After two months of decreasing closed sales in the 34994 ZIP code area of the Stuart, Florida, there was finally an increase for March, although it was only by 1 home.  Pending sales also increased by 1 home, while, the inventory also increased slightly.  As home values rise, latent demand from sellers seems to be materializing in more active listings.  There has to be enough demand to offset this increase in inventory.  With 35 pending home sales, it does look like closed sales should increase in the coming months.

The one month absorption rate for the 34994 zip code for March decreased to 8 months from last months 8.6 months. Still a buyers market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The February 2012 numbers were 67 Active Listings, 34 pending sales and 5 closed sales.   Inventory is up for this year as were closed sales compared to March of 2013.  Pending sales are very similar (and as a percentage are not as good when the inventory values are factored in).

The February 2014 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors once again showed some disappointing results after a good start to the year in January.  Year to year closed sales were down by 8.2% (was up by 12.3% in January) while new sales under contract (new pending sales) decreased by 28.2% (was  down by 9.1% in January).  This decreased volume is concerning.  Most of it, I suspect, is from the rapid price increases this past year, though with this month, this appears to be easing as well.

The median sales price up by 15% (up 4.3% in January) and the average sales price dropped by 14.4% (was up by an impressive 45.2% in January).

The inventory of available townhouses and condos decreased by 10 units from last month to 901 units which is still down by 8.1% from last February.  Current supply of inventory remained unchanged from last month to 9.4 months (still an 4.6% decrease from last year).   This is a buyers market at present and the lower prices will most likely continue until inventory and closed sales pick up.

February 2014 Monthly Market Detail St Lucie County Single Family Homes

February 2014 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors closed out 2013 continues to show good closed activity, though there is reduced pending numbers, which could signal a bit more of a slow down.  Closed sales from last year were up by 14,1% (in January they were up by 4.8%) and new sales under contract (new pending sales) decreased by 14.8% (they were down by 12.9% last month).

Both median and average sales prices were up (year to year) by 10.9% and 13% respectively from last February (For last month these figures were 9.5% and 14.1%). 

The inventory of active listings rose in February (from last month) by 115 homes to 2362, which is also an increase of 22.3% from last year.  Current supply of inventory is only 5.4 months (a 22.3% increase from last year).   With the large increases in inventory from last year, price appreciation will slow some, which will help to continue a strong sales volume for the saint Lucie County single family market.

February 2014 Monthly Market Detail Martin County Townhouses and Condos report showed some disappointing results as to volume of activity, though prices continued to soar.  Year to year closed sales were down by 1% (was up by 4.3% in January) while new sales under contract (new pending sales) decreased by 27% (was down 20.9% in January).

The median sales price increased by 17.6% (was up by 15.2% in January) while the average sales price increased by 20.6% (was up 15.2% in January) as compared to February of 2013.  These large price increases are most likely responsible for the drop in volume as many buyers are simply being priced out of the market.

 The inventory of available townhouses and condos has decreased by 3 to 635 units from last month which is 15% less inventory than was available in February of 2013.  With values going up as much as they have, I would have expected higher inventory levels.  The current supply of inventory is 6.4 months (a 24.4% decrease from last year).

February 2014 Monthly Market Detail Martin County Single Family Homes

The February 2014 Monthly Market Detail Martin County Single Family Homes continues with mostly positive news, though at a considerably reduced rate of appreciation and volume.  New pending sales were off by 30.4% as compared to February of 2013 (decreased by 18.8% in January).  The reduced number of pending sales are an possible indication of slower closed volume in the coming months. Year to year closed sales were up by 10.8% (was up 29.9% in January).

The median sales price was up by 5.7% from last year (up by 24.7% in January) while the average price dropped by 18.3% (was down by 8.5% last month).  The slowing rate of appreciation will help future sales as the fairly dramatic increases of last year simply priced to many buyers out of the market.

The inventory of available single family homes increased from January 2014 to 1,368 units this month, and this is a 10.3% increase from last February.  Current supply of inventory is only 7 months (a 9.6% decrease from last year).  If this trend continues we’ll be back into a buyers market in Martin County for single family homes next month.  Though indications of activity for March seem to be fairly positive.

For the February 2014 Monthly Market Detail Florida Townhouses and Condos for the state of Florida activity slowed considerably as compared to last year.  Hopefully, this is just a one month issue.   Year to year closed sales were down by 6.8% as compared to last months increase of 9.3% and new sales under contract (new pending sales) decreased by 14.5% (January’s decrease was 6%). 

Both median and average sales prices were up (year to year) by 15.2% and 13.9% respectively (in January it was 17% and 21%).  I suspect that these very strong price gains are what is now slowing the sales activity as many buyers are simply being priced out of the market.

Inventory rose for the fourth month in a row, by 3.7%.  The rising inventory should produce some pressure to moderate the price increases.  This should help regain the momentum of sales.

The February 2014 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors showed some moderating activity for the state.    Year to year closed sales were up, but only by 1.5% (was up by 10.2% in January) and new sales under contract (new pending sales) decreased by 5.5% (was up by 0.7% in January).

Both median and average sales prices were up ( February 2013 to February 2014) by 10% and 11% respectively, compared to January’s 12.1% and 19.9%.   While still very positive numbers, the rate of appreciation appears to be slowing.

The inventory of available homes for sale increased by 13% from last year.  This is now the fifth month of increased inventory.  This increase is a direct result of rising prices as many home sellers have been waiting on the side lines for improved values.  I suspect that the reduced rate of increasing values and home sales are a direct result of the increasing inventory.  Currently, there are just not enough buyers to absorb this increase fully.

The February 2013 numbers were:  18 active listings, 9 pending sales and 4 closed sales.   Unfortunately, for the past few months, the Hobe Sound condo market has been under-performing as compared to last year.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for February had a disappointing decrease in closed sales, though all other indications are positive for the future.  Especially a good increase in pending sales.  The inventory remained basically unchanged.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 rose to 11.1 months (6.8 months in January).  Slipping back into a buyers market (though I believe this is just temporary).  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for February 2013 were:  244 active listings, 109 pending sales and 28 closed sales.  Interestingly with a sizable increase in inventory for 2014, numbers are very similar to last year.  This is an indication of a somewhat weaker market activity for this year.

The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 5.5  months (7.5 months in January).  Once again, back into a sellers market in Jensen Beach.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The February 2012 numbers were: 103 active listings, 87 pending sales and 17 home sales closed.   Compared to 2013, the Jensen beach single family market is performing better.

After an exceptionally strong 2013 the Palm City home market (zip code 34990) has now a second fairly weak market activity compared to the past year.  Closed sales were off for the second month in a row.  Pending sales did increase, but is not keeping up with the strong growth in inventory.  The added inventory along with the decrease in sales will be exerting some price pressures on this market if sales don’t pick up.
 
The current absorption rate increased to 9.6 months from 7.2 months in October, putting the Palm City residential real estate market into a buyers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The 34994 ZIP code area of the Stuart, Florida had a second month of decreases in closed sales, although down by only 1 home for this month.  Pending sales were unchanged.  While, the inventory took another sizable increase.  As home values rise, latent demand from sellers seems to be materializing in more active listings.  There has to be enough demand to offset this increase in inventory, and in the short term, it appears that this hasn’t yet happened. 

The one month absorption rate for the 34994 zip code for February increased to 8.6 months from last months 6.7 months.  Back to a buyers market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage. 

The January 2012 numbers were 76 Active Listings, 23 pending sales and 10 closed sales.   Very similar numbers to 2013, with the exception of higher pending numbers this year, which may equate to better sales in the near future.
