The Jensen Beach FL 34957 Residential Market eased for the second month in a row, yet this is still very much of a sellers market.  We’ve had two months of increasing inventory which is good news for buyers and the general health of this market.  Going into the holiday months, I expect sales activity to decrease until we get into our next season.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 3.9 months (was 3.1 months in July).  Remaining in a strong sellers market for Jensen Beach residential home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The August 2014 numbers were: 104 active listings, 74 pending sales and 29 home sales closed.   Much less pending activity as compared to last year and similar closed activity.  Inventory is greater this year which is very unusual for our market at this time.

After a very strong July, the Palm City FL 34990 residential real estate market continues to show strong sales activity while the inventory of available homes for sale continues to decrease.  Prices continue their steady march higher so we’ll see if this is enough of an incentive to make potential sellers put their homes on the market in the coming months.  Though, I don’t anticipate any large movement until the end of the holiday season.
 The current absorption rate decreased slightly to to 4.8  months from 5.1 months in July.  Still a sellers’ market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The August 2014 numbers were:  436 active listings, 145 pending sales and 76 closed sales.  Considering how much smaller inventory there is this year as compared to last, our market activity is better overall than it was in 2014.

The residential real estate market for the 34994 ZIP code area of the Stuart, Florida slowed a bit from the torrid pace of last month.  Though it’s still an active market.  The most troubling statistic is the sharp drop in inventory.

The one month absorption rate for the 34994 zip code for August increased to 5.8 months from last months 3.9 months, just about back into a balanced market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The August 2014 numbers were 67 Active Listings, 39 pending sales and 10 closed sales.   Considerably more listings and pending sales last year.

September 2015 Market Update for the Pines and Windemere in Jensen Beach

There are currently 10 homes for sale in the Pines and Windemere in Jensen Beach FL.  Prices range from a low of $238,000 up to $491,000 for an average list price of $359,544 which is equal to $162.17 per sq. ft. of living area.

6 homes are under contract awaiting settlement.  Listing prices range from $280,000 up to $424,000 for an average list price of $346,432 or $140.96 per sq. ft. of living area.  These homes averaged 37 days on the market before going under contract.

It’s been a busy 12 months in the Pines and Windemere with 57 sales having closed.  Sales prices ranged from a low of $170,000 up to a high of $400,000 representing an average sales price of $307,014 which equates to $144.75 per sq. ft. of living area.  These homes were on the market for an average of 68 days before going under contract and sold for 96% of list price.

The July 2015 Monthly Market Detail St Lucie County Townhouses and Condos showed some strong gains as compared to last year as well as last month.  Closed sales were up 12.6% from last year (was unchanged in June) while new sales under contract (new pending sales) decreased by 3.3% (was down by 5.3% in June).

The median sales price increased by 16.1% (down 17.5% in June) and the average sales price increased by 16.8% (was up by 20.3% in June).  Continuing the trend of price increases in the Saint Lucie County real estate market.

The inventory of available townhouses and condos decreased by 7 units from last month to 571 properties, which is also down from last July by 20.7%. Current supply of inventory decreased to 5.4 months, from June’s 5.5 months. This is 21.3% lower than last year. The St Lucie County townhouse and condo market continues as a sellers’ market, typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.  Unfortunately, there’s not enough inventory to sustain a strong increase in the number of sales.

July 2015 Monthly Market Detail St Lucie County Single Family Homes continues to struggle with the volume of sales in this declining inventory market while at the same time showing continued price increases.  Closed sales were up by 7.4% (in June they were down by 7.9%) and new sales under contract (new pending sales) decreased by 13.4% (they were down by 16.7% last month).

Both median and average sales prices continue strong gains with increases of 20.1% and 17.3% respectively from last July (For June these numbers were 18.6% and 18.9%).  These price increases, while good news for sellers, are making single family homes less affordable in the St. Lucie County market area and June be one factor in the reduced volume of closed sales.

The inventory of active listings increased in July (from last month) by 22 homes to 1,594, and this is  lower than last year’s inventory by 16.7%.  The current supply of inventory is only 3.4 months (a 20.1% decrease from last year). The Saint Lucie County single family home market remains in a very strong sellers market.  We are seeing a reduction in volume of sales because either there isn’t enough inventory available on the market or prices are becoming to high.  Though this month’s increase in inventory is a promising sign.

July 2015 Monthly Market Detail Martin County Townhouses and Condos showed weaker activity from last year as well as last month.  Year to year closed sales were down by 11% (was up by 36.1% in June) and new sales under contract (new pending sales) were down by 10% from July 2014 (decreased by 9.6% in June).

The median sales price was up by 14.5% (was up by 38.0% in June) while the average sales price increased by 15.8% (was up by 42.2% in June) as compared to July of 2014.  Continuing a fairly roller coaster ride of prices this year.

The inventory of available townhouses and condos has decreased by 28 units to 374 properties from last month, this is 30% less inventory than was available in July of 2014.  For July there was a 3.4 month supply of inventory (a 36.9% decrease from last year).  A very strong sellers market for townhouses and condos in Martin County.  Buyers are in need of additional inventory for their potential purchases.

The July 2015 Monthly Market Detail Martin County Single Family Homes continues with good positive gains though not quite as strong as last month.  Year to year closed sales were up by 13.7% (was up 28.8% in June). New pending sales decreased by 3.1% as compared to July of 2014 (increased by 2.1% in June).

The median sales price was up by 7.5% from last year (down by 5.4% in June) while the average price increased by 11.7% (was up by .05% last month).  Back into positive numbers after a little hiccup last month.

The inventory of available single family homes increased from June 2015 by 23 homes to 1061 units this month, but this is still a 18% decrease from last July.  Current supply of homes remained at 4.5 months, the same as June’s 4.5 months supply. (A 31.2% decrease from last year). The Martin County single family real estate market remains a strong sellers market. The small increase in inventory for this month is a welcome sign.

The July 2015 Monthly Market Detail Florida Townhouses and Condos continues to show improved activity as compared to last July.  Closed sales were up by 13.9% as compared to last months increase of 14.6% and new sales under contract (new pending sales) increased by 4.7% (In June there was a 2.7% increase).

Both median and average sales prices continue to increase, with rises of (year to year) 9.1% and 4.3% respectively (in June they were up by 7.9% and 3.1%).  As sales volume decreases, I expect to see some moderation in the coming months for price increases.

The inventory decreased by 2% from July of last year.  For July 2015 we have 5.3 months of inventory (was 5.5 months in June) also was 5.7 from last July.  A slight sellers market for now, as a 6 months inventory supply is considered a balanced market.

The July 2015 Monthly Market Detail Florida Single Family Homes continues to show improved activity from last year and showed another strong month for July.  Closed sales were up by 21.8% (was up by 19% in June) and new sales under contract (new pending sales) increased by 6.5% (was up by 10.4% in June).

Both median and average sales prices continue to rise ( July 2014 to July 2015) by 8.1% and 4.2% respectively, compared to June’s 10.0% and 3.4%. Prices are continuing their upward trend and this seems to be the continuing trend for the foreseeable future.

The inventory of available homes for sale fell by 5.3% from last year.  Some high demand areas of Florida have seen decreasing inventory for a number of months now.  For July there was only a 4.5 months supply of inventory, this is a sellers market with the advantage for sellers. (July of 2014 had a 5.5 month supply)

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  I may have to stop reporting on Hobe Sound condos if we don’t get more inventory in the next few months.  We are down now to only 3 active listings.  This is the lowest inventory I’ve ever seen in Hobe Sound or any other segment of the Martin County real estate market since we’ve been looking at the data.

The current absorption rate is 3 months (Last month it was 1.3 months). The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that July not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The July 2014 numbers were: 17 active listings, 4 pending sales and 2 closed sales.  Better closed activity last year, but we still have more pending sales this year.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County remains very strong.  Both sales and pending sales retreated a bit from last month, but still remain very strong.  The inventory took a slight increase from last month.  This is a much needed statistic that will hopefully continue in the months ahead.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased to 3 months (2.5 months in June).  Still a strong seller’s market for the Hobe Sound area of Martin County.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for July 2014 were:  237 active listings, 80 pending sales and 51 closed sales.  Even with the significantly smaller inventory, sales activity is better than last year.

The Jensen Beach FL 34957 Residential Market eased a little for July in sales activity.  Though it remains quite strong and we wouldn’t mind seeing a bit more inventory come on the market to make this activity a bit more sustainable for the future..  The Jensen Beach residential sales activity remains among the strongest of the County.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 3.1 months (was 2.6 months in June).  Remaining in a strong sellers market for Jensen Beach residential home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The July 2014 numbers were: 104 active listings, 76 pending sales and 29 home sales closed.   One of our few areas in Martin County where the inventory this year exceeds last year’s.  Market activity for 2015 is also much better than last year.

After a very strong June, the Palm City FL 34990 residential real estate market eased a bit for July.  Though still excellent activity and one that is far more sustainable for the future.  Of interest, is the small rise in inventory.  Hopefully this will continue for the coming months.
 The current absorption rate jumped up to 5.1 months from 2.8 months in June.  Still a slight sellers’ market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The July 2014 numbers were:  432 active listings, 148 pending sales and 73 closed sales.  Better pending sales and almost identical closed sales with a considerably reduced inventory.  Makes 2015 a better market than last year for Palm City.

The one month absorption rate for the 34994 zip code for July decreased to 3.9 months from last months 4.6 months, a very strong sellers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The July 2014 numbers were 73 Active Listings, 34 pending sales and 15 closed sales.  Similar sales activity, though the reduced inventory may be an issue for volume of sales in the near future.
