The area north of the Roosevelt Bridge to Britt Road and west of US 1 is sometimes loosely referred to as “North River Shores.” However, North River Shores and its companion neighborhoods of Cocoanut Point and North River Forest are distinct subdivisions as recorded in Martin County records.

Members of these communities enjoy the benefits of designated park areas as well as the use of the boat ramp at Nosaw Park which accesses the North Fork of the St. Lucie River.  There are also some accompanying deed restrictions that enhance and protect the aesthetic nature of this beautiful community.

The North River Shores communities include both waterfront and non-waterfront homes.  Waterfront homes may have sweeping miles-wide views of the North Fork of the Saint Lucie River or protected canal front homes with deep water dockage.  Additionally, North River Shores is a bird and wildlife sanctuary.

Located west of A-1-A  (Ocean Drive) on Hutchinson Island in Jensen Beach (Saint Lucie County) and just approximately 3 miles north of the Jensen Beach Causeway is this unique townhome community by the name of Tradewinds.

There are a total of 14 townhomes in Tradewinds.  Two large Spanish Med-style units on the north end were completed in 2009 while the other 10 are in a Key West style and were completed between 2012 and 2014.

The older units are quite large with over 3,500 sq. ft. of living space on two and three levels and numerous bedrooms and bathrooms and garages.  The newer units are all 3 bedroom, 2 and ½ bathroom homes with approximately 2,300 sq. ft. of living area with reserved parking.  There is one end unit that has a detached garage.

All ages are welcome and up to two large pets are OK.  Rentals are also permitted with some restrictions.

These townhomes are deeded as condos. The monthly fees include maintenance and insurance for all structures and common areas.  There is a community pool as well as a community pier with deeded docks on the Indian River (Intracoastal Waterway).  Residents of these townhomes have the ability to go fishing on the Intracoastal from their boat or right from the dock, or simply just walk across the street to enjoy the crystal clear waters of the Atlantic Ocean.

For July 2023, There are 26 active listings in the Rocky Point neighborhood in Port Salerno in Stuart FL, including condos and homes.  List prices range from a low of $199,900 up to $2,999,000.  This is an average list price of $599,088 or $329.15 per square foot of living area.

16 Rocky Point homes and condos are under contract.    List prices ranged from $174,999 up to $1,280,000.  This equals an average list price of $528,319 which is $331.24 per square foot of living area.  These properties averaged 51 days on the market before accepting a contract.

Rocky Point in Stuart, FL is a wonderful boating-oriented community located just off the Saint Lucie Inlet in beautiful Martin County Florida. One of the highlights of the year for Rocky Point is the Port Salerno Seafood Festival.  Held yearly in the winter, this free festival fills the streets of Historic Port Salerno.  In addition to serving up the area’s freshest and tastiest seafood, live music, community booths, arts & crafts, activities for the kids, pirates and more keep the entire family entertained the whole day. Admission is FREE, though attendees are asked to bring canned goods in exchange for zero admission to benefit from a food drive for local food banks.
