The one month absorption rate for the 34994 zip code for March dropped to 4.1 months from 5.3 months for February.  A very strong sellers market for the 34994 zip code area of Stuart, FL.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The March 2014 numbers were 76 Active Listings, 45 pending sales and 16 closed sales.   Slightly better closed and pending volume from 2015, but it was also with a larger available inventory.

The February 2016 Monthly Market Detail St Lucie County Townhouses and Condos had a difficult second month of 2016 with reduced sales volume as well as property prices when compared to last year.  Closed sales were down 22.3% from last year (was down 4.9% in January) while new sales under contract (new pending sales) decreased by 24.1% (was down by 33.3% in January).

The median sales price decreased by 10.4% (up by 3.2% in January) while the average sales price was down by 7.2% (increased 10.0% in January). Not good news for sellers of townhouses and condos in St Lucie County.

The inventory of available townhouses and condos increased by 124 units from last month to 667 units, which is 2.5% greater than February 2015. The current supply of inventory increased to 6.6 months as compared to last month’s 5.9 months, which is still 4.8% more than last year.  The St Lucie County townhouses and condos market is now back into a buyers market for at least this month. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

February 2016 Monthly Market Detail St Lucie County Single Family Homes continued into the second month of 2016 with weaker sales volume while still active and continued rising prices.  Closed sales were down by 9.2% (in January they were down by 8.8%) and new sales under contract (new pending sales) decreased by 3.9% (they were down by 34.4% last month).

Both the median and average sales prices up by 17.2% and 14.6% respectively from last February (For January these numbers were 21.2% and 20.3%).

Active listings fell by 95 homes to 1,840 homes.  This inventory is 5% greater than last year.  The current supply of homes is at  4.1 months (a 13.9% increase from last year). The St Lucie County single family home market remains in a strong sellers market, though not quite as strong as last year.

February 2016 Monthly Market Detail Martin County Townhouses and Condos  continues with slower sales volume as compared to the past two years while continuing to show impressive price gains.  Closed sales were down by 2.0% (was down by 20.2% in January) and new sales under contract (new pending sales) were down by 7.5% from February 2014 (decreased by 33.9% in January).  These sales results are an improvement from last month.

The median sales price was up by 2.1% (was up by 39.1% in January) while the average sales price increased by 13.3% (was up by 36.8% in January) as compared to February of 2015.

The inventory of available townhouses and condos dropped by 57 units to 411 properties as compared to last month.  The first drop after three straight months of increased inventory. This is still 13.8% below the February 2015 inventory.  Currently, there’s a 4.1 month supply of inventory (a 10.9% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  Signs are strong for another increase spurt in sales activity for this sector.

The February 2016 Monthly Market Detail Martin County Single Family Homes showing reduced volume of sales activity for February of 2016.  Year to year closed sales were down by 11.8% (was up 6.0% in January). New pending sales decreased by 3.3% as compared to February of 2015 (Decreased by 16% in January).

But prices continue to rise as the median sales price was up by 8.9% from last year (up by 18.2% in January) while the average price increased by 5.1% (was down by 18.2% last month).  As long as the inventory remains tight, prices will continue to rise.

The inventory of available single family homes decreased from last month by 113 homes to 1081 units for this month, and this is 5.0% less than last February.  Current supply of homes is 5.2 months, for February of last year it was a 5.9 months supply. (This is a 11.9% decrease from last year).  Continuing as a sellers market in Martin County.  Still a sellers market for Martin County single family home sales.

The February 2016 Monthly Market Detail Florida Townhouses and Condos is now in a balanced market and not the super heated activity as we have experienced for the past two years.  Closed sales were down by 5.4% as compared to last months decrease of 4.8% and new sales under contract (new pending sales) decreased by 10.5% (In January there was a 15.8% decrease).

The median sales price continued to rise, by 5.6% (up by 10.9% in January), while the average sales price decreased by 1.4% (was up 5.3% in January).  Interestingly prices continue to rise despite the weaker volume of sales.

The inventory increased by 6.0% from February of last year.  For February 2016 we have 6.3 months of inventory (was 5.9 months in January) also compared to 6.1 for February 2015.  First time in two years that we are seeing an increase in inventory as well as being out of a sellers market.

The February 2016 Monthly Market Detail Florida Single Family Homes continues to do well, though not as robust as last year.  Closed sales were up by 0.4% (was up by 2.7% in January) and new sales under contract (new pending sales) were down by 3.6% (was down by 11.3% in January).  The lower number of new pending sales is somewhat concerning for future closed sales.

Both median and average sales prices continue to rise ( February 2015 to February 2016) by 11.1% and 9.2% respectively, compared to January’s 13.7% and 6.3%.  Continuing a trend that has been ongoing for close to three years now.

The inventory of available homes for sale fell by 3.8% from last year.  Higher demand areas of Florida have seen decreasing inventory for over two years.  For February there was only a 4.5 months supply of inventory, Florida remains in a sellers market with the advantage for sellers. (February of 2015 had a 5.2 month supply)

There are currently 3 homes for sale in Lake Grove of Palm City, FL. List prices range from $488,800 to 749,000. The average list price equals $587,566 which is $190.59 per sq. ft. of living area.

1 home is under contract and awaiting sale. The list price was $510,000 which equals $186.27 per sq. ft. of living area.  This home was on the market for 189 days prior to accepting this offer.

In the past 12 months, 7 homes have sold in the Lake Grove. Sale prices ranged from $367,000 to $640,000 with an average sale price of $506,642 or $160.28 per sq. ft. of living area.  These homes averaged 76 days on market prior to accepting these sales offers and sold for an average of 96% of the last listed price.

There have been 4 homes sold in the past 12 months in Moon River.  Sales prices ranged from $285,000 to $420,000 for an average sales price of $331,250 which equals $205.91 per sq. ft. of living area and these sales averaged 94% of list price.  The average days on market was 158 days prior to an accepted contract.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  February brought the second month of no condo sales, something that hasn’t happened since I’ve been tracking this market.  With a small increase in inventory and pending sales, I expect to see at least one or two closed sales for March.

No possible absorption rate number for this month with zero sales, for December of 2015 it was 4 months.  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The February 2015 numbers were: 19 active listings, 5 pending sales and 3 closed sales.  Our pending sales are the same as last year, otherwise there was better activity in 2015.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County had a very strong pending sales gain as compared to last month (and previous months), while after two months of increasing inventory. this month saw a decline.  Closed sales were off for the month, but with the pending numbers so good, I expect to see increases for the next few months.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 rose to 7.6 months (6.1 months in January).  Into a buyers’ market for February after last months balanced market. Though with the strong rise in pending sales I expect to go back into a sellers market in the next month or two.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for February 2014 were:  250 active listings, 98 pending sales and 35 closed sales. Much stronger pending sales this year and weaker closed sales along with a much smaller inventory of available homes.

The Jensen Beach FL 34957 Residential Market lost some of the rise in inventory from last month but did have a small increase in pending sales along with a larger drop in closed sales.  But, this has just brought the Jensen Beach market back into a balanced one.  Which is still a good market.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 6.4 months (was 4.6 months in January).  Transitioning into a balanced market.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The February 2015 numbers were: 146 active listings, 85 pending sales and 26 home sales closed.   Somewhat better activity last year along with reduced availability of homes this year.

The Palm City FL, zip code 34990, residential real estate market continued to show positive results month to month and remains a solid performing market.  With the strong pending sales numbers I expect the Palm City residential market to be back into a balance market soon, if not all the way to a sellers’ market.
The monthly absorption rate decreased to to 7.4 months from 8.2 months in January.  A buyers market for the second month in a row for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The February 2015 numbers were:  450 active listings, 164 pending sales and 55 closed sales.  Very similar activity to February of 2015 with a bit lower inventory this year.
