Use Skylights To Brighten Rooms

There’s nothing as inviting as natural light inside of what otherwise could be a dark home, filled with artificial lights.  Today’s new styles of skylights can brighten the living room, a windowless bathroom, or especially a dark staircase.  People don’t have to find a light switch and turn it on before they climb the stairs. Skylights are easy additions to your home that not only bring in light but add ventilation. Neat new styles include an electric one that has a rain sensor. It will shut itself off when the rain begins.

Some have solar-power shades that you can operate with remote control. Too much sun? Just press a button and the shade closes.The two most common types are fixed, which don’t open or vent and vented. Vented skylights open to allow air to come in from the outside. They have screens to keep out mosquitoes, but you still get a nice breeze in the evening.Tubular skylights are small tubular openings, also known as sun tunnels. They are great for bathrooms and hallways. They are a good alternative if you want natural light but not the skylight effect.A skylight can be installed in a day for about $500, depending on how much work is involved. It is important to get a qualified company to install the unit. The most common skylight complaint is leaking caused by poor installation.

If it happens, a more experienced installer should be called to correct the problem.

A New Life for the Holiday Inn Oceanside at Jensen Beach

After seven long years, it looks like the Holiday Inn Oceanside may soon be revitalized and open as the popular beachfront destination it was in the past.  The Holiday Inn suffered extensive damage after the hurricanes of 2004, was almost completely refurbished and then sold with plans for an upscale beach resort.  With the economic downturn, those plans never materialized and the hotel sat idle, being used occasionally for training for local Fire Departments. Now it appears that Ocean Properties Ltd. of Delray Beach (who bought the 4.6 acre property for 12 million in 2009) are getting ready to refurbish and once again restore this popular beachfront hotel.  While the timeline is not complete, plans call for a 184-room hotel, outdoor pool, conference and meeting rooms and a restaurant based on the existing structure of the old hotel. This will be a welcome addition to the Jensen Beach Oceanside area and will greatly help the local tourist industry by increasing our very limited beachfront short-term rooms for visitors.  We look forward to Ocean Properties Ltd. plans and wish them good luck in rebuilding this welcome hotel back into our community.

How do banks rank credit scores?

Finding the best credit card often means having to know where your credit scores fall on the spectrum of typical consumers. Over the past few years, lenders have ratcheted expectations skyward. Before the financial crisis of 2008, many banks considered a 680 FICO score “good.” Today, it’s just “fair.” Research from FICO, Experian and Informa Research reveals how banks look at credit scores today:

·         Excellent: 760-850 on FICO, 900-990 on VantageScore or an “A” letter grade.

·         Good: 700-759 on FICO, 800-899 on VantageScore or a “B” letter grade.

·         Fair: 620-699 on FICO, 700-799 on VantageScore or a “C” letter grade.

Four cameras show the swimming pool, the Palm Pointe gate and the Palm Isles gate. All are recorded 24 hours a day to capture security issues such as gate damage or pool damage. A banner runs along the bottom of the screen giving information and phone numbers for management and security.

The Palm Pointe/Palm Isles common areas are irrigated with water from the lakes. This is surface water, collected from runoff from rainfall. Each lake has a “pump station,” which consists of a pump, motor and a recharge well to put water into the lake during periods of drought.

The Meadows community is divided into 6  distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro and Ridgewood.

The Meadows is a guard-gated community with round-the-clock security.  Residents of the meadows enjoy a large heated swimming pool, a tot pool, a children’s playground adjacent to the pool, basketball, 3 lighted tennis courts, a horseshoe pit and 2 bocce courts.  Near the entrance of the Meadows, between the gatehouse and the fountain, is a 2200-square-foot recreation center, known as The Meadows House, which also houses the administrative offices of The Meadows Homeowners Association.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon-to-be-constructed villages of The Meadows.

Divosta started construction on the site known as The Meadows in 1988 by building two structures from which to sell. One was a Single Family home (Hampton) in what is now known as Greenwich Village, and the other was a four-unit Town Home building (Stamford) in what is now known as Lakemont Village. Both types of homes were started in The Meadows at about the same time in 1988.  DiVosta completed the Meadows in 1993 and turned the administration and running of the community to The Meadows Homeowners Association which runs the community through elected officers as well as a full-time support staff.

We’ve changed the scope of our charts for the Martin County Florida Condo market report from previous months. We are now going back to when we first started to record the data in 2004. This should give a much clearer picture of the trend and state of the market as a whole. You will need to click on each individual chart for an expanded view.

Condo sales were off for July which is to be expected for the summer season for Martin County.  There was a significant drop in the median sales price for July. This reflects that the majority of condo sales were in the lower-priced range and the higher-end condos are seeing a difficult market.

The current uncertain economic climate is a very significant factor in keeping the market from rising at present.

You often hear real estate agents mention that real estate is local.  What happens in other areas of the country is not necessarily indicative of what happens in Martin County real estate.  This has been true for a long, long time.  Even within small geographical areas, the local nature of real estate may see one community struggling while a nearby neighbor flourishes.  There are lots of reasons for this and with the current real estate market difficulties, it is more true than ever.  Look at this recent article from the Miami Herald:

In South Florida’s location-specific housing market, some neighborhoods are enjoying 20 percent appreciation since last year, while others continue to plunge, down as much as 30 percent, according to a new report from real estate research firm Zillow.
Neighborhoods in negative territory—mostly low-income and inner-city locales—outnumber the region’s affluent ZIP Codes, which are on the upswing, so overall numbers still show a downward trend. The median home in South Florida had a value of $140,900 during the second quarter of this year, down 5.4 percent from last year, the report found. More than 45 percent of homes are underwater on mortgages, and 44 percent of homes sold for a loss in June.
