There are currently 24 active listings in North River Shores.  The average list price is $548,424 based on $204.83 per square foot of living area.

16 homes are under contract (pending sales) Of these, 4 are short sales and no bank owned foreclosures.  The average list price is $264,143 at $137.35 per square foot.

In the past 12 months, 36 homes have sold in North River Shores at an average sales price of $394,916 at $154.58 per square foot of living area.

After numerous months of strong results for the Stuart Condo market for zip code 34994 even during our off season, the market has cooled slightly as we approach the holidays.  Sales were off by 2 units and pending sales also were off by 3 condos. while the  available inventory was up by 10 units.  The one month absorption rate is at 14 months, which still signifies a buyers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last November the numbers were 146 active listings, 35 pending sales, and 10 closed sales.

The 34994 ZIP code area of the Stuart, Florida real estate market activity has cooled slightly after a very strong spring.   Inventory has crept up again for the second month in a row which makes more homes available for buyers.  Pending sales rose slightly while closed sales were off to only 4 homes sold.

The one month absorption rate for this zip code plunged to almost 18 months, which signifies a shift to a strong buyers market, after many months of under 6 month rates (sellers market).  I think this is more an indication of the holiday slow down as opposed to any major shift in the market.

The November 2011 numbers were 79 Active Listings, 32 pending sales and 11 closed sales.
