The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased slightly to 7.1 months (7 months in January).  Just a little shy of a balanced market for Hobe Sound.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased slightly to 5.6 months (was 5.5 months in January).  Still in a sellers market for Jensen Beach home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The February 2013 numbers were: 144 active listings, 82 pending sales and 26 home sales closed.   Almost identical activity to last year’s February numbers.

The Palm City FL 34990 residential real estate continued with some fairly sluggish sold numbers while pending sales remain quite strong, so I’m anticipating a return to a more balanced market soon.  The inventory also rose for the second month in a row, giving buyers more choices of homes.
 The current absorption rate jumped to 8.2 months from 8.1 months in January. The second month in a row of a buyer’s market for Palm City residential real estate.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The February 2013 numbers were:  472 active listings, 131 pending sales and 49 closed sales.  Better activity for 2015 than as compared to last year, which started out fairly slow after a very heated 2013.

The 34994 ZIP code area of the Stuart, Florida had a small increase in inventory for February 2015.  Closed sales were up slightly while pending sales decreased, though they are still fairly strong.

The one month absorption rate for the 34994 zip code for February decreased to 8.1 months from last months 9.9 months, still a buyers market for February.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The February 2013 numbers were 77 Active Listings, 34 pending sales and 9 closed sales.  A little better sold activity for this year, but this comes with increased inventory as compared to last year.  Overall, a bit sluggish market for the start of 2015, but it appears to be getting a little momentum.

January 2015 Monthly Market Detail St Lucie County Townhouses and Condos

The January 2015 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors began 2015 with much weaker activity after a very strong December of 2014. Closed sales was down by 1.2% (was up by 29.8% in December) while new sales under contract (new pending sales) increased by 15.9% (was up by 20.2% in December).

The median sales price was up by 3.9% (up 8.3% in December) and the average sales price decreased by 10.1% (was down by 5.1% in December). Prices for townhouses and condos in the St Lucie County market have been erratic for the past few months. These differences in median and average prices indicate more sales in the lower end of the price ranges for St Lucie County townhouses and condos.

The inventory of available townhouses and condos increased by 11 units from last month to 694 properties, which is still down by 24.6% from last January. Current supply of inventory increased to 6.6 months from December, which was 6.5 months. This is 26.4% lower than last year. The St. Lucie County townhouse and condo market remains is slipping into a buyers market for the short term. It is good to see a continued increase in inventory for January after many months of decreases.

January 2015 Monthly Market Detail St Lucie County Single Family Homes

January 2015 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors began the year with a bit of a whimper as compared to last years activity.  Closed sales were unchanged (in December they were up by 6.7%) and new sales under contract (new pending sales) decreased by 5.7% (they were up by 10.5% last month).

Both median and average sales prices were up significantly (year to year) by 23.4% and 17.9% respectively from last January (For December these numbers were 16.3% and 14.8%).  Stronger increases in value at more than triple the statewide averages.  While this is an excellent metric for prospective home sellers, it is a bit of a concern for future sales as St Lucie County homes are rapidly becoming more expensive.

The inventory of active listings increased in January (from last month) by 96 homes to 1,748, which is still lower than last year’s inventory by 14.3%. The current supply of inventory is only 3.8 months (a 24.4% decrease from last year). A very strong sellers market for the Saint Lucie County single family home market.  Hopefully we will continue to see strong results for the single family real estate market in St Lucie County.

January 2015 Monthly Market Detail Martin County Townhouses and Condos began the year as it ended 2014 with continued strong activity . Year to year closed sales were up by 23.6% (was up by 31.3% in December) as well as new sales under contract (new pending sales) increased by 19% from January 2014 (was up by 10.8% in December).

The median sales price was up by 7.5% (was down by 18.2% in December) while the average sales price dropped by 2.2% (was down by 13.6% in December) as compared to January of 2014.  The rate of price increases seem to have stalled somewhat for townhouses and condos the past few months.

The inventory of available townhouses and condos has increased by 5 units to 514 properties from last month, though this is still 20.9% less inventory than was available in January of 2014.  For January there was a 4.7 month supply of inventory (a 24.1% decrease from last year).  A strong sellers market for townhouses and condos in Martin County for January 2015.

January 2015 Monthly Market Detail Martin County Single Family Homes

The January 2015 Monthly Market Detail Martin County Single Family Homes began the year with some very strong activity, bucking the trend for much of the rest of the State.  Year to year closed sales was up by 18.8% (was down 8.6% in December). New pending sales increased by 44.3% as compared to January of 2014 (increased by 13.7% in December).

The median sales price was down by 2.1% from last year (down by 5.9% in December) while the average price increased by an impressive 31% (was up by 29% last month).  Two months in a row of impressive average price increases while median prices decreased.  An indication of some higher priced sales.

The inventory of available single family homes increased from December 2014 by 28 homes to 1,1313 units this month, and is a 3.7% increase from last January.  Current supply of inventory remained at 6.2 months. (a 6.8% decrease from last year). Martin County single family home sales remain in a balanced market favoring neither the buyer nor seller.  Activity was very robust for a January, when typically sales are slightly off.
