Florida Single Family Homes July 2022 Market Report

The Florida Single Family Home market activity had lower sales volume compared to last July.  While we continue to have historically low inventory, we are also facing rising interest rates and higher prices. I expect inventory to continue to increase which will exert downward pressure on prices and hopefully an increase in sales. Though, this will take some time. (Don’t ask me how long!) Closed sales were down by 22.9% (were down by 17.2% in June). New sales under contract (new pending sales) were down by 19.2% (were down by 20.9% in June).

Prices are still going up.  The median sales price rose by 16.1% (it was up by 19.7% in June). And, the average sales price was up by 12.0% (it was up by 13.9% last month).

The inventory of available homes for sale increased by 67.5% from last year.  This represents a 2.2 months supply of inventory. Florida remains in a seller’s market with a major advantage for sellers. (July 2021 had a 1.2 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Monthly HOA fees vary greatly depending on the home’s location and for condos.  Golf membership is not mandatory but social membership is and is included in the monthly HOA (Home Owners’ Association) or COA (Condo Owners’ Association) dues.  These social fees are $2080.00 per quarter.  There’s a one-time non-refundable capital contribution of $20,000 for anyone purchasing a Mariner Sands residence.

Eventide is a small subdivision of only 16 homesites in North Stuart. It lies on the shores of the North Fork of the Saint Lucie River.  7 of these homes are on wide waterfront with ocean access docks. While the remaining 9 homes are located around a small lake in the center of this community. 

All of the home sites are generously sized with at least ½ acre of land.  The first home was built in 1991 and the last one was completed in 2012.  Home sizes range from a 2,300 sq. ft. (living space) home with 3 bedrooms and 3 bathrooms up to an over 6,600 sq. ft. home with 8 bedrooms and 8 bathrooms with a 3 car garage.

The Port Sewall area of Stuart FL lies just to the south of Sandsprit Park off of Saint Lucie Blvd.  This area comprises of some gorgeous multimillion-dollar waterfront properties that are tantalizingly close to the ocean via the Saint Lucie Inlet.  There are also some non-waterfront areas as well as two HOA communities with many varying styles and sizes of homes. For those areas of Port Sewall within the HOA boundaries, the fees (as of July 2020) are $105.00 a month and include trash service, maintenance of the common areas and recreational facilities and reserve funds.

This is a gated community with a very attractive waterfall lake entrance.  Many homes enjoy lovely views of the five lakes on the grounds while a few have views of the Lost Lake Golf Course.  All ages are welcome and up to two large pets are permitted.  The community offers a heated pool, two tennis courts and two bocce ball courts along with a small clubhouse.  Low HOA cover landscaping (front of home) as well as the common areas, basic cable TV, management fees and trash pickup.

Children who reside in the Preserve are zoned to attend the Sea Wind Elementary School, Murray Middle School, and South Fork High School.

This great location is only a 15-minute drive to historic downtown Stuart and about 20 minutes to the Town of Jupiter as well as offering easy access to Jupiter Island Beaches and numerous marinas and boat ramps available at no charge to Martin County Residents.

The gated community of Bahia Sound is located on both the east and west sides of Gomez Avenue in Hobe Sound FL. This community has only 51 home sites. Homes have been built from 1990 to 2015 and as of this writing (July 2017), there are still 6 vacant lots. These homes are on lots of around 1/4 to 1/3 of an acre and range in size from 4 bedrooms, 3 bathroom homes of around 3,400 sq. ft. of living area down to 3 bedrooms, 2 bathroom homes of just over 2,000 sq. ft. Most homes are single-story, however, there are a number of 2 story homes. There was no preferred builder so all of these homes are individual and unique.

For August 2022, there are 3 townhome condos for sale in the VilaBella community of Stuart, FL. List prices range from $299,900 up to $1,050,000. This is an average list price of $484,980 which is $370.69 per sq. ft. of living area. (These numbers are skewed since the $1,050,000 townhome is actually a package of 3 being sold as an investment.)

There is only 1 Vilabella home currently under contract. The list price was $345,000 which equals $239.09 per sq. ft. of living area. This townhome was on the market for 44 days before going under contract.

The condo association fees vary as different buildings have different reserve setups and management and cover water and sewer, common areas, building insurance and maintenance, basic cable TV, landscaping and lawn service, trash pickup and reserve funds.

Mariner Village Gardens is a newer townhouse community that was built between 2006 and 2008 just west of US-1 (Federal Highway) in the southern part of unincorporated Martin County with a Stuart zip code.  These townhomes are all 3 bedrooms 2 and ½ bathroom homes with a 1 car garage.  Slight differences in floor plans result in interior square footage from a low of 1,435 sq. ft. up to 1,530.

There is an ample amount of green space between the front and back of these buildings along with a spacious community pool.  The location makes it convenient to either historic downtown Stuart as well as to the bustling town of Jupiter FL.  Also, only 10 to 15 minutes away from the crystal clear beaches of the Atlantic Ocean at Jupiter Island Beach.

All prospective buyers should be aware that after the initial opening, many units in Mariner Village Gardens had defective drywall issues.  Most if not all of these units have had professional drywall remediation and should be perfectly fine for occupancy, but an inspection and review of the remediation documents would be highly recommended.

Most of these homes and condos were built between the years of 1973 and 1979. 

Social membership in the Miles Grant Country Club is mandatory with the exception of Hansons Landing, River Pines, and Country Club Cove condos where it is optional.  This membership costs $1480.00 a year with food and drinks minimum of $350 per person.

St Lucie County Townhouses and Condos June 2022 Market Report

The St Lucie County Townhouses and Condos market had weaker sales activity when compared to last June. While we continue to have historically low inventory (though it is increasing), we are also facing rising interest rates and higher prices. I expect inventory to continue to increase which will exert downward pressure on prices and hopefully an increase in sales. Though, this will take some time. (Don’t ask me how long!) Closed sales were down by 38.8% from last year (were down by 34.7% in May). New pending sales were down by 36.4% for May (they were down by 29.5% last month).

Prices are still rising. The median price increased by 44.8% from last year (was up by 18.4% in May) and the average sales price increased by 28.9% (was up by 24.1% in May).

The inventory of available townhouses and condos increased by 38 units from last month to 201 residences. This is 24.8% greater inventory than we had in June 2021. The current inventory supply is 1.8 months, as compared to 1.1 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a tight sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.
