December 2014 Monthly Market Detail St Lucie County Townhouses and Condos

The December 2014 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors showed very strong sales activity for the final month of 2014. Closed sales were up by 29.8% (was down by 22.5% in November) while new sales under contract (new pending sales) increased by 20.2% (was down by 0.9% in November).

The median sales price was up by 8.3% (down 3.7% in November) and the average sales price decreased by 5.1% (was up by 8.1% in November). Prices for townhouses and condos in the St Lucie County market have been erratic for the past few months. With the improving economy and low interest rates, I expect to see increases in 2015.

The inventory of available townhouses and condos increased by 8 units from last month to 683 properties, which is still down by 22.3% from last December. Current supply of inventory remained unchanged from November at 6.5 months. This is 25.3% lower than last year. The St. Lucie County townhouse and condo market remains in a balanced market. It is good to see a continued increase in inventory for December after many months of decreases.

December 2014 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors continues to produce year to year improvements. Though, for December the volume of sales increases has declined a little, while prices continue to rise quite strongly.  Closed sales from last year were up by 6.7% (in November they were up by 12.7%) and new sales under contract (new pending sales) increased by 10.5% (they were down by 19.9% last month).

Both median and average sales prices were up again (year to year) by 16.3% and 14.8% respectively from last December (For last month these figures were 11.9% and 5.2%).  Better increases than last month and more than double the state averages.

The inventory of active listings decreased in December (from last month) by 46 homes to 1,748, which is also lower than last year’s inventory by 20%. The current supply of inventory is only 3.6 months (a 29.5% decrease from last year). A strong sellers market for the Saint Lucie County single family home market. This reduced inventory is exerting strong pressure on keeping price increases high.  When and if more inventory comes on line, I expect price increases to moderate considerably.

December 2014 Monthly Market Detail Martin County Townhouses and Condos ended up the years with strong sales volume though prices were less than for the end of 2013. Year to year closed sales were up by 31.3% (was down by 1.8% in October) as well as new sales under contract (new pending sales) increased by 10.8% from December 2013 (was down by 0.9% in October).

The median sales price was off by 18.2% (was up by 15.8% in October) while the average sales price dropped by 13.6% (was up by 7% in October) as compared to December of 2013.  Prices have risen for most of the past two years and this may just be a one month event.

The inventory of available townhouses and condos has increased by 19 units to 509 properties from last month, though this is 20.5% less inventory than was available in December of 2013.  For December there was a 4.8 month supply of inventory (a 22.8% decrease from last year).  Still a sellers market for townhouses and condos in Martin County for December 2014.

The December 2014 Monthly Market Detail Martin County Single Family Homes picked up steam in the final month of 2014. Year to year closed sales were down by 8.6% (was up 1.2% in November). New pending sales increased by 13.7% as compared to December of 2013 (increased by 9% in November).

The median sales price was up by 5.9% from last year (down by 1.5% in November) while the average price increased by an impressive 29% (was down by 8.8% last month). We appear to be in somewhat of a roller coaster ride in the past three months as far as prices are concerned.  Though all indications to date show more positive news coming for 2015.

The inventory of available single family homes increased from November 2014 by 25 homes to 1,285 units this month, and is a 4% increase from last December.  Current supply of inventory rose slightly to 6.2 months from last month’s 6.1 (a 6.4% decrease from last year). Martin County single family home sales remain in a balanced market favoring neither the buyer nor seller.

The December 2014 Monthly Market Detail Florida Townhouses and Condos for the state of Florida has bounced back to show better activity after a few a weaker December.  Closed sales were up by 11.3% as compared to last months decrease of 5.4% and new sales under contract (new pending sales) decreased by 1.4% (November’s decrease was 1%).

Both median and average sales prices were up (year to year) by 8.4% and 8.8% respectively (in November they were up by 7.7% and 6.2%). Prices continue to rise at a strong rate for Florida Townhouses and Condos.

The inventory decreased by .01% for December, it was unchanged in November. Now two months of flat inventory. For December 2014 we have a 5.9 months supply of inventory (was 6 months in November) which is up from 5.8% from last year. A 6 months inventory supply is considered a balanced market.  As prices rise, we should see more inventory coming on the market, hopefullt prices won’t be too high to scare potential buyers away.

The December 2014 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors showed continued strengthening market activity for the single family real estate market when compared to last December. Closed sales were up by 15.8% (was up by 10.7% in November) and new sales under contract (new pending sales) increased by 6.4% (was up by 6.1% in November).

Both median and average sales prices continue to rise ( December 2013 to December 2014) by 6.9% and 5.9% respectively, compared to November’s 3.5% and 3.3%.  Once again it seems that prices are poised for some healthy gains as interest rates remain very low making home loans more affordable.

The inventory of available homes for sale rose by 1.2% from last year. This is now a full 15 months of increased inventory.  The rate of inventory increases has declined significantly from previous months and this is an important statistic to watch for the future. For this month there was only a 5.2 months supply of inventory, this is a sellers market with the advantage for sellers. (December of 2013 had a 5.5 month supply)

The current absorption rate is 2.6 months (Last month it was 2.3 months). The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that December not indicate a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The December 2013 numbers were: 23 active listings, 3 pending sales and no closed sales.  For the past two months, the Hobe Sound condo market has performed much better than last year.

The Jensen Beach FL 34957 Residential Market Report shows a strong ending to 2014.  Another small rise in inventory along with a nice jump in closed sales.  Pending sales remained steady with an increase iin 1 home
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 4.2 months (was 5.6 months in November).  Drifting into even a stroger sellers market for Jensen Beach home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The December 2013 numbers were: 135 active listings, 51 pending sales and 27 home sales closed.  Slightly higher inventory this year as compared to last. Also, better market activity for both closed and pending sales.

The Palm City FL 34990 residential real estate market ended 2014 with a strong run on closed sales.  Pending activity was off slightly as was the active inventory.  I am anticipating increased inventory as we head into 2015 as well as growing pending and closed sales in the months to follow.
 The current absorption rate decreased to 5.7 months from 7.7 months in November. Back into a sellers market after a two month slide into a buyers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The December 2013 numbers were:  399 active listings, 140 pending sales and 73 closed sales.  Higher inventory for Palm City this year with very similar closed sales and less pending.  Market activity was stronger in 2013.
