The Stuart Florida Market Report ZIP Code 34996 for Condos showed some increased activity along with the second straight month of increasing inventory. Pending sales were up slightly which is unusual for December, which is typically a month with reduced traffic because of the holidays. Sales were also up, though I was expecting a bit stronger closed activity to finish the year.
The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo is just over 15.4 months. Still indicating a strong buyers’ market. A balanced market is considered to occur when the absorption rate is 6 months.
The numbers for December 2011 were: 226 active listings, 19 pending sales and 12 closed sales. Very similar numbers to this year with the exception of a significantly higher pending sales numbers.

After numerous months of strong results for the Stuart Condo market for zip code 34994 even during our off season, the market has cooled slightly as we passed the holidays. The bright note is that end of year bargain hunters closed on 14 condos an increase from the previous prices. All were in the under $100,000 price range. The inventory remained unchanged while pending sales were off. An expected result as there is typically considerably reduced traffic during the holidays.
The one month absorption rate is at 11 months, which still signifies a buyers market. Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months. Meaning neither the buyers or sellers have an advantage in the real estate market.
Last December the numbers were 153 active listings, 35 pending sales, and 13 closed sales. Almost identical to this years activity.

There are currently 32 active listings in Rocky Point. The average list price is $458,907 based on $176.01 per square foot of living area.
13 homes are under contract (pending sales). The average list price is $165,461 at $137.35 per square foot.
In the past 12 months, 74 homes have sold in Rocky Point at an average sales price of $237,628 at $120.70 per square foot of living area.
The highest priced sale was $1,180,000 and the lowest was $54,900.

Rocky Point in Stuart, FL is a wonderful boating oriented community located just off the Saint Lucie Inlet in beautiful Martin County Florida. The Jensen Beach Golf and Country Club in Jensen Beach Florida is one of the most desirable communities on Florida’s Treasure Coast. Commentary:
The Martin County Florida Condo Market for November 2012 showed some improvement from last year, but continues to struggle in a difficult market. Sales for November were 47 units down slightly from the 50 in October. Though, considerably better than November of 2011 during which we saw only 35 sales. The inventory rose to 617 condos (up 43 from October) which is about 60 condos less than were available last year. I am anticipating a greater increase in inventory as many condo owners try to maximize the seasonal impact of this market. The median sales price was up in November to $125,000 after taking a sizable drop in October which had dipped to $114,750. Last year in November the median sales price was $112,500.
The one month absorption rate is up to 13.3 months, while the three-month average is at 12.9 months. Still a very challenging market for condo sellers. But quite attractive opportunities for buyers. We need to see a sustained absorption rate below 9 months for a healthy market and down to 6 or 7 months to be considered a balanced one.
Currently, the condo market is under-performing as compared to our residential market and the condo markets of our southern neighbors. I do expect this trend to stop as buyers realize the bargains currently available in the Martin County condo market.
The Definition of Absorption Rate:

Understanding the market and where it is headed is part of our job as real estate professionals. Absorption rate is NOT an exact science. Figuring it is based on the premise that one will be looking for a TREND. It is advised to consistently do the numbers each month, to be able to track a trend.
