The 34994 ZIP code area of the Stuart, Florida real estate market activity has cooled slightly after a very strong spring.   Inventory has crept up again for the second month in a row which makes more homes available for buyers.  Pending sales rose slightly while closed sales were off to only 4 homes sold.

The one month absorption rate for this zip code plunged to almost 18 months, which signifies a shift to a strong buyers market, after many months of under 6 month rates (sellers market).  I think this is more an indication of the holiday slow down as opposed to any major shift in the market.

The November 2011 numbers were 79 Active Listings, 32 pending sales and 11 closed sales.

There are currently 23 homes actively listed in Hammock Creek for December, 2012 in Palm City, Florida.  The average list price is $417,447 at $144.40 per square foot of living area.

There are 5 homes under contract awaiting closing.  One is a short sale.  The average list price is $391,780 at $138.45 per square foot of living area.

In the past 12 months, 39 homes have sold in Hammock Creek with an average sales price of $378,907 at $124.00 per square foot of living area.  Five of these sales were short sales and four were bank owned homes.

Hammock Creek is a lovely gated upscale neighborhood consisting of three separate sections, The Sanctuary, The Preserve, and The Estates. The community is centered around the Hammock Creek Golf Course, a Jack Nicklaus designed course. Continued strong activity for the Sewalls Point market report for November 2012.  A very good month for sales with 8 closings.  Pending sales were off  (by 7 homes) while the inventory is now down to 41 homes.  This is getting to be pretty slim for Sewalls Point.

The absorption rate now stands at 5.1 months.  This is an indication of a transition into a slight sellers market.  Where a seller has an advantage over the buyer because of the low supply and high demand.  A balanced market is considered to be when the absorption rate is 6 months.

Comparing the results to November of 2011, the inventory was at 49 homes homes on the market last year, pending sales numbered only 13 homes, and there was only 3 sale.

There are 7 homes currently for sale in Snug Harbor Stuart FL.  Listing prices range from $695,000 to $2,550,000. (3 wide waterfront homes and 4 homes with marina access)

2 homes have sold in the past 12 months.  Ranging in sales price from $360,000 to $967,250.  Neither of these homes were waterfront.

Located on the wide Saint Lucie River just east of the city of Stuart Florida is the unique subdivision of Snug Harbor. While the real estate market on the Treasure Coast has it’s problems, Snug Harbor remains a desirable community as recent sales can show.

For 2012, it’s the 52’nd annual Stuart Florida Christmas parade in downtown Stuart on Friday, December 7 starting at 7 PM.  We’re anticipating nice balmy weather so bring your chairs and maybe a sweater and pick your favorite spot on East Ocean Blvd to watch the much anticipated annual parade.

This year’s theme for the Christmas parade is “Christmas by the Sea”.  Look for the almost 50 floats to be pulled by dolphins and fish instead of the traditional reindeer.

There will be two prizes for the float most adhering to the theme (one for floats over 30 feet and one for under), best use of lights and music (again two awards based on the best float over 30′ and one for under) and the big prize know as the Stuart Main Street’s Choice award.

Along with the floats, will be marching bands, baton twirlers, firetrucks and a slew of local dignitaries.

We expect all age groups to flock to their favorite holiday parade to get into the Christmas spirit.

The spirit and contributions of the organizers and founders of this parade only add to the uniqueness of this long-standing tradition. Planned, supported, and celebrated by the Martin County Community the Christmas Parade in Downtown Stuart this Friday is a local tradition not meant to be missed.

Commentary:

The Martin County Florida Condo Market for October 2012 continues to tread water neither getting worse or better.  Sales for October were up to 50 units from a very weak 39 in September.  Just about identical to October 2011 which had 53 sales.  The inventory rose to 574 condos (up 6 from September) which is about 100 condos less than were available last year.  I would not be surprised to see more inventory growth as we get into the upcoming  fall and winter condo season.  The median sales price did take a hit in October , down to $114,750 down from $159,000 for September, but still above last year’s $92,500.

The one month absorption rate is up to 11.5 months, while the three-month average is at 12.7 months.  Still a very challenging market for condo sellers.  But quite attractive opportunities for buyers.  We need to see a sustained absorption rate below 9 months for a healthy market and down to 6 or 7 months to be considered a balanced one.

Currently, the condo market is under-performing as compared to our residential market and the condo markets of our southern neighbors.  I do expect this trend to stop as buyers realize the bargains currently available in the Martin County condo market.

The Definition of Absorption Rate:
Number of months it takes to sell the current inventory at the present rate of sales. Knowing your area’s Absorption Rate, helps to track trends. Understanding the market and where it is headed is part of our job as real estate professionals. Absorption rate is NOT an exact science. Martin County Florida Residential Market Report for October 2012

 

Commentary:

The Martin County Florida residential market report for October 2012 showed strong activity. In a month that typically is slow by historical standards, 153 homes closed, 40 homes better than 2011 and 39 homes better than 2010.  All this with an inventory of available homes now down by close to 50% from 2010.

Average and median sales prices were both higher for October.  This months inventory showed a slight increase to 1149 homes (up 14 from September), still down from the 1359 homes that were on the market in October of 2011 (and the 2710 homes in October of 2007). The one month absorption rate for October is 7.5 months, while the three-month average is 7.4 months. A 6 month absorption rate is considered to be a balanced market, so we are once again in a slight buyers market in Martin County.

Showing activity remains strong, though we are in the middle of the holiday season which normally is a slower market.
