Martin County Single Family Homes March 2017 Market Detail

The Martin County Single Family Homes Market Detail for March 2017 continues to show gains from last year though not quite as robust as last month’s gains.  Closed sales were up by 11.3% (was up by 17.8% in February). New pending sales decreased by 3.3% as compared to March of 2016 (Increased by 10.0% in February).

Prices continued to increase with the median sales price up by 8.7% from last year (up by 10.2% in February) while the average price increased by 8.0% (was up by 23.9% last month).

The inventory of available single family homes decreased from last month by 47 homes to 1,094 units for March,  this is 1.5% greater than last March.  Current supply of homes is 5.5 months, for March of last year it was a 5.2 months supply. (This is a 5.8% increase from last year).  Still a sellers market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Townhouses and Condos March 2017 Market Detail

The Florida Townhouses and Condos Market Detail for March 2017 continued with strong sales activity.   Closed sales were up by 11.4% as compared to last months increase of 4.1% and new sales under contract (new pending sales) increased by 7.1% (In February there was a 0.5% increase).

Values continued to increase though at a strong pace.  Median sales prices were up by 9.4% (was up by 11.7% in February), while the average sales price increased by 10.7% (was up 8.5% in February).  As sales activity decreases and if inventory continues to increase, I expect these prices to continue to moderate, though they are staying pretty resilient at this time.

The inventory decreased by 0.1% from March of last year.  For March 2017 we have 6.3 months of inventory (was  6.4 months in February) and compared to 6.2 months for March 2016.  We remain in a balanced market for Florida townhouse and condo sales but are drifting slowly towards a buyers market in the past year. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Detail for March 2017 rebounded with increased activity from last March.  Closed sales were up by 9.3% (were down by 0.5% in February) and new sales under contract (new pending sales) were up by 3.6% (were down by 2.0% in February).

Both the median and average sales prices continued to rise from March 2016 to March 2017.  Up by 10.4% and 11.3% respectively, compared to February’s 12.5% and 9.5%.

The inventory of available homes for sale fell by 4.9% from last year.  For March there was a 4.1 months supply of inventory as Florida remains in a sellers market with the advantage for sellers. (March of 2016 had a 4.4 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory is once again decreasing which continues to put pressure on rising prices and sales.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  There continues to be solid activity, though with such small numbers, trends are difficult to analyze.

The absorption rate for Hobe Sound condos decreased to 4.0 months for March (was 6.5 in February).  A sellers market for Hobe Sound condos. Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The March 2016 numbers were: 5 active listings, 7 pending sales and 3 closed sales.  Activity seems to be improving here but it’s very difficult to make meaningful comparisons with such low numbers of sales and inventory, though this segment appears to be returning to more normal volume.

For April 2017 there are 3 condos for sale in the Village of Stuart.  These condos were listed from $135,000 up to $143,315 for an average list price of $138,072 which is $115.06 per sq. ft. of living area.

There is one condo currently under contract.  The list price was $115,000 or $95.83 per sq. ft. of living area.  This condo went under contract 19 days after being listed.

In the past 12 months, 9 condos have been sold.  Sales prices ranged from a low of $75,200 up to $153,000 for an average sales price of $121,122 which equals $95.70 per sq. ft. of living area.  These condos sold for an average of 98% of the listing price and were on the market for an average of 25 days before going under contract.

There is one townhome that is under contract.  The list price was $204,900 which is $126.40 per sq. ft. of living area.  This home was on the market for 15 days before going under contract.

In the past 12 months 8 homes have sold.  Sales prices ranged from $197,000 up to $227,500 for an average sales price of $212,063 which works out to $116.21 per sq. ft. of living area.  These homes sold for 96% of list price and averaged 31 days on market before going under contract.

The Vista del Lago condominium complex consists of over 500 condos located north of the Roosevelt Bridge and west of Federal Hwy (US-1) in North Stuart.  This attractive complex is very conveniently located near shopping, restaurants and a quick drive to either downtown Stuart or Jensen Beach.  Just a few minutes more and you can be on the Ocean in either Stuart or Jensen Beach.

Vista del Lago condos were first built in 1974 and the last one was completed in 1979.   All the buildings are two story and contain both 2 Bedroom, 2 Bath and 1 Bedroom 1 Bath units.  Sizes range from 1,014 sq. ft. of living space down to 631 sq. ft. 1 bedroom units.  Many of these condos have attractive water views as well as some with golf course views of the Pine Lakes Golf Club.

There’s an active clubhouse with a large swimming pool as well as shuffleboard courts.  No pets are permitted in Vista del Lago and this is an age restricted (55+) community.  The HOA fees as of March 2017 were from the low $200’s for a 1 Bedroom unit to just under $300 per month for 2 Bedroom condos.

St Lucie County Townhouses and Condos February 2017 Market Detail

The St Lucie County Townhouses and Condos Market Detail for February 2017 showed a stronger month from last year as well as last month.  Closed sales were up by 1.4% from last year (was down 12.3% in January) while new pending sales increased by 5.8% (was up by 2.0% in January).

Values shot higher for February with the median price up by 41.6% (was up by 11.1% in January) while the average sales price increased by 17.5% (was down by 1.4% in January).  I’ve been expecting prices to moderate for some time so this increase was quite a surprise.

The inventory of available townhouses and condos increased by 20 units from last month to 604 units, which is 9.3% less than February 2016. The current supply is 6.3 months, which is 4.5% lower than the 6.6 months of inventory last year.  The St Lucie County townhouses and condos continues as a balanced market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.
