December 2014 Monthly Market Detail Martin County Single Family Homes

The December 2014 Monthly Market Detail Martin County Single Family Homes picked up steam in the final month of 2014. Year to year closed sales were down by 8.6% (was up 1.2% in November). New pending sales increased by 13.7% as compared to December of 2013 (increased by 9% in November).

The median sales price was up by 5.9% from last year (down by 1.5% in November) while the average price increased by an impressive 29% (was down by 8.8% last month). We appear to be in somewhat of a roller coaster ride in the past three months as far as prices are concerned.  Though all indications to date show more positive news coming for 2015.

The inventory of available single family homes increased from November 2014 by 25 homes to 1,285 units this month, and is a 4% increase from last December.  Current supply of inventory rose slightly to 6.2 months from last month’s 6.1 (a 6.4% decrease from last year). Martin County single family home sales remain in a balanced market favoring neither the buyer nor seller.

December 2014 Monthly Market Detail Florida Townhouses and Condos

The December 2014 Monthly Market Detail Florida Townhouses and Condos for the state of Florida has bounced back to show better activity after a few a weaker December.  Closed sales were up by 11.3% as compared to last months decrease of 5.4% and new sales under contract (new pending sales) decreased by 1.4% (November’s decrease was 1%).

Both median and average sales prices were up (year to year) by 8.4% and 8.8% respectively (in November they were up by 7.7% and 6.2%). Prices continue to rise at a strong rate for Florida Townhouses and Condos.

The inventory decreased by .01% for December, it was unchanged in November. Now two months of flat inventory. For December 2014 we have a 5.9 months supply of inventory (was 6 months in November) which is up from 5.8% from last year. A 6 months inventory supply is considered a balanced market.  As prices rise, we should see more inventory coming on the market, hopefullt prices won’t be too high to scare potential buyers away.

December 2014 Monthly Market Detail Florida Single Family Homes

The December 2014 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors showed continued strengthening market activity for the single family real estate market when compared to last December. Closed sales were up by 15.8% (was up by 10.7% in November) and new sales under contract (new pending sales) increased by 6.4% (was up by 6.1% in November).

Both median and average sales prices continue to rise ( December 2013 to December 2014) by 6.9% and 5.9% respectively, compared to November’s 3.5% and 3.3%.  Once again it seems that prices are poised for some healthy gains as interest rates remain very low making home loans more affordable.

The inventory of available homes for sale rose by 1.2% from last year. This is now a full 15 months of increased inventory.  The rate of inventory increases has declined significantly from previous months and this is an important statistic to watch for the future. For this month there was only a 5.2 months supply of inventory, this is a sellers market with the advantage for sellers. (December of 2013 had a 5.5 month supply)

The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that December not indicate a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The December 2013 numbers were: 23 active listings, 3 pending sales and no closed sales.  For the past two months, the Hobe Sound condo market has performed much better than last year.

The current absorption rate for condos in the 34990 zip code area is 10.2 months (was 30 months in August).   A big improvement from last month.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The December 2013 numbers were: 66 active listings, 5 pending sales and 2 closed sales.   Slightly lower inventory for 2014 as compared to last year with better activity.

The Palm City FL 34990 residential real estate market ended 2014 with a strong run on closed sales.  Pending activity was off slightly as was the active inventory.  I am anticipating increased inventory as we head into 2015 as well as growing pending and closed sales in the months to follow.
 The current absorption rate decreased to 5.7 months from 7.7 months in November. Back into a sellers market after a two month slide into a buyers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The December 2013 numbers were:  399 active listings, 140 pending sales and 73 closed sales.  Higher inventory for Palm City this year with very similar closed sales and less pending.  Market activity was stronger in 2013.

The Stuart FL 34996 Condo Market didn’t change much as compared to November.  Closed sales were off by 3 units while both the active inventory and pending sales declined slightly.  I expect to see an increase in activity as we gear up for 2015.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 6.8 months from November’s 6 months .  Slipping back towards a buyers market for December.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for December 2013 were: 173 active listings, 29 pending sales and 21 closed sales.  Even with considerably lower inventory, activity is much improved for the last month of 2014 as compared to 2013.
