The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market. The inventory of available condos has once again reached very small levels and this will impact future condo market activity in Hobe Sound.
The absorption rate for Hobe Sound condos cannot be determined with no sales for April. For March it was a 2 month absorption rate. Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.
The April 2018 numbers were: 8 active listings, 5 pending sales, and 7 closed sales. There was better activity last year.

The Hobe Sound Florida Market Report ZIP Code 33455 did very well with an increase in the number of closed sales. The inventory and pending sales were both off slightly.
The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 inched up to 4.8 months (It was 6.7 months in March). Transitioning back into a seller’s market after two months in a balanced one. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.
The numbers for April 2018 were: 185 active listings, 101 pending sales, and 52 closed sales. There was a greater volume of both closed and pending sales last year even with a reduced number of homes for sale.

The St Lucie County Townhouses and Condos March 2019 Market Report had a weaker month of sales when compared to last year. Closed sales were down by 15.3% from last year (were down by 13.0% in February) while new pending sales were down by 14.7% for March (they were down by 4.1% in February).
Prices were up for the month. The median price increased by 15.3% from last year (was down by 22.8% in February) while the average sales price increased by 10.1% (was down by 12.5% in February).
The inventory of available townhouses and condos decreased by 13 units from last month to 623 units, which is 8.3% greater than March 2018. The current inventory is 6.1 months, as compared to 5.6 months of inventory last year. The St Lucie County townhouses and condos market remains in a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes March 2019 Market Report had mixed sales activity when compared to last year. Closed sales were up by 1.6% (in February they were down by 7.8%) and new sales under contract (new pending sales) decreased by 9.7% (they were down by 4.6% last month).
Prices were also mixed for the month. The median sales price was up by 4.3% (was up by 9.6% in February). The average sales price was down by 1.4% (it was up by 6.4% in February).
The number of available home listings decreased by 67 homes to 2,104 homes. This inventory is 27.6% higher than last year. The current supply of homes is 4.6 months (it was 3.6 months last year). The St Lucie County single family home market remains in a sellers’ market. A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos March 2019 Market Report resulted in considerably weaker sales activity when compared to last year but better than last month. Closed sales for the month were down by 19.9% (were down by 27.8% in February) while new sales under contract (new pending sales) were down by 1.5% from March 2018 (decreased by 24.6% in February).
Prices were mixed for the month. The median sales price decreased by 1.1% (was up by 14.3% in February) while the average sales price increased by 2.3% (was up by 18.4% in February).
The inventory of available townhouses and condos decreased by 4 units to 451 properties as compared to last month. This is 1.1% greater inventory then the March 2018 data. Currently, there’s a 4.7 month supply of inventory (compared to 4.5 months for March 2018). Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes March 2019 Market Report continued with weaker sales activity when compared to last year. Closed sales were down by 13.4% (were down by 0.6% in February). While new pending sales decreased by 2.3% as compared to March 2018 (Decreased by 6.0% in February).
Prices were mixed for March. The median sales price was up by 0.9% from last year (down by 7.9% in February) while the average sales price decreased by 0.4% (was up by 2.0% last month).
The inventory of available single-family homes decreased from last month by 72 homes to 1106 units for March, this is 6.1% greater than last March. The current supply of homes is 5.7 months, for March of last year, it was 5.1 months supply. We’re still in a seller’s market for Martin County single-family home sales, but only barely. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos Market Report for March 2019 had weaker sales activity when compared to last March. Closed sales were down by 6.1% as compared to last month’s decrease of 5.7% and new sales under contract (new pending sales) increased by 1.0% (In February there was a 3.1% decrease). These decreases are considerably less severe than last month.
Prices, however, continue to rise for March though at a much more reasonable pace than most of last year. Median sales prices were up by 3.6% (was up by 4.7% in February), while the average sales price increased by 6.3% (was up 3.7% in February).
The inventory of active listings increased by 6.6% from March of last year. We now have 6.3 months of inventory as compared to 6.0 months for March 2018. Remaining in a balanced market for Florida townhouse and condo sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Report for February 2019 showed little change in sales volume when compared to last year. The closed sales were unchanged (were up by 1.9% in February) and new sales under contract (new pending sales) were up by 2.6% (were unchanged in February).
Prices were mixed for March. The median sales price rose by 2.0% (it was up by 1.3% in February) and the average sales prices dropped by 1.4% (it was down by 0.4% last month).
The inventory of available homes for sale increased by 9.6% from last year. This is a 4.2 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (March 2017 had a 3.9 month supply) A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory. Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.
