Martin County Townhouses and Condos May 2018 Market Report

Martin County Townhouses and Condos May 2018 Market Report showed stronger sales activity than we had last year.  Closed sales for the month were up by 13.0% (were down by 3.8% in April) while new sales under contract (new pending sales) were up by 20.8% from May 2017 (increased by 25.2 in April).

Prices continue to rise (though not as fast as last month, but faster than last year) as the median sales price increased by 6.3% (was up by 17.8% in April) while the average sales price increased by 5.1% (was up by 12.0% in April) as compared to May of 2017.

The inventory of available townhouses and condos decreased by 38 units to 392 properties as compared to last month.  This is 6.9% less inventory then the May 2017 data.  Currently, there’s a 3.9 month supply of inventory (compared to 4.5 months for May 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Four of these homes enjoy being on the Intracoastal Waterway (also known as the Indian River) and have deeded docks with ocean access (no fixed low bridges) through the Saint Lucie Inlet just a little under 5 miles south. The Martin County Single Family Homes May 2018 Market Report had weaker sales results compared to May 2017.  Closed sales were down by 4.0% (was down by 1.9% in April).  While new pending sales decreased by 17.6% as compared to May 2017 (Increased by 2.3% in April).

Prices were mixed for May. The median sales price was up by 1.7% from last year (up by 12.5% in April) while the average sales price decreased by 10.1% (was up by 34.9% last month).

The inventory of available single-family homes decreased from last month by 37 homes to 954 units for May,  this is 8.1% less than last May.  The current supply of homes is 4.7 months, for May of last year, it was a 5.2 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos May 2018 Market Report continued with stronger market activity when compared to last year.  Closed sales were up by 4.1% as compared to last month’s increase of 9.2% and new sales under contract (new pending sales) increased by 2.2% (In April there was a 7.4% decrease).

Prices, also, continued their upward April for May.  Median sales prices were up by 6.0% (was up by 10.5% in April), while the average sales price increased by 7.9% (was up 9.6% in April).

The inventory of active listings decreased by 2.0% from May of last year.  For May 2018 we have 5.7 months of inventory (was 5.8 months in April) and compared to 6.0 months for May 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes May 2018 Market Report showed good activity when compared to last year and remains a very active market though at a bit of a reduced rate. Closed sales were up by 0.8% (were up by 4.1% in April) and new sales under contract (new pending sales) were down by 0.1% (were down by 0.2% in April).

Prices continue with their upward April for May.  The median and average sales prices up by 6.7% and 6.5% respectively, compared to April’s 8.1% and 10.4%.

The inventory of available homes for sale fell by 0.7% from last year.  For May there was a 4.0 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (May of 2017 had a 4.0 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

Here is your Rocky Point July 2018 market Report in Stuart Florida:

There are currently 27 active listings in the Rocky Point area of Stuart FL which include both condos and homes.  List prices range from a low of $99,500 up to $699,900 which results in an average list price of $377,241 or $182.88 per square foot of living area.

19 homes and condos are under contract (pending sales) and awaiting closing.    List prices ranged from $75,000 up to $2,750,000 for an average list price of $407,328 which is $178.62 per square foot of living area.  These properties averaged 65 days on the market before accepting a contract.

In the past 12 months, 132 properties have sold in Rocky Point with sales prices ranging from $63,999 up to $1,700,000 for an average sales price of $317,624 which equals $167.20 per square foot of living area.  The average days on market was 74 with a 96% list to sales price ratio.

The May 2017 numbers were: 178 active listings, 77 pending sales, and 47 home sales closed.  There was considerably stronger activity this year as compared to last year.  More impressive when the fact of a significantly lower number of homes are available this year.

Homes in the Reef were built from 1994 to 2007.  There are still some vacant lots that have yet to be built on including one waterfront parcel.  Home sizes range from 3 bedroom, 2 bathroom homes with just under 2,000 sq. ft. of living area all the way up to 5 bedroom, 4 bath waterfront homes with over 6,000 sq. ft. of living space on over an acre lots.

The Palm City FL, zip code 34990 residential real estate market continues to lose inventory at a fairly rapid rate.  This will make it difficult to sustain strong sales volume for the near future while this lasts.  For May, we had strong pending as well as closed sales volume.
The monthly absorption rate plunged to 3.2 months from 5.7 months in April.  Still a slight seller’s market for the Palm City zip code 34990 area for residential sales, though trending back towards a balanced market.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The May 2017 numbers were:  381 active listings, 174 pending sales, and 129 closed sales.  There was better closed activity last year on greater inventory.  Surprisingly, thereis very strong pending activity this year.

Located only a short distance north of the Jensen Beach Causeway and just across the Saint Lucie County line, there is a wonderful small community by the name of River Watch.  These are single family homes ranging from a modest 2 bedroom and 2 bathroom residence with around 1,400 sq. ft. of living area plus a garage up to a spacious 4 bedroom, 3 bathroom with 3,400 sq. ft. of living area and your very own private dock and access to the Intracoastal Waterway which is also known as the Indian River.  There are 30 homes in this community which is adjacent to the Windmill Village community and shares the Aqua Ra Road which accesses both subdivisions from A-1-A.

Most of these homes are waterfront with access to the Intracoastal Waterway, but suitable mostly for shallower draft vessels and the unusual stipulation that they access the river without the use of gas motors, so only human or electric power for that initial stretch of water.
