Mariner Village Gardens is a newer townhouse community that was built between 2006 and 2008 just west of US-1 (Federal Highway) in the southern part of unincorporated Martin County with a Stuart zip code.  These townhomes are all 3 bedrooms 2 and ½ bathroom homes with 1 car garage.  Slight differences in floor plans result in interior square footage from a low of 1,435 sq. ft. up to 1,530.

There is an ample amount of green space between the front and back of these buildings along with a spacious community pool.  The location makes it convenient to either historic downtown Stuart as well as to the bustling town of Jupiter FL.  Also, only 10 to 15 minutes away from the crystal clear beaches of the Atlantic Ocean at Jupiter Island Beach.

The Mariner Village Gardens community is open to all ages. These townhomes are set up as a condo community so the condo fees include the exterior maintenance as well as property insurance for the structure and lawn, landscaping, basic cable TV and the pool service.

Children in Mariner Village Gardens currently attend the Sea Wind elementary school, Murray middle school and South Fork high school.  This pet-friendly community will allow up to 2 large pets per unit.

All prospective buyers should be aware that after the initial opening, many units in Mariner Village Gardens had defective drywall issues.  Most if not all of these units have had professional drywall remediation and should be perfectly fine for occupancy, but an inspection and review of the remediation documents would be highly recommended.

For June 2021, there is only 1 Sea Winds condo available for sale in Jensen Beach on Hutchinson Island.  This condo has a list price of $606,000 or $428.57 per sq. ft. of living area.

There are no condos currently under contract. 

In the past year, 13 condos have sold in Sea Winds.  Sales prices ranged from $310,000 up to $500,000.  This is an average sales price of $366,404 which works out to $283.52 per sq. ft. of living area.  These condos averaged 142 days on the market before going under contract. And, they sold for an average of 97% of the last listed price.

The Sea Winds Condos of Jensen Beach on Hutchinson Island is a one of a kind 12 story building with 8 condos per floor for a total of 96, 2 bedroom, 2 bathroom residences that were originally built in 1983.  There are two end units for each side of the building with larger square footage and wrap-around balconies with some magnificent views.  These units have a spacious 1,414 or 1,397 sq. feet of living area enclosed plus the additional balcony space.  The remaining four interior condos per floor feature 1,197 sq. ft. of living areas plus the balcony.

The residents of Sea Winds enjoy private beach access, a heated pool and clubhouse with a large common area and kitchen, as well as a tennis court, vehicle wash area, BBQ area and additional storage.  Residents are allowed two pets not exceeding 15 lbs. each.   Rentals are also permitted with a minimum 3-month duration.

The condo association fees were $1,190 per quarter as of May 2019, making Sea Winds one of the most affordable on Hutchinson Island in Jensen Beach.  Sea Winds units don’t come on the market often as this is a highly desirable building.

St Lucie County Townhouses and Condos May 2021 Market Report

The St Lucie County Townhouses and Condos market for May 2021 continues to show strong closed sales activity. New pending sales also increased. But, a reduced rate indicating a future decrease in closed sales because of the very low inventory of available properties for sale. Closed sales were up by 201.6% from last year (were up by 156.1% in April). New pending sales were up by 17.5% for May (they were up by 179.6% last month).

The May prices were also up.  The median price increased by 9.4% from last year (was up by 32.7% in April) while the average sales price increased by 7.1% (was up by 32.3% in April).

The inventory of available townhouses and condos decreased by 4 units from last month to 226 residences. This is 61.8% less inventory than we had in May 2020. The current inventory supply is 1.6 months, as compared to 6.6 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

In the past 12 months, 6 Saint Lucie Club condos have sold.   So, these sales prices ranged from $163,000 up to $255,000.  This equals an average sales price of $195,833 or $144.96 per sq. ft. of living area.  These condos were on the market for an average of 59 days before going under contract. Sale prices averaged 96% of list price.

I’m sure you’ve heard the term “location, location, location” when it comes to real estate.  Well, the Saint Lucie Club Condos in Stuart FL is one of these places.  This community is close to everything. Conveniently located on quiet Saint Lucie Blvd just north of East Ocean Blvd and west of Snug Harbor.

These condos consist of 3 elevator buildings with 52 total units that were built from 1982 to 1984.  Condo sizes range from 3 bedroom, 2 bathroom condos with 1,684 sq. ft. Down to 2 bedroom, 2 bathroom condos with either 1,488 or 1,351 sq. ft. of living area.   I believe a valuable benefit, the Saint Lucie Club has under-building parking for at least one car for each owner. There’s also a community pool and shared tennis courts in the lushly landscaped grounds.

St Lucie County Single Family Homes May 2021 Market Report

The May 2021, St Lucie County Single Family Home market had strong sales activity but is indicating weaker future activity as the inventory shrinks with fewer available homes for sale. Closed sales were up by 65.7% for the month compared to last year (in April they were up by 47.3%). New sales under contract (new pending sales) decreased by 26.6% (they were up by 34.6% last month).

Prices continued to rise sharply.  The median sales price was up by 26.4% (was up by 20.7% in April).  The average sales price was up by 37.0% (it was up by 30.2% in April).

The number of available home listings increased by 61 homes to 881 homes.  This inventory is 43.9% less than last year.  The current supply of homes is only 1.5 months (it was 3.3 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Townhouses and Condos showed strong sales activity when compared to last year. Closed sales for the month were up by 98.6%.  They were up by 87.5% in April.  New sales under contract (new pending sales) were up by 6.1% from last year.  They were up by 125.8% in April.

Prices were also up for May.  The median sales price increased by 31.9% (was up by 16.5% last month). While the average sales price increased by 18.9% (was up by 36.0% in April).

The inventory of available townhouses and condos decreased by 32 units to 172properties.  This is a 59.5% smaller inventory than we had in May 2020.  Currently, there’s a 1.5 months supply of inventory (compared to 4.9 months for May 2020).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report had mixed sales activity when compared to last May. Closed sales were up by 105.3% from last year(were up by 58.9% in April).  While new pending sales decreased by 20.4% as compared to last year (increased by 92.6% last month).

Prices were up significantly for May.  The median sales price was up from last year by 28.7% (it was up by 39.2% in April) while the average sales price increased by 84.7% (it was up by 100.8% last month).

The inventory of available single-family homes increased by 12 homes from last month to 352 homes. This is 61.0% less inventory than last May.  The current supply of homes is only 1.4 months.  For May of last year, it was a 4.8 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

A complex of 46 condos built from 1985 to 1988 in a very private and secluded area in the Rocky Point community of Stuart FL.  The condos in Seascape range from 4 bedroom 3 bathroom units down to 2 bedroom 2 bathrooms with living area square footage from 1,990 down to 1,125 and some sizes in between.  Some of these condos are two-level units while others are either first or second-floor one-level condos.

There’s a community pool and tennis court along with ample parking and green space.   One large pet is allowed and rentals are also permitted with some restrictions (Only one time per year).  All ages are welcome and sorry, no motorcycles or trucks are permitted.

Florida Townhouses and Condos market continue impressive real estate activity when compared to last year. Closed sales were up by 155.2% as compared to last month’s increase of 130.9%.  New sales under contract (new pending sales) increased by 56.7% (In April there was a 208.8% increase).

Prices were also up for May.  The median sales price was up by 24.1% (was up by 19.6% in April). While the average sales price increased by 43.7% (was up 39.9% in April).

The inventory of active listings decreased by 54.6% from May of last year.  This results in 2.0 months of inventory as compared to 6.0 months for May 2020.  Remaining in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory. In conclusion, a very strong market.

Reasonable HOA fees include the use of all the common facilities, landscaping, water and sewer, basic cable TV, management and reserve funds.

Florida Single Family Homes May 2021 Market Report

The Florida Single Family Home showed improved activity when compared to last year. Closed and new pending sales were both up for the month when compared to last year. Closed sales were up by 57.9% (were up by 55.4% in April). New sales under contract (new pending sales) were up by 0.1% (were up by 60.7% in April).

Prices were also up for May.  The median sales price rose by 27.7% (it was up by 22.4% in April). And, the average sales price was up by 47.3% (it was up by 46.1% last month).

The inventory of available homes for sale decreased by 58.2% from last year.  This represents only a 1.1 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (May 2020 had a 3.3 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.
