St Lucie County Single Family Homes January 2020 Market Report

The January 2020, the St Lucie County Single Family Home Market showed strong sales activity for the start of 2020. Closed sales were up by 22.2% for the month (in December they were up by 35.5%). New sales under contract (new pending sales) increased by 23.7% (they were up by 15.6% last month).

Prices were also up for the month.  The median sales price was up by 4.2% (was up by 6.5% in December).  The average sales price was up by 4.8% (it was up by 5.8% in December).

The number of available home listings increased by 168 homes to 1,929 homes.  This inventory is 11.3% less than last year.  The current supply of homes is 3.9 months (it was 4.8 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

St Lucie County Townhouses and Condos January 2020 Market Report

The St Lucie County Townhouses and Condos market for January 2020 had mixed sales activity to start the year.  Closed sales were down by 18.1% from last year (were up by 22.2% in December). New pending sales were up by 10.9% for January (they were up by 21.5% in December).

Prices were up for January.  The median price increased by 0.3% from last year (was down by 10.2% in December) while the average sales price increased by 23.8% (was up by 1.3% in December).

The inventory of available townhouses and condos increased by 5 units from last month to 586 units. This is 1.8% less than we had in January 2019. The current inventory is 6.0 months, as compared to 5.7 months of inventory last year.  The St Lucie County townhouses and condos real estate market is now in a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Martin County Townhouses and Condos January 2020 Market Report

The Martin County Townhouses and Condos began 2020 with weaker sales activity when compared to last January.  Closed sales for the month were down by 11.0%.  And, they were up by 6.0% in December.  New sales under contract (new pending sales) were down by 3.6% from January 2019.  They were unchanged for December.

Prices, though, continued to rise for January though at reduced rates.  The median sales price increased by 2.4% (was up by 9.7% in December). While the average sales price increased by 1.0% (was up by 10.8% in December).

The inventory of available townhouses and condos increased by 39 units to 421 properties.  This is a 4.2% larger inventory then we had in January 2019.  Currently, there’s a 4.7 months supply of inventory (compared to 4.1 months for January 2019).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report had a another strong month of sales activity when compared to last year.  Closed sales were up by 25.2% from last month (were up by 18.3% in December).  While new pending sales increased by 23.4% as compared to December 2019 when they increased by 7.0%.

Prices were mixed for January.  The median sales price was up by 12.9% from last year (it was down by 4.3% in December) while the average sales price decreased by 24.2% (it was down by 0.8% last month).

The inventory of available single-family homes increased from last month by 24 homes to 926 units for December. This is 18.1% less inventory than last December.  The current supply of homes is 4.6 months.  For January of last year, it was a 5.7 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.

For March 2020 there are 6 condos available for sale in de la Bahia in Stuart FL.  These condos range in price from $115,900 up to $169,900.  This is an average list price of $144,067 which equals $167.87 per sq. ft. of living area.

There are 4 condos currently under contract.  List prices ranged from $117,900 up to $199,900.  This is an average list price of $148,175 or $179.95 per sq. ft. of living area.  These condos were on the market for an average of 206 days prior to going under contract.

For January 2020, Florida Townhouses and Condos began 2020 with strong sales activity.  Closed sales were up by 14.5% as compared to last month’s increase of 17.7%.  New sales under contract (new pending sales) increased by 14.3% (In December there was an 8.3% increase).

Prices were also up for January.  The median sales price was up by 8.1% (was up by 9.6% in December), while the average sales price increased by 7.5% (was up 11.5% in December).

The inventory of active listings decreased by 11.7% from January of last year.  This results in 5.5 months of inventory as compared to 6.3 months for January 2019.  Remaining in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Home sales had a strong start to 2020.  Closed sales were up by 17.9% (were up by 23.8% in December). New sales under contract (new pending sales) were up by 12.4% (were up by 11.9% in December).

Prices were also up for January.  The median sales price rose by 5.9% (it was up by 6.0% in December). The average sales price was up by 6.3% (it was up by 6.9% last month).

The inventory of available homes for sale decreased by 16.4% from last year.  This represents a 3.4 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (January 2019 had a 4.3 months supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

Currently, Florida has a shortage of inventory of homes for sale. Affordable homes are the most scarce in the state at this time and builders are not in a position to alleviate this shortage. At least, any time soon.

Cabana Point is an older Stuart community located between the South Fork of the Saint Lucie River and Kanner Hwy.  This community had its first home built in 1958 and the most recent one was built in 2007.  This small community has 40 homes (all but one are single-family homes) and two remaining vacant lots (neither for sale at the time this is being written).   28 of these home sites are waterfront with access to the ocean or to Lake Okeechobee from a canal or the banks of the Saint Lucie River.  The remaining non-waterfront homes have access through a community boat ramp.

This is a non-HOA community with no fees. You should be aware that this is an older community with many of the homes back from the age of smaller CBS style cabana homes. Though, as time passes, many of these homes are being torn down and replaced with spacious 2 story modern waterfront homes that are in high demand. Current home sizes range from the largest one which is a 2 story 3,100 sq. ft. (under air), 9 bedrooms, 6 bathrooms estate down to a 2 bedroom, 2 bath home with just over 1,000 sq. ft. of living area.

The St Lucie County Townhouse and Condo Sales for 2019 had slower sales activity when compared to 2018.  Year to year closed sales were down by 9.9% as compared to 2018 which saw an increase of 1.1% and new sales under contract (new pending sales) decreased by 4.7% (2018 saw an decrease of 1.7%).

Prices were mixed when compared to last year. The median sales price increased by 2.1% as compared to the 4.0% rise last year. The average sales price was down by 3.2% as compared to the 6.3% increase in 2018.

Inventory increased by 5.1% as compared to 2018’s increase of 7.4%. While the monthly supply of inventory increased to 5.9 months as compared to 5.4 months for 2018.  Still a seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.

The St Lucie County Single Family Home Sales for 2019 as reported by Florida Realtors indicates that Saint Lucie County had stronger market activity for single family home sales throughout the year of 2019 when compared to 2018.   Year to year closed sales were up by 6.7% (were down by 0.6% in 2018) and new sales under contract (new pending sales) increased by 6.1% (were down by 1.5% in 2018).

Both median and average sales prices were up for 2019 by 5.9% and 4.0% respectively.   Showing solid gains in value, but not quite as strong as last year.  These numbers were 7.3% and 7.1% respectively in 2018.

The inventory of available homes for sale decreased by 9.3% from 2018 (When there was an 20.8% decrease).  While the monthly supply of homes decreased to 3.5 months from 4.2 months for 2018.  Remaining in a strong seller’s market in Saint Lucie County.

Martin County Townhouse and Condo Sales 2019 Yearly Review

The Martin County Townhouse and Condo Sales for 2019 showed reduced sales activity when compared to 2018.   Year to year closed sales were down by 9.6% as compared to 2018 which were up by 1.5% and new sales under contract (new pending sales) decreased by 8.2% (2018 saw a decrease of 2.7%).

Both median and average sales prices were up (year to year) by 6.7% and 8.5% respectively (2018 numbers were 6.4% and 6.4%).  A little bit stronger than the increases of last year.

Inventory decreased by 8.8% as compared to the 2018’s decrease of 11.4%. And the supply of inventory rose to 4.2 months as compared to 3.5 months for 2018.  Even a stronger seller’s market for Martin County townhouses and condos.

For February 2020, there are 36 properties for sale in Mariner Sands in Stuart and adjacent to Hobe Sound FL.  These properties include a mix of condos, villas, and homes.  The list prices range from a low of $125,000 to a high of $939,000.  This is an average list price of $438,422 which works out to $153.15 per sq. ft. of living area.

There are 10 homes under contract (pending) which have not completed the sales process to date.  The list prices ranged from $139,900 up to $679,000.  This works out to an average list price of $405,890 or $157.29 per sq. ft. of living area.  These homes averaged 74 days on market prior to going under contract.

In the past 12 months, 52 Mariner Sands homes have sold.  Sales prices ranged from $100,000 up to $825,000.  This equals an average sales price of $358,392 which is $142.91 per sq. ft. of living area.  These homes averaged 111 days on the market before going under contract and sold on average at 92% of the last listed price.

Martin County Single Family Home Sales 2019 Yearly Review

The Martin County Single Family Home Sales for 2019 as reported by Florida Realtors showed slightly weaker sales activity when compared to 2018 for the Martin County single-family housing market.   Year to year closed sales were down by 0.2% (were down by 2.0% in 2018) and new sales under contract (new pending sales) increased by 2.6% (was down by 7.1% in 2018).

Both median and average sales prices continued to rise (2018 to 2019) by 3.1% and 1.1% respectively.  This rate while positive is not as high as last year which was 5.2% and 3.5% respectively in 2018.

The inventory of available homes for sale decreased by 4.8% from 2018.  While the monthly supply of homes decreased to 4.5 months.  Still a seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller or buyer has an advantage.
