St Lucie County Townhouses and Condos September 2024 Market Report

The St Lucie County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were down by 14.9% from last year (they were down by 29.5% in August). New pending sales were down by 5.4% (they were down by 35.2% last month).

Prices were up for September. The median price increased by 1.4% from last year (was up by 1.6% in August) and the average sales price increased by 18.3% (was up by 9.9% in August).

The available townhouses and condos inventory increased by 6 units from last month to 673 residences. This is a 66.2% greater inventory than we had in September 2023. The current inventory supply is 8.2 months, as compared to 4.8 months of inventory last year.  The St Lucie County townhouses and condos real estate market is in a solid buyer’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

There are 5 condos for sale in Pierpoint in Stuart FL for October 2024. The list prices range from $175,000 up to $264,900. This is an average list price of $215,560 which is $171.41 per sq. ft. of living space.

St Lucie County Single Family Homes September 2024 Market Report

The September 2024 St Lucie County Single Family real estate market showed weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were down by 11.4% for the month compared to the previous year (in August they were up by 6.5%). New sales under contract (new pending sales) decreased by 7.3% (down by 3.5% last month).

Prices rose in September when compared to last year.  The median sales price was up by 2.0% (it was up by 2.5% in August).  The average sales price was up by 2.1% (it was up by 2.0% in August).

The number of available homes for sale increased by 51 homes to 2,235.  This inventory is 58.7% greater than last year.  The current supply of homes is 4.9 months (it was 3.0 months for last year).  The St. Lucie County single-family home market remains a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

Martin County Townhouses and Condos September 2024 Market Report

The Martin County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should hopefully help in the near future. Closed sales for the month were down by 18.3%.  They were down by 29.8% in August.  New sales under contract (new pending sales) were up 8.7% from last year.  They were down by 19.0% in August.

Prices rose in September.  The median sales price increased by 5.3% (was down by 0.3% last month). And, the average sales price increased by 19.7% (was down by 10.2% in August).

The available townhouses and condos inventory increased by 13 units to 552 properties.  This is a 64.8% greater supply of inventory than we had in September 2023.  Currently, there’s a 6.9-month supply of inventory (compared to 3.8 months for September 2023).  We remain in a balanced market (Though the trajectory appears to be heading for a buyer’s market) for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

For October 2024, 2 condos are available to purchase in the Estates at Stuart. The list prices are $259,000 and $297,500. This equals an average list price of $278,250 which is $255.28 per sq. ft. of living space. 

There are also no Estates at Stuart condos currently under contract.

In the past 12 months, 4 Estates at Stuart condos have sold.  Sales prices ranged from $203,500 up to $340,000. This works out to an average sales price of $273,375 or $257.19 per sq. ft. of living area.  These condos averaged 51 days on the market before going under contract. The Estates at Stuart is a newer condo community with 123 units that was originally built as an apartment complex and then converted to condos beginning in 2005.  After the slowdown in the real estate market, a large number of these units were taken back by the developer and continue to be in the in-house rental program.  Currently, with only a very limited number of these condos available for private ownership, there is quite a demand for this community. This demand is based on the first-class amenities in this gated community

The amenities include a fully-equipped fitness center, children’s playground, a large resort-style pool with a covered lanai, sand volleyball court, tennis court, recreation, and billiards lounge, and beautiful landscaping. This is a gated community and only minutes from the historic downtown area of Stuart. Importantly for some, it is only about 10 minutes to I-95 for those needing to commute either north or south.

This community is within easy reach of shopping, restaurants, and medical facilities all of which make for a very much sought-after community.

Estates at Stuart

Condos in the Estates at Stuart range from 1 bedroom 1 bathroom units up to 3 bedrooms 2 baths. Living area sizes vary from just under 800 sq. ft. to over 1,500 sq. ft.  Additionally, some units come with either attached or detached 1-car garages. This is a dog- and cat-friendly community allowing for up to one medium-sized pet.  The condo association fees vary by the size of the unit and whether a garage is included or not.

Martin County Single Family Homes September 2024 Market Report

The Martin County Single Family Homes real estate market had a small increase in sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were up by 7.6% from last year (they were down by 6.1% in August). At the same time, new pending sales decreased by 23.8% compared to last year (which increased by 13.7% last month).

Prices were up for September when compared to last year.  The median sales price increased from last year by 3.9% (up by 0.4% in August) while the average sales price increased by 22.1% (down by 7.9% last month).

The inventory of available single-family homes increased by 29 homes to 742. This is a 61.0% greater inventory than last September.  The current supply of homes is 4.6 months.  For September of last year, it was 2.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

Coral Point is a small community of only 20 homes located in Rocky Point just off the Manatee Pocket in Stuart FL.  This community had its first home built in 1986 and was mostly finished by 1993, though there have been a few homes with some extensive remodeling that could be considered brand new.

There are a number of wide waterfront homes in Coral Point with quick access to the Atlantic Ocean as this community lies only a mile or two from the inlet.  For those, not on the water there’s a community day dock and fishing pier with excellent fishing for snook or so the residents inform me.

This is an ungated community and there is a community tennis court.  As of this writing (October 2019), the HOA fees are under $500 per year.  This fee may vary slightly as the needs for community maintenance change.

Home sizes range from a 3 bedroom, 2 bath home with under 2,000 sq. ft. of living area up to a 4 bedroom, 4 bathroom home with over 5,000 sq. ft. of living area.  This is a beautiful secluded little community for those wishing to enjoy our Florida lifestyle

Florida Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should hopefully sooner than later. Closed sales were down by 20.7% compared to last month’s decrease of 14.9%.  New sales under contract (new pending sales) decreased by 16.3% (In August, there was a 19.0% decrease).

Prices were mixed for September compared to last year. The median sales price was down by 3.4% for September (down by 4.3% in August). And the average sales price increased by 1.8% (was up by 3.7% in August).

The inventory of active listings increased by 65.3% from September last year.  This results in a 7.4-month supply of inventory as compared to a 4.1-month supply for September 2023.  We remain in a buyer’s market for Florida townhouse and condo sales after a long stretch in a seller’s market.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

In October 2024, there are 7 condos available for purchase in the three Atlantis condo buildings on Hutchinson Island in Jensen Beach FL. The list prices range from $378,000 up to $607,000. This is an average list price of $494,129 which is $427.20 per sq. ft. of living area.

In the past 12 months, 9 Atlantis condos have sold.  Sales prices ranged from a low of $320,000 up to a high of $560,000.  This is an average sales price of $442,211 or $396.33 per sq. ft. of living area.  These condos were on the market for an average of 69 days before going under contract. These Atlantis Condos on Hutchinson Island in Jensen Beach FL (Saint Lucie County) consist of three buildings.  Atlantis ‘A’, Atlantis ‘B’, and Atlantis ‘III’.   Buildings A and B were constructed in 1978 and consist of 68 2-bedroom 2-bathroom condos with 1,053 sq. ft. of living space on 7 stories.  End units are slightly bigger with wrap-around balconies and 1113 sq. ft. of living space.  Building III was built in 1982, also with the same number of condos but is slightly larger with 1,151 sq. ft. interior units and 1,258 sq. ft. on the ends.

Closed sales were down by 12.3% (were down by 1.1% in August). New sales under contract (new pending sales) were down by 1.9% (were down by 4.2% in August).

Prices were mixed for September when compared to last year.  The (year-to-year) median sales price was up by 0.2% (down by 0.8% in August). And, the average sales price was down by 0.6% (down by 1.9% last month).

The inventory of available homes for sale increased by 39.6% from last year.  This represents a 4.6-month supply of inventory (September 2023 had a 3.2-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered one with a 6 to 7-month supply of inventory.

A newer Kolter community is located just north and west of the Treasure Coast Mall in Jensen Beach FL.  This is a gated community with spacious lots, many of which have serene preserve or lake views from the back patio and yard.

The Falls is in a wonderful location close to shopping, restaurants as well as professional services, and only a few minutes to the beaches and waterways that Martin County has to offer.  Children living in the falls have the privilege of attending Martin County’s A-rated schools.  Currently, these are the Jensen Beach Elementary school, Stuart Middle school, and the Jensen Beach High school.

Construction in the Falls began in 2006 and all of the 130 lots have now been built, with the latest homes just recently completed in 2016.  As of this writing, there are only two new homes available from the builder, but resale homes have been coming on the market at a fairly steady rate.

Homes sizes in the Falls range from 4 bedroom, 3 bathroom homes of 2,236 sq. ft. of living area up to 5 bedroom, 4 bathroom homes with just under 4,500 sq. ft. under AC.  The majority of the homes in the falls have 3-car garages.  Homes range from single-story ranch-style designs to two-story homes and many have private pools.

Since this is a newer community, all homes meet the latest building codes for hurricane and wind protection. Most of these homes also feature an updated kitchen with granite countertops.

The HOA fee includes your landscape and lawn service, basic cable TV as well as security and the common areas.  There is no community pool or clubhouse in the Falls.
