St Lucie County Townhouses and Condos June 2018 Market Report

TheSt Lucie County Townhouses and Condos June 2018 Market Report showed weaker sales activity when compared to last year, but remains as an active market.  Closed sales were down by 18.7% from last year (was up by 10.2% in May) while new pending sales were down by 2.4% for June (was down by 14.6% in May).

Prices were also down from the same period last year.  The median price increased by 16.6% from last year (was up by 7.5% in May) while the average sales price decreased by 6.3% (was down by 1.4% in May).  After a long period of increasing prices, if this trend continues, this could be a signal for a change for this segment of the St. Lucie County real estate market.

The inventory of available townhouses and condos decreased by 7 units from last month to 524 units, which is 3.6% less than June 2017. The current supply is 5.2 months, which is 1.9% less than the 5.3 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market though it appears to be drifting towards a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes June 2018 Market Report

St Lucie County Single Family Homes June 2018 Market Report had mostly weaker sales activity when compared to last year, but remains a very strong real estate market.  Closed sales were down by 9.3% (in May they were up by 1.0%) and new sales under contract (new pending sales) increased by 0.4% (they were down by 0.8% last month).

Prices, however, continued their upward march for the month.  The median and average sales prices up by 12.4% and 8.7% respectively from last June (For May these numbers were up 8.8% and 7.8%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 77 homes down to 1,514 homes.  This inventory is 4.4% lower than last year.  The current supply of homes is  3.3 months (was 3.5 months for May) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

St Lucie County Townhouses and Condos May 2018 Market Report

The St Lucie County Townhouses and Condos May 2018 Market Report reported quite strong closed sales activity but some weakness with pending (or future) sales when compared to last year.  Closed sales were up by 10.2% from last year (was up by 2.4% in April) while new pending sales were down by 14.6% for May (was up by 14.5% in April).

Prices, however, were mixed from the same period last year.  The median price increased by 7.5% from last year (was down by 1.7% in April) while the average sales price decreased by 1.4% (was down by 2.9% in April).  This is the first month in quite some time with decreasing prices.

The inventory of available townhouses and condos decreased by 17 units from last month to 531 units, which is 1.0% less than May 2017. The current supply is 5.1 months, which is 8.9% less than the 5.6 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes May 2018 Market Report had mixed results for sales when compared to last year but remains a very strong real estate market. Closed sales were up by 1.0% (in April they were up by 1.2%) and new sales under contract (new pending sales) decreased by 0.8% (they were down by 1.0% last month).

Prices continued their upward trend for the month.  The median and average sales prices up by 8.8% and 7.8% respectively from last May (For April these numbers were up 9.4% and 7.1%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 34 homes down to 1,591 homes.  This inventory is 0.1% lower than last year.  The current supply of homes is  3.5 months (was 3.5 months for April) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

For June 2018 there are 9 active listings in the Ballantrae community in the Sandpiper section of Port St Lucie, FL.  List prices range from $214,900 up to $1,195,000 for an average list price of $436,067 which equals $174.12 per sq. ft. of living area.

There are 3 homes under contract which have not closed to date.  List prices were from $285,000 up to $525,000 which averages to $403,300 or $173.89 per sq. ft. of living area.  These homes averaged 11 days on market before going under contract.

In the past 12 months, there have been 19 home sales.  Sales prices ranged from a low of $187,000 up to $485,000 for an average sales price of $308,474 which works out to $138.45 per sq. ft. of living area.  Listings stayed on the market for an average of 134 days prior to going under contract and sold at an average of 95% list to sales price ratio.
