April 2014 Monthly Market Detail Florida Single Family Homes

The April 2014 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors showed improved results from last year, though at a much reduced pace from 2013.  Year to year closed sales were up, but only by 4.1% (was up by 2.8% in March) and new sales under contract (new pending sales) decreased by 1.1% (was up by 2.1% in March).

Both median and average sales prices continue to rise ( April 2013 to April 2014) by 6.1% and 3.8% respectively, compared to March’s 7.1% and 6.3%.   While still very positive numbers, the rate of appreciation appears to be slowing.

The inventory of available homes for sale jumped by 18% from last year.  This is now the seventh month of increased inventory.  This increase is a direct result of rising prices as many home sellers have been waiting on the side lines for improved values.  I suspect that the reduced rate of increasing values and home sales are a direct result of the increasing inventory.  Currently, there are just not enough buyers to absorb this increase fully.  Though with only a 5.7 months supply of inventory, this is still a healthy and balanced market.

The current absorption rate is 4.2 months (Last month it was 7.3 months).  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that may not indicate a true trend in the market.  Yet even with these low numbers, we are in a sellers market for condos in the 33455 zip code area of Hobe Sound.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The April 2013 numbers were:  21 active listings, 7 pending sales and 5 closed sales.   Almost identical activity year to year.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 decreased to 5.4 months (7.8 months in March).  Back into a sellers market for Hobe Sound, which is where we were for most of 2013.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for April 2013 were:  2227 active listings, 106 pending sales and 51 closed sales.  Better overall activity last year.

The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 3.4 months (4.3 months in March).  Continuing a very strong sellers market for Jensen Beach residential home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The April 2012 numbers were: 116 active listings, 84 pending sales and 32 home sales closed.   Better activity, if only slightly, this year as compared to April 2013.

April saw a good improvement for closed sales for the Palm City FL real estate market for zip code 34990.  Unfortunately both pending sales and the inventory declined.  This is a pretty strong indication of slower activity for the future.  Though, this segment of the Martin County condo market is fairly small as most Palm City real estate is residential single family homes, so there is not that much of a correlation to the ‘bigger picture’ from this segment of our market.

The current absorption rate for condos in the 34990 zip code area zoomed to 7.6  months (was 57 months in March).   A buyers market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The April 2012 numbers were: 58 active listings, 14 pending sales and 7 closed sales.   Slightly better activity for last year.

After two slow months to start the 2014 market, the Palm City home market (zip code 34990) improved in March and then went off the charts nearly doubling the number of closed sales for April.  Pending sales had a small decrease, but this is after a large increase last month.  Inventory increased slightly.
 
The current absorption rate plunged to 5.4 months from 9.1 months in March, putting the Palm City residential real estate market back into a sellers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The April 2012 numbers were:  382 active listings, 186 pending sales and 76 closed sales.  Better closed sales this year, though when the inventory rise is factores in, the activity was better last year..

The one month absorption rate dropped to 5  months compared to last month’s 8.5.  Back once again into a sellers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last April the numbers were 118 active listings, 43 pending sales, and 28 closed sales.   Another equally strong April for the 34994 condo market of Stuart FL.

An excellent month for closed sales for the Stuart FL condo market for zip code 34997.  Unfortunately, pending sales dropped for April indicating a possible slowdown of closed sales in the months ahead, though it’s still relatively strong.  Inventory also decreased and is once again at a fairly low value.

The one month absorption rate plunged to 3.3 months from last months 9.  A very dramatic sellers market.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The April 2012 numbers were: 101 active listings, 29 pending sales and 34 closed sales.   Closed sales were considerably better last year, but the greater number of pending sales might indicate better closed activity coming in the near future.
