The 34994 ZIP code area of Stuart continues to do well, especially as compared to the surrounding areas.  While inventory was up by seven homes last month, pending sales remain strong and closed sales were up.  Considering that this is typically a slow time for our area, these are strong results.

We’re not expecting any large changes for the holiday season, possibly some easing of the market.  May have a surprisingly strong new year coming up if the economy will let it happen.

In October of 2011, only 1 home sold in Sewalls Point, Florida.  This home was a waterfront home on North Sewalls Point and sold for 94% of the listing price.  Buyer’s were represented by our office, Premier realty Group.  The inventory for Sewalls Point declined for October as we had an increase in pending sales to 14 homes and a number of sellers have allowed their homes to go off the market.

Lower inventory and a hope for more future sales is a good sign as we enter the winter season and next year.  As the holidays approach we may have some softening of the market as both buyers and sellers tend to be more occupied with family and the distractions of the season.

    The Hobe Sound condo market is very small as cmpared to the condo market for the remainder of Martin County.  There were no sales of condos in September of 2011.  The inventory continued to decline and only 6 condos are presently under contract.
    With the low inventory, this is one of the best seasons in quite some time for those that have a desire to sell their Hobe Sound condo.  While prices aren’t going up, the lack of inventory might just result in a very good sale for todays’ market conditions.

The Jensen Beach condo market report (ZIP Code 34957) showed a slow month for September 2011 with only sales showing a positive result with an increase of 3 since August.  Pending sales are off as well as a rising inventory.

As long as the inventory doesn’t increase appreciably this should be a good winter for Jensen Beach condo sales, though prices probably will not increase yet.  Should the inventory continue to increase, pressure will be on prices and may show some more decreases in the future.
