The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  With only 18 condos on the market, not much variety for buyers to look at.  And, unfortunately the activity also continued to slow for June with reduced pending and closed listings.

The current absorption rate is 9 months (Last month it was 6.7 months).  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that June not indicate a true trend in the market.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The June 2013 numbers were:  19 active listings, 10 pending sales and no closed sales.   As poor as the activity was this year, it’s still an improvement over 2013.

The Hobe Sound condo market (Zip Code 33455) is one of the smallest segments of the Martin County real estate market (along with the Jensen Beach condo market).  Unfortunately closed sales were off as well as pending sales for May.  The inventory is now down to only 20 available condos, so I’m not expecting any great movement here until this number can increase.

The current absorption rate is 6.7 months (Last month it was 4.2 months).  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that may not indicate a true trend in the market.  Yet even with these low numbers, we are in a balanced market for condos in the 33455 zip code area of Hobe Sound.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The May 2013 numbers were:  21 active listings, 5 pending sales and 4 closed sales.   Little change in market activity from last years numbers.
