The residential real estate market for the 34994 ZIP code area of the Stuart, Florida had a pretty dramatic drop in closed sales for the month while also having a large increase in pending sales.  This is most likely a result of a number of delayed closings due to the hurricane.

The one-month absorption rate for the 34994 zip code for August jumped to 21.8 months from 5.6 months for July.  Transitioning into an extreme buyer’s market for the 34994 zip code area of Stuart, FL.  I anticipate that this is just a temporary one-month situation.   A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The August 2018 numbers were 71 Active Listings, 28 pending sales, and 15 closed sales.  We have a larger inventory of available homes for sale in this segment of the market.  pending sales are considerably stronger this year while closed sales were weaker.

St Lucie County Townhouses and Condos July 2019 Market Report

The St Lucie County Townhouses and Condos market for July 2019 is now in the third month of weaker sales activity.  Closed sales were down by 6.8% from last year (were down by 4.6% in June). While new pending sales were down by 11.3% for July (they were down by 5.8% in June).

Prices were mixed for July.  The median price decreased by 10.1% from last year (was up by 10.4% in June). The average sales price increased by 4.8% (was up by 4.2% in June).

The inventory of available townhouses and condos increased by 7 units from last month to 552 units, which is 14.0% greater than July 2018. The current inventory is 5.5 months, as compared to 4.7 months of inventory last year.  The St Lucie County townhouses and condos market remains as a slight seller’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes July 2019 Market Report

For July 2019 in the St Lucie County Single Family Home Market had improved sales activity when compared to last year. Closed sales were up by 7.7% (in June they were up by 13.6%) and new sales under contract (new pending sales) increased by 11.5% (they were up by 5.4% last month).

Prices were also up for the month.  The median sales price was up by 5.0% (was up by 4.6% in June).  The average sales price was up by 7.2% (it was down by 4.7% in June).

The number of available home listings decreased by 37 homes to 1,790 homes.  This inventory is still 14.0% higher than last year.  The current supply of homes is 3.8 months (it was 3.5 months last year).  The St Lucie County single-family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Townhouses and Condos July Market Report had improved sales activity when compared to last year.  Closed sales for the month were down by 4.3%.  They were down by 17.1% in June.  While new sales under contract (new pending sales) were up by 14.0% from July 2018.  They decreased by 2.2% in June.

Prices were mixed for July.  The median sales price increased by 3.1% (was up by 25.1% in June) while the average sales price decreased by 10.2% (was up by 32.5% in June).

The inventory of available townhouses and condos decreased by 36 units to 358 properties.  This is still a 12.2% greater inventory then we had for in July 2018.  Currently, there’s a 3.9 month supply of inventory (compared to 3.1 months for July 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes July 2019 Market Report showed weaker closed sales activity when compared to last July.  new pending sales did rise, which may predict a greater number of closed sales in the coming months.  Closed sales were down by 9.2% (were down by 7.1% in June).  While new pending sales increased by 7.5% as compared to July 2018 (they decreased by 2.4% in June).

Prices, though, were up for July.  The median sales price was up by 3.2% from last year (up by 4.9% in June) while the average sales price increased by 8.1% (was down by 3.9% last month).

The inventory of available single-family homes decreased from last month by 39 homes to 962 units for July,  this is a 4.9% greater inventory than last July.  The current supply of homes is 4.9 months.  For July of last year, it was a 4.6 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos Market Report for July 2019 had a positive month with improved activity when compared to last July.  Closed sales were up by 4.3% as compared to last month’s decrease of 9.4% and new sales under contract (new pending sales) increased by 3.3% (In June there was a 1.5% decrease).

Prices were also up for the month of July.  The median sales price was up by 4.4% (was up by 2.6% in June), while the average sales price increased by 4.1% (was down 4.0% in June).

The inventory of active listings increased by 3.4% from July of last year.  We now have 5.5 months of inventory as compared to 5.3 months for July 2018.  Remaining in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Report for July 2019 showed improved activity from the same period last year.  The closed sales numbers were up by 10.4% (were down by 1.9% in June) and new sales under contract (new pending sales) were up by 7.4% (were up by 4.9% in June).

Prices were also up for July.  The median sales price rose by 5.1% (it was up by 3.8% in June) and the average sales price was up by 6.3% (it was down by 0.3% last month).

The inventory of available homes for sale decreased by 0.2% from last year.  This is a 3.8 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (July 2018 also had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

For September 2019, there are currently 12 homes for sale in the Pines and Windemere in Jensen Beach FL.  Prices range from a low of $269,900 up to $547,400.  This is an average list price of $398,325 which is equal to $190.58 per sq. ft. of living area.

7 homes are under contract awaiting settlement at this time.  List prices range from a low of $275,000 up to a high of $629,900.  This works out to an average list price of $394,114 or $184.73 per sq. ft. of living area.  These homes averaged 133 days on the market before going under contract.

In the past 12 months, 48 homes have sold in the Pines and Windemere.  Sales prices ranged from a low of $265,000 up to a high of $585,000. This equals an average sales price of $371,439 which equates to $171.46 per sq. ft. of living area.  These homes were on the market for an average of 89 days before going under contract and sold for 96% of list price.

Whether it’s your first or 40th open house staging, it’s never an easy process. However, you don’t have to break the bank to get the property decluttered and organized for photographs and showings. Try out these easy tips to make the job that much simpler.

Declutter

Your first step is to declutter your property, and it’s best to start with two trickier areas: the kitchen and bedrooms. In fact, kitchens will benefit from a little extra effort since they are especially prone to being grimy when cluttered. As you go through each room, ask yourself how often you use something, if you have any extras, or if you would choose to buy it today. In particular, pay special attention to areas under the bed, and the top shelves in closets.

To free up these spaces without losing any possessions you’re not ready to toss, consider renting a storage unit. These can be let on a weekly or monthly basis, but do your research first to get the best deal. After all, in Stuart, the median cost over the last 180 days has been $101.56, so don’t get something more expensive than necessary.

Neutral for Mass Appeal

The goal of open house staging is to create a neutral appeal. This way, potential buyers don’t picture someone else’s property; instead, they can imagine themselves and their furniture in your home. With that in mind, it’s good to give things a fresh coat of paint, both outside and inside. However, a well-staged home will mean a white exterior and an inside full of neutrals. Thankfully, that doesn’t mean boring, as you can layer different shades of your neutral palette, or add unique textures where possible. For example, you could add some faux sheepskin pillows to your sofa, or a woven rug (you can find a $32 woven rug on Amazon that won’t derail your budget) under your coffee table to keep things visually appealing.

Arrange Furniture

It’s often said you should get rid of half of what you own for showings, and this is particularly true of furniture. If a small space is cluttered with piece after piece, not only does the room look claustrophobic, but it also limits walkways. However, when deciding what fixtures to keep and what to put in storage, don’t just choose your smallest pieces. Instead, add a mixture of small and large options to avoid your home looking like a miniature model. Lastly, when it comes to walkways, float furniture away from the walls to open things up and create natural focal points in your open house staging.

Keep Things Looking Crisp

Every room should look photo-ready at all times. Indeed, how you place or fold your accent pieces can give your home a professional appearance that may appeal to buyers. For instance, before showings or photography sessions, refold your hand towels in the kitchen and bathroom to give them a decorative quality. Likewise, lay different colored towels to give spaces a more interesting note, and arrange pillows as accent pieces. To keep things elegant, have the largest pillows at the back, and each successive layer smaller than the last. This trick works well on beds, as well as couches and overstuffed chairs.

Last-Minute Touches

If you have an unexpected showing, you should spot-clean, but also bring in as much natural light as you can throughout the home. When cleaning, it’s better to start with the room that gets the most use, usually the kitchen. While it’s natural to think no one will open your microwave, you’d be surprised where people will look. So, as a precaution, put a few drops of essential oils into a bowl of water and microwave to make grease easy to wipe off. As a last touch, clean the inside and outside of your windows, open curtains, and remove obstructions to bring in light.

It takes work, but you can make your property look almost flawless. This is a time to emphasize simplicity and open spaces. Remember, by keeping things clean and elegant, you’re more likely to appeal to a greater number of people.
