The Stuart FL condo market for zip code 34997 is showing very strong sales activity.  Unfortunately the available inventory of condos for sale is now very low and will impact future sales.  For this month, both closed and pending sales activity increased.
The one month absorption rate is now a very striking 2.9 months after last months amazing 3.4 month rate.  Continuing as an extreme seller’s market.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The March 2013 numbers were: 90 active listings, 45 pending sales and 10 closed sales.   Strong activity as compared to last year, but with less than half of the available inventory of condos for sale in this zip code.

      The Stuart Florida Residential Market for ZIP Code 34997 continues to outperform most other Stuart FL areas in the single family real estate market.  The inventory gain we had in February has now been erased for March.  Solid increases in both pending and closed sales.
     The current one month absorption rate increased to 4  months (was 5.2 months for February).  A very strong seller’s market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2013 numbers for March, were: 416 active listings, 192 pending listings and 98 closed sales.  Considering the reduced inventory from last year, better activity for 2015.

The Stuart FL 34996 Condo Market was very strong for March.  This is the height of our condo season for those purchasing second home getaways from the cold and snowy conditions up north as well as those moving here permanently for a more relaxed and convenient Florida lifestyle.  Sales and pending sales both increased and remained strong.  Unfortunately our inventory is down to historically low levels.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 3.1 months from February’s 4.9 months .  Moving to a pretty extreme sellers’ market for March.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for March 2013 were: 150 active listings, 55 pending sales and 34 closed sales.  Even with close to 30% less inventory, there was better sales and pending activity for this year as opposed to March 2014.

The 34996 zip code area of the Stuart Florida residential real estate market continues to show improvement from a fairly anemic beginning of the year for 2015, though there’s still more room for improvement.   Increase closed sales as well as inventory, along with a small decrease in pending sales for March.

The one month absorption rate for the 34996 zip code area of Stuart Florida for March decreased to 7.9 months as compared to February’s 13.2 months.  Still a buyers’ market, though the trend is towards a balanced market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for March of 2013 were: 162 active listings, 47 pending sales and 15 closed sales.  We experienced more  closed sales  this year, but the pending (future) sales activity was better last year.

Is Buying New the Best Choice for Your Stuart FL Home?

When it comes to buying a home in Martin County FL, almost the first thing most of us do is to check the online listings to see what’s out there that catches our eye. That quick first look will usually reflect some preferences most of us don’t even bother to think about (that is, until we’re buying a home).

Sometimes they stem from our earliest childhood memories—the impressions that shape what ‘home’ should look like. Sometimes, those preferences have developed over time as an expression of our personal style. One preference can be a real trouble-maker if a couple discovers that their outlooks don’t match. It’s the one about which kind of home is more appealing: a brand new one (actually, the National Association of Home Builders defines a “new” home as one less than four years old) or an older, established home.

People who automatically tilt toward new homes can be following straightforward reasoning that goes without question. They don’t shop for used clothing; they know when they need another automobile they’re only interested in the newest model—so why in the world would they be drawn to a home that’s a hand-me-down?

People on the other side of the preference divide find new constructions lacking in the warmth and history an older home embodies. Out in the yard, they see fresh cement walkways and new plantings as pale imitations of the majesty of the grand, mature landscaping found in well-established neighborhoods.

However, I’ve often found that when my clients are buying a home in Martin County FL, their new vs. established home leaning will sometimes disappear in the face of some immediate practical advantages. A few points:

More than 70% of single-family homes were built prior to 1990, according to Realty Trac. The result is more than twice the variety from which to choose.

Older, established properties are synonymous with close-knit communities where residents know one another and their children. And often, in some locations, the older neighborhoods are in the most desirable locations.  Buying a home in such a neighborhood can mean great support, community and location.

New developments can create a fresh gathering spot for families who are all starting out together. The opportunity to build new institutions shaped to modern preferences can mean the establishment of a host of lasting friendships, in some cases bolstered by shared community recreational facilities.

Older homes can have larger lot sizes owing to lower land prices in the past. Then there are those shade trees that have been growing for generations…

Most new homes have been designed to accommodate our modern addiction to acquiring stuff. If a walk-in closet in a must, an older home is less likely to fill the bill.

Older homes are generally more expensive to maintain. According to the American Housing Survey, 26% of owners of older homes spent more than $100 a month on upkeep—while just 11% of the owners of new homes spent as much. In fact, 73% of the new home owners spend less than $25 a month for maintenance.

Ultimately the decision to buy an old or new home will come down to a combination of personal taste (“I don’t care: I love this home!”) and/or requirements (“I can’t live without _________”).

The one month absorption rate decreased to 5 months compared to last month’s 7.9.  Back into a seller’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last March the numbers were 111 active listings, 55 pending sales, and 13 closed sales.  Considerably less inventory for this year compared to 2014, but closed sales are greater this year, while pending sales are lower.

The Sewalls Point single family homes market activity continues to have some difficulties, though there is some glimmer of better activity to come with a large increase in pending sales for this month.  Closed sales remained unchanged and the inventory was up by four homes.

The current absorption rate rose to 24 months, in February it was 22.7 months.  Sewalls Point single family home sales remain in an extreme buyers market for March.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to March of 2013, the inventory was 61 homes on the market, 17 pending sales and there were 4 closed sales.  Very similar sales activity as compared to last year, but with greater inventory this year.

As of April 2015, there are 3 condos on the market in the Maritimes Condos and Townhomes on Hutchinson Island in Stuart FL.  Listing prices range from $214,900 to $685,000 with an average list price of $399.633 which equals $228.12 per sq. ft. of living area.  None of these condos are distressed sales.  (No foreclosure, bank owned or short sales.)

There is 1 condo pending and awaiting settlement.  The list price is $299,500 which equates to $148.64 per sq. ft. of living area.

There have been 3 condos sold in the past 12 months in the Maritimes.  The sales prices ranged from $200,000 to $381,500 for an average sales price of $307,833 which is equal to $190.12 per sq. ft. of living area and these sales were at 93% of the listing price.  Interestingly, the highest priced sale in the past 12months was a bank owned foreclosure.  There were no other distressed sales.

As of April 2015, there are 7 available homes for sale in the Lost River Plantation community of Stuart, FL.  Prices range from $449,000 to $875,000 for an average price of  $650,271 which equals $227.01 per sq. ft. of living area.

There is 1 home under contract which is listed for $592,700 or $208.33 per sq. ft. of living area.

In the past 12 months, there have been 12 sales ranging in sales prices from $349,900 to $710,000 for an average sales price of $489,116 which comes out to $191.73 per sq. ft. of living area.  Sales prices averaged 96% of the list price.  Three of these sales were short sales and two were bank owned foreclosures.
