August 2014 Monthly Market Detail Martin County Single Family Homes

The August 2014 Monthly Market Detail Martin County Single Family Homes showed a continued strong market with activity significantly outpacing the average for the state of Florida.  Year to year closed sales were up by 22.1% (was up 19.5% in July). New pending sales increased by % as compared to August of 2013 (increased by 21.1% in July). 

The median sales price was down by.3% from last year (up by 2.2% in July) while the average price decreased by 6.8% (was down by 2.9% last month).  These decreasing (or fairly steady) prices are one reason for the active market in Marin County.

The inventory of available single family homes decreased from July 2014 by 6 homes to 1,288 units this month, this still represents an 18.5% increase from last August.  Current supply of inventory decreased to 6.4 months from last month’s 6.6 (a 4.2% increase from last year).  Currently, Martin County has a balanced market for single family home sales.

August 2014 Monthly Market Detail Florida Townhouses and Condos

For the August 2014 Monthly Market Detail Florida Townhouses and Condos for the state of Florida we’re seeing some disappointing numbers as compared to last year.  But, this is still an active market, just not as robust as it was last August.  Year to year closed sales were off by 8.8% as compared to last months decrease of 6.7% and new sales under contract (new pending sales) decreased by 13.1% (July’s decrease was 13.9%).

Both median and average sales prices were up (year to year) by 3.8% and .5% respectively (in July it was 7.4% and 2.6%). Prices rose very rapidly last year and continue to go up this year though at a much more sustainable rate.  The reduced rate of appreciation should bring some more skittish buyers back into the market.

Inventory rose for the eleventh month in a row, by 8.9% (was up by 10.9% in July).  While the August 2014 numbers show a marked decrease in activity levels this is still a seller’s market as there is currently a 5.7 months supply of inventory (was 5.7 months in July) which is up 10.9% from last year.  A 6 months inventory supply is considered a balanced market.

August 2014 Monthly Market Detail Florida Single Family Homes

The August 2014 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors continues to improve though at a much reduced rate from last year.  Year to year closed sales were up by 4.2% (was up by 5% in July) and new sales under contract (new pending sales) increased by 3% (was up by 2.3% in July).

Both median and average sales prices continue to rise ( August 2013 to August 2014) by 3.4% and 4.3% respectively, compared to July’s 3.6% and 4.1%.   A much more reasonable rate of appreciation than last year’s large double digit rises.

The inventory of available homes for sale rose by 13% from last year.  This is now the eleventh month of increased inventory.  This increase is a direct result of rising prices as many home sellers have been waiting on the side lines for improved values.  This increase in inventory makes for greater choices and more price competition among sellers. With only a 5.5 months supply of inventory, this is a healthy market with a slight edge to sellers. (August of 2013 had a 5.1 month supply)Florida Single Family August 2014

The current absorption rate is 9 months (Last month it was 8.5 months).  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that August not indicate a true trend in the market.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The August 2013 numbers were:  14 active listings, 8 pending sales and 1 closed sales.  Pending sales were considerably stronger last year with a smaller inventory.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for August had another excellent month for closed sales.  Though, troubling is the large drop in pending sales this month.  Inventory rose by a small amount which is a bit surprising for the month of August.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased slightly to 4.6 months (6.5 months in July).  Back into a sellers market for Hobe Sound, which is where we’ve been for most of the year. (It was a litle off in July)  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for August 2013 were:  233 active listings, 95 pending sales and 48 closed sales.   Very similar to this year’s numbers with the exception of the lower number of pending sales this year.

After a couple of months of inventory gains, the trend stopped with the third month of decreasing inventory in August.  Pending sales increased by 3 condos and closed sales were up by 1.  The increase in pending sales should result in some additional closed sales in the near future.

Snug Harbor in Stuart Florida which is officially known as the Snug Harbor Yacht Club is a residential community in Martin County comprising of 72 home sites.  Snug Harbor lies in an unusual situation as it is an enclave in the very eastern part of the area that is almost entirely located in the City of Stuart, yet Snug Harbor is not part of the City and most residents want to kep it this way.

Recently, the City of Stuart has proposed bringing a hybrid sewer system into Snug Harbor to allow Snug Harbor residents to hook up to the city system.  Though, any one wishing to hook up must sign an agreement not to oppose the City annexing Snug Harbor into the City.  Many of us see this as nothing more than a back door way for the City to increase their tax revenue while providing Snug Harbor with a de-facto decrease in the level of service which we currently receive from Martin County.

The current absorption rate for condos in the 34990 zip code area decreased to 15 months (was 59 months in July).   Still a strong buyers market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The August 2013 numbers were: 53 active listings, 10 pending sales and 0 closed sales.   Better activity this year with the exception of the pending numbers, which is not a good indicator for future activity.

After a somewhat slower July than the hot market we’ve been experiencing for the Palm City FL 34990 residential real estate market, August certainly seems to be heading back into the right direction.  Palm City is one of the only areas that is seeing an increase in inventory in the summer month of August.  
 
 The current absorption rate decreased to 5.7 months from 5.9 months in July, making the Palm City residential real estate market continue as a sellers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

     The August 2013 numbers were:  352 active listings, 141 pending sales and 77 closed sales.  This segment of the Martin County real estate market continues with strong activity, though not quite as strong as last year.  Which may have been unsustainable.

Martin County residents have a new way of being notified of any emergencies in the area named Code Red.

NEW EMERGENCY NOTIFICATION SYSTEM AVAILABLE TO THE PUBLIC

Martin County Fire Rescue is excited to announce a new public Emergency Notification system, called CodeRED. This allows Emergency Management personnel to send Public Safety messages, evacuation notices, and other timely warnings, by phone, text, and/or email.  Citizens and businesses are encouraged to use a new Community Signup feature where they are able to associate landline phones, cellular phones, and email addresses with a Martin County street address.  CodeRED allows notifications as broad as all-county, and as narrow as targeted evacuation zones, or small neighborhoods threatened by wildfire, flooding and other public safety emergencies.

FREE WEATHER WARNINGS

Another feature of the CodeRED system is localized weather warnings.  Citizens and businesses opting into the system can receive severe weather and tornado warnings when issued by the National Weather Service affecting portions of Martin County.  With Weather Warnings, the public can receive timely information regarding these threats and react with protective actions, such as going indoors, sheltering, etc.  Signing up for the warnings is as easy as a few mouse clicks and the warnings are automatically generated.

Better activity for the Stuart FL condo market for zip code 34997 in August of 2014.  Interestingly this segment of the Stuart condo market is the only one with a decrease in inventory for August.  Pending and closed sales were off for August, though it was an unusually strong July and this market is retuning to a more sustainable level.

The one month absorption rate rose to 3.9  months from last months 2.9.  Still a hot sellers market.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The August 2013 numbers were: 81 active listings, 22 pending sales and 11 closed sales.  2014 continues to outperform the 2013 market activity.
