Typically the summer in the Stuart FL 34996 Condo Market has reduced activity, though for this August, there was an excellent increase in activity.  Both pending and closed sales increased along with a small rise in inventory.  Very unusual for the August time frame.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 10.6 months from July’s 13 months .  The third month of a buyers market after more than a year of strong activity.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for August 2013 were: 178 active listings, 22 pending sales and 13 closed sales.  Considerably better activity this year with a much reduced inventory.

The 34996 zip code area of the Stuart Florida residential real estate market showed weaker August results after a small rebound in July.  All measured activity decreased for August.  With the inventory levels so low and with prices rising, buyers are getting a bit more picky in their selections.

The one month absorption rate for the 34996 zip code area of Stuart Florida for August increased to 11.9 months as compared to July’s 8 months.  A strong buyers market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for August of 2013 were: 125 active listings, 26 pending sales and 25 closed sales.  We still have greater number of available homes as well as pending sales as compared to 2013, though the closed sales were off this year.

Typically the Stuart FL 34994 Condo market slows a bit in the summer, which we can see for August.   Closed sales were off slightly while the inventory of available condos also decreased. Pending sales remained unchanged.

The one month absorption rate edged up to 4.8  months compared to last month’s 4.7.  Still a sellers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last August the numbers were 112 active listings, 48 pending sales, and 16 closed sales.  Continuing a trend of improved activity for 2014.

August activity for the 34994 ZIP code area of the Stuart, Florida had a decrease in closed sales for August.  There was also a decrease in available inventory of homes for sale.  The one positive note is the increase in pending sales.  A sign for better activity in the near future.

The one month absorption rate for the 34994 zip code for August decreased to 6.7 months from last months 4.9 months.  For August we are back into a balanced market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The August 2013 numbers were 59 Active Listings, 33 pending sales and 8 closed sales.   Considerably improved activity for this year.

 The Sewalls Point single family homes market activity for August 2014 had a nice increase in closed sales for the month.  Unfortunately pending sales were off which is an indication of possible slower activity in the near future. Also, somewhat troubling is the decrease in inventory, now down for four months in a row.

The absorption rate is currently 5.6 months, considerably improved over last months 9.6 and now Sewalls Point is in a sellers market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to August of 2013, the inventory was 46 homes on the market, 6 pending sales and there were 7 closed sales.  Similar numbers to last year, but with less inventory.
