USA Junior Olympic Sailing Festival

The U.S. Sailing Center of Martin County continues to grow as they set an attendance record at this year’s 15th annual USA Junior Olympic Sailing Festival which was held last weekend at the Indian Riverside Park in Jensen Beach, Florida.  Over 190 participants from as far as New York and Tortolla, British Virgin Islands attended this event.  The most participants ever for this annual sailing festival.

Open to sailors ranging in age from 8 to 21 with competition in 9 different classes of boats and 2 classes of windsurfers.  Winds for the event favored the light wind specialists as there was an uncharacteristic light wind summer pattern for the weekend.  Over 100 local volunteers helped to make the 15th annual USA Junior Sailing Festival a rousing success, even though many participants would have liked some more wind.

This will be a busy year at the U.S. Sailing Center of Martin County with some great upcoming regattas.  The USODA Opti Team Race Mid Winter Championships are scheduled for Jan 19 to 21.  Feb 16 thru 18 will bring the 420 Mid Winter Championships.  With the Florida State Opti Championships at Opti Fest on March 9 and 10.

The Stuart Florida Market Report ZIP Code 34996 for Condo slowed some for November, not unexpected as this is typically an off month for condo sales.  Sales and future sales (pending listings) were off while the inventory showed the first increase in some time.

The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo is just over 17.4 months.  Quite a drop from last months 11 month absorption rate.

The numbers for November 2011 were: 225 active listings, 21 pending sales and 14 closed sales.  Very similar numbers to this year.

There are currently 24 active listings in North River Shores.  The average list price is $548,424 based on $204.83 per square foot of living area.

16 homes are under contract (pending sales) Of these, 4 are short sales and no bank owned foreclosures.  The average list price is $264,143 at $137.35 per square foot.

In the past 12 months, 36 homes have sold in North River Shores at an average sales price of $394,916 at $154.58 per square foot of living area.
The highest priced sale was $1,885,750 and the lowest was $60,000.  (8 were short sales and 5 were bank owned sales.)

After numerous months of strong results for the Stuart Condo market for zip code 34994 even during our off season, the market has cooled slightly as we approach the holidays.  Sales were off by 2 units and pending sales also were off by 3 condos. while the  available inventory was up by 10 units.  The one month absorption rate is at 14 months, which still signifies a buyers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last November the numbers were 146 active listings, 35 pending sales, and 10 closed sales.
