowed (under 35 lbs.) and rentals are also allowed with restrictions.  There is ample parking but no commercial vehicles are allowed.  Units do have washer and dryer hookups for in-home laundry.

There are two community pools and unfortunately no sports courts at this time.  All ages are welcome and children currently attend the J.D. Parker Elementary School, Stuart Middle School, and the Jensen Beach High School.

The absorption rate for Hobe Sound condos was 0.33 months for March as compared to 2 months in February).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market.      The absorption rate dipped to 3.8 months (was 4.7 months for February).  Back into a pretty extreme seller’s market for the 34997 zip code area of Stuart for March 2019.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7-month absorption rate.
     The 2018 numbers for March, were: 297 active listings, 164 pending listings, and 92 closed sales.  Slightly stronger closed sales volume last year but better pending numbers for this year.

There are also 3 homes currently under contract.  List prices ranged from $285,000 up to $335,000.  This equals an average list price of $306,472 which is $203.85 per sq. ft. of living area.  These homes averaged 113 days on the market before going under contract.

Situated on the shores of the wide Intracoastal at the east side of the Jensen Beach Causeway is the private community of Indian River Point (also known by its official designation as Newport Jensen). This non-gated community of 67 homes features community docks with a fishing station, tennis court, community pool and outdoor areas for barbecuing.

Some homes have a 1 car garage while others have assigned parking spaces near or in front of the residences.
As of this writing, the homeowners association fees are $335 a month and these include basic cable TV, landscape and lawn maintenance as well as the insurance and care of the common areas and facilities.
