August 2016 Monthly Market Detail St Lucie County Single Family Homes

August 2016 Monthly Market Detail St Lucie County Single Family Homes showed some improvement in closed sales from last month and last year while new pending sales are still down from last year.  Closed sales were up by 8.3% (in July they were down by 9.0%) and new sales under contract (new pending sales) decreased by 15.1% (they were down by 10.0% last month).

Though, prices continue their upward march at very strong rates.  The median and average sales prices up by 18.7% and 20.2% respectively from last August (For July these numbers were 13.0% and 15.2%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings increased by 137 homes to 1,614 homes.  This inventory is 9.6% higher than last year.  The current supply of homes is at 3.6 months (3.3 months for August of 2015). The St Lucie County single family home market remains in a very strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

If you’re currently putting your house up for sale in today’s complex market (and, of course, preparing to move in the process), then you may find yourself at various times frustrated, impatient, weary, wary, or even angry. These feelings are natural and are bound to come with any life transition; it is important, however, that you not let them show before the people who are considering buying your home.

When you prepare yourself for the showings and open houses that will help you sell your home, you of course will put your best face on your house; making sure that your home is clean, bright and cheery at all times during the sale. Also be sure that your visitors can say the same about the host of the showing or open house that they’re attending; that the home owner with whom they might do business is as warm and welcoming as the atmosphere of the residence itself.

Home buying

If possible, allow the Realtor representing the buyers to go through your home by themselves.  They will be much more comfortable without you being in the room and listening to their comments.  I know that you’re the best authority about your home, but you are also emotionally attached and as much as you love your home, trying to convince a buyer to fall in love with your home will most likely have the opposite effect.  If you have to stay for the showing try to welcome a guest and potential home buyer through the doors of your home, then treat them more as the former than the latter.

If you absolutely have to be the one showing the home, follow this advice:  Make conversation and—if possible—make friends with your guests before you even dream of making a sale. In other words, make them feel at home in the very home that they might wish to buy.

If possible, offer each guest or family of guests a personal tour of your home; allowing them to see its beauty and assets through your eyes, so that they can know and appreciate fully everything that your home has to offer them. Ask them if they have any questions and answer them to the best of your ability; remembering that no question is dull or unimportant if it might just result in the sale of your home.

Home buying

At the same time, don’t be too forward or pushy in trying to make a home sale. Just remember that, if you welcome a guest into your house under any other conditions, you wouldn’t constantly barrage your guests with constant inquiries of “So what do you think of my house?”, “When do you think you’ll be coming back?”, etc. In a similar fashion, you don’t want to confront the guests at your showings and open houses by demanding an offer on your home.

If a guest indicates in all politeness that they don’t want to buy your house, then respond with equitable politeness that you were very pleased to meet them and welcome them to your home that day. If a guest says that they need time to consider or think about their potential purchase of your home, then give them that time.

Ultimately you will find that courtesy does indeed pay in real estate; and it might just result in a fair, swift and profitable home sale that is very “nice” indeed!

August 2016 Monthly Market Detail Martin County Townhouses and Condos had reduced sales volume and prices for August yet still remains a very active market.  Closed sales were up for this month, decreased by 4.8% (was up by 4.7% in July) while new sales under contract (new pending sales) were down by 8.7% from August 2014 (decreased by 15.2% in July).

Prices were also off for August as the median sales price decreased by 9.3% (was up by 8.8% in July) while the average sales price decreased by 8.2% (was up by 4.1% in July) as compared to August of 2015.  I think this is just a temporary situation as I feel prices will continue to rise for the near future.

The inventory of available townhouses and condos increased by 7 units to 377 properties as compared to last month.  This is 16.7% greater than the August 2015 inventory.  Currently, there’s a 3.9 month supply of inventory (an 25.8% increase from last year).  Still a strong sellers market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

I’ve been in Martin County Florida for over 30 years now which makes it the place that where I’ve lived the longest time by more than triple the time of any place in my life.  It’s the perfect place to be for those with families as we boast a wonderful school system with ‘A’ rated schools that have education and extracurricular programs and top rate graduation rates.

It’s also a wonderful place for growing up for children with safe communities, low crime rates and lots of fun activities available all year long.

And for those into active lifestyles, we have over 200 miles of waterfront for those wanting to enjoy our rivers or the crystal clear and warm waters of the Atlantic Ocean.  World class fishing is just steps outside your door or a quick ride out to the Inlet.  There’s also waterskiing and sailing.  Those that are a bit more adventurous can enjoy year long windsurfing and kiteboarding available for all levels and we have the spots available for these sports for all wind directions.

Into golf?  There are over 35 professional golf courses within a 20 mile radius of the Stuart FL area.  Courses are available for all lifestyles from public courses to exclusive private clubs.

And, if you’re retired, you will find these same activities along with world class medical facilities available in all our communities.

Martin County Beches

All this in a County that strictly regulates urban sprawl by limiting unwanted new development and controlling the density of any new projects.  There are no buildings over four stories allowed in the County and most developments are limited to only two stories.  Traffic is hardly ever an issue and when you get to the store, restaurant or vendor of your choice it is rare to not have a parking spot available within steps of the front door.

Plus, it is still an affordable area.  Retiring seniors will find some condos in excellent communities starting from as low as $50,000 while the likes of Tiger Woods and Greg Norman live in the Jupiter Island community of Martin County where you will need considerably more to have your dream estate.

So, come on down and fall in love with Martin County, but don’t tell everyone, we want to stay small and enjoy the quality lifestyle we’ve become accustomed to.

August 2016 Monthly Market Detail Martin County Single Family Homes

The August 2016 Monthly Market Detail Martin County Single Family Homes continues to show reduced sales volume when compared to last years figures, yet remains a strong market.  Closed sales were down by 9.1% (was down by 9.5% in July). New pending sales decreased by 7.8% as compared to August of 2015 (Decreased by 22.3% in July).

Both median and average sales prices moderated for August.  The median sales price was down by 0.5% from last year (up by 6.1% in July) while the average price increased by 2.2% (was up by 13.8% last month).  As I’ve mentioned in my earlier market reports, this reduction in price increases was expected as the inventory increased.  (Basic laws of supply and demand.)

The inventory of available single family homes increased from last month by 12 homes to 999 units for August,  this is 13.7% greater than last August.  Current supply of homes is 5.0 months, for August of last year it was a 4.2 months supply. (This is a 19.0% increase from last year).  Still a sellers market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

And we also were known to do a bit of garden variety advertising here and there, promoting ourselves via newspaper and real estate magazine ads, billboards, and/or perhaps the occasional TV or radio ad.

This formula seemed to work just fine for a long time, as real estate has emerged as one of the most successful and profitable industries in this nation. So now, you may wonder, what’s with all the blogs and the websites, the e-mail marketing campaigns and the social media blasts?

Well for one thing, we as seasoned professionals know that it is important to keep up with the times. Every business and business professional must establish an online presence these days; staying connected to clients and potential clients via the World Wide Web. Online advertising is the wave of the present; and, in all likelihood, of the future!

In addition, everyone knows that the easiest way to make and form meaningful connections with people is to connect online. August 2016 Monthly Market Detail Florida Townhouses and Condos

The August 2016 Monthly Market Detail Florida Townhouses and Condos continues to show improvement over the previous year and had improved results from the past few months as well.   Closed sales were up by 3.3% as compared to last months decrease of 11.5% and new sales under contract (new pending sales) decreased by 6.1% (In July there was a 11.3% decrease).

Prices continue to go up, though not as fast as previous months.  Median sales prices were up by 6.7% (was up by 6.8% in July), while the average sales price increased only by 3.4% (was up 0.4% in July).  These price rises should continue but generally not at a very high rate.

The inventory increased by 9.3% from August of last year.  For July 2016 we have 5.8 months of inventory (was 5.9 months in July) and compared to 5.2 for August 2015.  We are currently in a very slight sellers market for Florida townhouse and condo sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The August 2016 Monthly Market Detail Florida Single Family Homes rebounded a bit from last month.  Closed sales were up by 8.2% (was down by 8.0% in July) and new sales under contract (new pending sales) were down by 1.1% (was down by 9.6% in July).

Both median and average sales prices continue to rise ( August 2015 to August 2016) by 12.6% and 9.3% respectively, compared to July’s 11.6% and 8.0%.  These price rises continue to be a bit to high to be sustainable for a long period of time.

The inventory of available homes for sale fell by 1.8% from last year.  If prices continue to rise rapidly, I expect the inventory to expand in the future.  For August there was only a 4.2 months supply of inventory as Florida remains in a sellers market with the advantage for sellers. (August of 2015 had a 4.4 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Inventory levels are at all time lows and it is quite remarkable that there is as much activity as there is in this small segment of the Martin County real estate market.

For August, 2016 the absorption rate is 1.3 month (it was 1 months in July).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that August not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The August 2015 numbers were: 2 active listings, 4 pending sales and 3 closed sales.  It’s very difficult to make meaningful comparisons with such low numbers of sales and inventory.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County outperformed all other Martin County real estate segments with a strong rise in closed sales and also an increase in pending sales with a decline in inventory.  Most of our other areas eased off for August but this wasn’t the case for Hobe Sound.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 dipped to 2.9 months (4.2 months in July).  Going into an extreme sellers market for Hobe Sound residential sales.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for August 2015 were:  149 active listings, 84 pending sales and 34 closed sales.  Considerably stronger activity for this month as compared to August of 2015.

The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 jumped to 5.4 months ( was 2.9 months in July).  Still a sellers’ market for the Jensen Beach residential real estate segment.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The August 2015 numbers were: 117 active listings, 77 pending sales and 30 home sales closed.   Considerable increase in activity for this year while closed sales remained about equal but pending sales were off.

The Palm City FL, zip code 34990 residential real estate market activity eased a bit from last month.  Both closed and pending sales are off for the month.  Though, we’re still in a sellers market for Palm City.
The monthly absorption rate increased to to 5.8 months from 4.6 months in July.  Drifting towards a balanced market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The August 2015 numbers were:  355 active listings, 155 pending sales and 74 closed sales. Our inventory is considerably higher this year, but the sales activity has slowed considerably and is less than that for the August 2015 time period.

The residential real estate market for the 34994 ZIP code area of the Stuart, Florida eased off slightly for July while still remaining a strong market. Though the inventory is up slightly from last year, it is still low by historic standards.

The one month absorption rate for the 34994 zip code for August increased to 4.9 months from 3.9 months for July.  Still in a sellers’ market for the 34994 zip code area of Stuart, FL.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The August 2014 numbers were 52 Active Listings, 21 pending sales and 9 closed sales.   Much the same as happened last year with a decrease in activity from July to August but this year still had better activity than last.

The July 2016 Monthly Market Detail St Lucie County Townhouses and Condos had slower closed and pending activity when compared to last year.  Closed sales were down 22.6% from last year (was up 5.7% in June) while new pending sales decreased by 2.6% (was down by 14.8% in June).

Prices also took a hit for July with the median sales price decreasing by 18.8% (was up by 23.6 in June) while the average sales price decreased by 1.7% (decreased 1.4% in June).  I don’t expect prices to decrease very much but, the previous rate of increases were unsustainable.

The inventory of available townhouses and condos decreased by 57 units from last month to 509 units, which is only 7.8% less than July 2015. The current supply of inventory dropped to 5.1 months, which is less than the 5.4 months of inventory last year.  The St Lucie County townhouses and condos continues to be in a sellers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

July 2016 Monthly Market Detail St Lucie County Single Family Homes showed reduced sales volume as compared to last year much like it’s neighboring counties and the state of Florida.  Closed sales were down by 9.0% (in June they were up by 8.9%) and new sales under contract (new pending sales) decreased by 10.0% (they were up by 2.2% last month).

Though, prices continue their upward march at some pretty impressive numbers.  The median and average sales prices up by 13.0% and 15.2% respectively from last July (For June these numbers were 12.8% and 19.2%).

Active listings fell by 39 homes to 1,477 homes.  This inventory is 2.3% less than last year.  The current supply of homes is at 3.3 months (the same as last year). The St Lucie County single family home market remains in a very strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

July 2016 Monthly Market Detail Martin County Townhouses and Condos continues showing some uneven sales volumes.  Closed sales were up for this month, increased by 4.7% (was down by 5.0% in June) while new sales under contract (new pending sales) were down by 15.2% from July 2014 (increased by 39.1% in June).

Prices, however continued with strong increase as the median sales price increased by 8.8% (was down by 5.7% in June) while the average sales price increased by 4.1% (was down by 5.4% in June) as compared to July of 2015.  This remains a very active segment of the real estate market and I don’t expect any slowdown of price increase until we get considerably greater inventory or fewer sales numbers.

The inventory of available townhouses and condos decreased by 11 units to 370 properties as compared to last month.  The second month of reduced inventory. This is 3.4% greater than the July 2015 inventory.  Currently, there’s a 3.8 month supply of inventory (an 11.8% increase from last year).  Still in a strong sellers market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

September 2016 Market Update for the Pines and Windemere in Jensen Beach

There are currently 6 homes for sale in the Pines and Windemere in Jensen Beach FL.  Prices range from a low of $269,000 up to $359,000 for an average list price of $305,050 which is equal to $165.65 per sq. ft. of living area.

4 homes are under contract awaiting settlement.  Listing prices range from $285,000 up to $369,000 for an average list price of $333,635 or $185.64 per sq. ft. of living area.  These homes averaged 65 days on the market before going under contract.

In the past 12 months 32 homes have sold in the Pines and Windemere.  Sales prices ranged from a low of $225,000 up to a high of $460,000 representing an average sales price of $341,666 which equates to $153.88 per sq. ft. of living area.  These homes were on the market for an average of 70 days before going under contract and sold for 97% of list price.

Adjacent to the Pines, is the smaller community of Windemere and the Preserves.  D.R. Horton has recently completed building brand new homes in both the Pines and Windemere subdivisions at some very affordable prices.

Neither the Pines or Windemere offer the amenities of a community pool or clubhouse which keeps the HOA fees quite low at $55.00 and $60.00 a month respectively.

When these developments were planned the original intent was to combine the two for ease of access.  However the County decided to nix these plans as they felt that out of area residents would use Windemere Drive as a shortcut between US-1 and Jensen Beach and making a lot of congestion in this community.
