The Palm City FL, zip code 34990 residential real estate market had mixed results for August.  There was a welcome increase in inventory and closed sales.  Unfortunately, a big decrease in pending sales.
The monthly absorption rate dipped to 3.7 months from 4.4 months in July.  Remaining in a seller’s market for the Palm City zip code 34990 area for residential sales.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The August 2017 numbers were:  346 active listings, 128 pending sales, and 95 closed sales. Similar closed activity this year when compared to last year.  The pending numbers are down for this year though.

Do everything you can to delight the drive-bys, the people out looking for a house that jumps out at them. Give the front door a nice, fresh coat of paint, add a new stand of colorful flowers near the entryway, and keep the yard picked up and well-manicured. Will your dog or cat decide where you live? If you’re a pet owner, probably so. Pet owners today have a strong bond with their furry friends. Where you go is where your pet will go. I have two dogs that I adore, and the ones before them. I would never consider moving without my dogs.

So what happens when the condo you’ve chosen will not accept your pet? Pet-friendly condos have pet restrictions which fall under their Rules and Regulations or Bylaws. Pet Restrictions could refer to breed, weight, number of pets, type of pets, or even no pets allowed. If you’re planning a move to a condo and you have furry friends, always ask what the pet restrictions are, and get yourself a good pet-friendly buyer’s agent who will know the answer.

 

PET RESTRICTIONS

finding a home when you have petsPet Restrictions may vary whether you buy or rent a condo, so make sure you do your homework first. Some condos allow pets on sales but prohibit them on rentals. They feel tenants are not as responsible with their pets as condo owners. Some condos allow pets on rentals (sometimes with a monthly fee). You must check or have your buyer’s agent check for you. This is very important, because you don’t want to sign a lease or buy a condo only to find out you’ve been approved but your beloved cat or dog has not.

 

If you’re planning to rent someone’s condo, either annually or seasonally, ask what the pet restrictions are. If the condo itself is agreeable to pets on rentals, is the landlord also agreeable to accepting pets? Some landlords are; some are not. If they are, will they only allow pets under 20 lbs? Will they take a cat? A large dog? Multiple pets? If you have pets, you must know!

 

SOME TIPS TO TRY WHEN YOU HAVE A PET

First, always tell the truth about your pets. They are going to find out sooner or later anyway. Don’t try to hide them or sneak them in. The neighbors have eyes and ears. You want to be open and honest about your pets.

 

Offer a larger pet deposit or offer to pay more than the asking price. If you are renting, owners are worried about damage to their premises, which is easy to understand. Puppies can chew on drywall, stain carpets, dogs and cats can scratch floors. Sometimes offering more money may help convince an owner to rent to you. Write a letter about your pet. Include a photo, explaining how well trained she or he is. Make sure to include a note from your vet showing your pet is up to date on his shots and that he or she is spayed or neutered.

 

LIABILITY WHEN IT COMES TO PETS

If you have what is termed an “aggressive” breed, it’s going to be harder for you to rent a condo, as they may not be covered under the landlord’s insurance company or your own. It’s a liability for the owner. The same thing goes if you’re looking to buy a condo with what they call an “aggressive” type dog. It’s unlikely you will get past the building’s insurance. It’s also unlikely that the condo allows what they call “aggressive” breeds.

 

ALWAYS ASK

finding a home when you have a dogAsk the condo if they restrict any other types of pets. They will tell you. Exotic animals are often restricted. Ask about their pet policies. Are there designated dog-walking areas? Do they require your dog’s DNA? Yes, don’t be surprised but some places require it today. Crazy as it sounds.

 

Is there an additional cleaning fee when you move out? Is your pet deposit refundable or non-refundable? Is there an additional monthly fee for your pet?

 

GET IT IN WRITING

Whatever terms you and your landlord agree to regarding your pets, make sure you get it in writing. It needs to be included in your lease. Words tend to go out the window, later on. If you’re buying a condo, make sure to get a copy of the pet restrictions, whether in print, on disk or by email – but get them.

 

Don’t sign a lease if the pet restrictions, or some language relating to your furry friends, are not included. When all is said and done, it comes down to that lease. If your pet is not on the lease, guess what? You could have a problem.

 

WHAT IF MY PET IS A SERVICE PET?

If your pet is a service pet or an ESA (Emotional Service Animal), your landlord or your condo must follow the rules at HUD.gov. Condos and landlords are bound to follow the law.

 

BEING A RESPONSIBLE PET OWNER

It’s your job to be a responsible pet owner. That means no barking late at night or early in the morning. You may be up but your neighbors may be sleeping. It also means picking up and properly disposing of your dog’s poop. No big deal really as many places have dog stations and, if not, you can easily buy bags pretty much anywhere today.

 

Be mindful as some people have allergies and others are afraid of dogs. Respect them and keep your dog on a short leash when they’re around. Not everyone loves our furry friends as much as we do. If you have cats, keep the litter box clean. Smells can travel in a condo, so this way you avoid any potential problems.

The odds are if you have a pet today, you’re going to take Teddy or Chloe into consideration before moving. Whether you plan to rent a condo or buy a condo, do your homework first. One thing you should strongly consider is to find a pet-friendly REALTOR®. After all, our pets are a big part of our world, but we’re they’re whole world. We owe it to them to take them with us and give them a good home. After all, isn’t that what you want?

TheSt Lucie County Townhouses and Condos July 2018 Market Report showed better sales activity when compared to last year and remains as an active market.  Closed sales were up by 13.5% from last year (was down by 18.7% in June) while new pending sales were up by 1.8% for July (was down by 2.4% in June).

Prices, though, rose for the month.  The median price increased by 20.9% from last year (was down by 16.6% in June) while the average sales price increased by 5.3% (was down by 6.3% in June).

The inventory of available townhouses and condos decreased by 40 units from last month to 484 units, which is 3.0% less than July 2017. The current supply is 4.7 months, which is 7.8% less than the 5.1 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market though it appears to be drifting towards a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes July 2018 Market Report had mixed sales activity when compared to last year, but remains a very strong real estate market.  Closed sales were down by 3.9% (in June they were down by 9.3%) and new sales under contract (new pending sales) increased by 2.5% (they were up by 0.4% last month).

Prices, however, continued to rise.  The median and average sales prices up by 5.1% and 4.1% respectively from last July (For June these numbers were up 12.4% and 8.7%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings increased by 64 homes down to 1,570 homes.  This inventory is 2.7% lower than last year.  The current supply of homes is  3.5 months (was 3.3 months for June) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos July 2018 Market Report showed weaker sales activity when compared to July of 2017.  Closed sales for the month were down by 7.0% (were up by 29.5% in June) while new sales under contract (new pending sales) were down by 16.5% from July 2017 (decreased by 15.9 in June).

Prices, however, rose significantly.  The median sales price increased by 27.5% (was up by 0.3% in June) while the average sales price increased by 34.8% (was down by 0.9% in June) as compared to July of 2017.

The inventory of available townhouses and condos decreased by 40 units to 319 properties as compared to last month.  This is 24.0% less inventory then the July 2017 data.  Currently, there’s a 3.1 month supply of inventory (compared to 4.5 months for July 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes July 2018 Market Report had another month of weaker sales when compared to July 2017.  Closed sales were down by 1.4% (was down by 7.3% in June).  While new pending sales decreased by 13.0% as compared to July 2017 (Decreased by 19.6% in June).

Prices were mixed for July.  The median sales price was up by 4.2% from last year (up by 3.4% in June) while the average sales price decreased by 4.5% (was up by 11.8% last month).

The inventory of available single-family homes decreased from last month by 21 homes to 917 units for July,  this is 14.1% less than last July.  The current supply of homes is 4.6 months, for July of last year, it was a 5.3 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos July 2018 Market Report remains in a strong market with better activity when compared to last year.  Closed sales were up by 8.5% as compared to last month’s increase of 1.2% and new sales under contract (new pending sales) increased by 1.8% (In June there was a 0.0% increase).

Prices, also, continued to rise for July though at a slightly slower rate than in past months.  Median sales prices were up by 5.3% (was up by 7.5% in June), while the average sales price increased by 1.0% (was up 9.6% in June).

The inventory of active listings decreased by 2.2% from July of last year.  For July 2018 we have 5.3 months of inventory (was 5.5 months in June) and compared to 5.6 months for July 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices are also continuing to rise.  The median and average sales prices up by 6.3% and 5.7% respectively, compared to June’s 6.1% and 7.7%.

The inventory of available homes for sale remained unchanged from last year.  For July there was a 3.9 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (July of 2017 also had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

There are currently 11 homes for sale in the Pines and Windemere in Jensen Beach FL.  Prices range from a low of $312,700 up to $439,900 for an average list price of $379,082 which is equal to $185.29 per sq. ft. of living area.

6 homes are under contract awaiting settlement.  Listing prices range from a low of $279,000 up to $514,900 for an average list price of $367,950 or $182.11 per sq. ft. of living area.  These homes averaged 40 days on the market before going under contract.

In the past 12 months, 35 homes have sold in the Pines and Windemere.  Sales prices ranged from a low of $279,000 up to a high of $535,000 representing an average sales price of $373,365 which equates to $180.21 per sq. ft. of living area.  These homes were on the market for an average of 82 days before going under contract and sold for 97% of list price.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  The inventory of available condos has once again reached very small levels and this will impact future condo market activity in Hobe Sound.  Yet, even with such little inventory, these condos are moving off the market quite fast.

The absorption rate for Hobe Sound condos was 1.3 months for July as compared to 6 months in June).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The July 2017 numbers were: 19 active listings, 3 pending sales, and 0 closed sales.  Much better activity this year on hardly any inventory.

All homes are custom built and range in sizes from over 3,800 sq. ft. of living area to just under 1,700. From 5 bedroom pool homes on over a ½ acre of land down to 3 bedroom homes on just over a quarter of an acre.

HOA fees are a very reasonable at under $100 per month. This covers the common areas and security gate along with basic cable TV.

Hunters Creek is very conveniently located near the Palm Cove Golf Club.  There is quick access to Florida’s Turnpike and I-95.  Also, just a few minutes away from the Palm City Bridge with access to downtown StuartJensen Beach and the beaches of the Atlantic Ocean on Hutchinson Island.

There are three condos for sale in the Inlet Village Condominiums of Indian River Plantation on Hutchinson Island in Stuart FL for August 2018.  List prices range from $214,900 up to $275,000 for an average list price of $246,633 which is $237.38 per sq. ft. of living area.

There are 2 condos currently under contract.  These condos were listed for $222,000 and $225,000 for an average list price of $223,500 which is $215.11 per sq. ft. of living area.  These two condos averaged 31 days on the market prior to going under contract.
