Maritimes April 2015 Market Update

As of April 2015, there are 3 condos on the market in the Maritimes Condos and Townhomes on Hutchinson Island in Stuart FL.  Listing prices range from $214,900 to $685,000 with an average list price of $399.633 which equals $228.12 per sq. ft. of living area.  None of these condos are distressed sales.  (No foreclosure, bank owned or short sales.)

There is 1 condo pending and awaiting settlement.  The list price is $299,500 which equates to $148.64 per sq. ft. of living area.

There have been 3 condos sold in the past 12 months in the Maritimes.  The sales prices ranged from $200,000 to $381,500 for an average sales price of $307,833 which is equal to $190.12 per sq. ft. of living area and these sales were at 93% of the listing price.  Interestingly, the highest priced sale in the past 12months was a bank owned foreclosure.  There were no other distressed sales.

Lost River Plantation April 2015 Market Update

As of April 2015, there are 7 available homes for sale in the Lost River Plantation community of Stuart, FL.  Prices range from $449,000 to $875,000 for an average price of  $650,271 which equals $227.01 per sq. ft. of living area.

There is 1 home under contract which is listed for $592,700 or $208.33 per sq. ft. of living area.

In the past 12 months, there have been 12 sales ranging in sales prices from $349,900 to $710,000 for an average sales price of $489,116 which comes out to $191.73 per sq. ft. of living area.  Sales prices averaged 96% of the list price.  Three of these sales were short sales and two were bank owned foreclosures.

There are two homes under contract which have not yet closed.  List prices were $425,000 and $515,000 for an average list price of $206.34 per sq. ft. of living area.

In the past 12 months, 4 Sewalls Landing homes have sold.  Sales prices ranged from $435,000 to $572,000 for an average sales price of $482,500 which equals $214.45 per sq. ft. of living area. These sales averaged for 94% of list price.

There were no short sales or foreclosures (distressed sales) in any Sewalls Landing transactions this year.

The February 2015 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors rebounded for February after a fairly weak start for 2015. Closed sales was up by 19.5% (was down by 1.2% in January) while new sales under contract (new pending sales) increased by 5.7% (was up by 15.9% in January).

The median sales price was up by 71.3% (up 3.9% in January) and the average sales price increased by 41.8% (was down by 10.1% in January). Prices for townhouses and condos in the St Lucie County market have been erratic for the past few months. Though for this month, these are some very significant price gains.

The inventory of available townhouses and condos decreased by 6 units from last month to 688 properties, which is also down from last February by 26.9%. Current supply of inventory decreased to 6.4 months from January, which was 6.6 months. This is 29.4% lower than last year. The St. Lucie County townhouse and condo market is in a balanced market showing no advantage to either buyers or sellers.

February 2015 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors is showing reduced activity as compared to last year, though prices continue to rise.  Closed sales were down by 9.5% (in January they were unchanged from last year) and new sales under contract (new pending sales) decreased by 0.5% (they were down by 5.7% last month).

Both median and average sales prices continue their rise by 15.2% and 18.9% respectively from last February (For January these numbers were 23.4% and 17.9%).  These price increases, while good news for sellers, are having a negative effect on the volume of sales.

The inventory of active listings increased in February (from last month) by 79 homes to 1,827, but this is still lower than last year’s inventory by 21.3%. The current supply of inventory is only 3.8 months (a 29.5% decrease from last year). The Saint Lucie County single family home market remains in a very strong sellers market.

February 2015 Monthly Market Detail Martin County Townhouses and Condos did not perform as strongly as last month, but still showed nice gains  in most segments.  Year to year closed sales were up by 4.6% (was up by 23.6% in January) as well as new sales under contract (new pending sales) increased by 8.7% from February 2014 (was up by 19% in January).

The median sales price was up by 15.6% (was up by 7.5% in January) while the average sales price increased by 5.3% (was down by 2.2% in January) as compared to February of 2014.  Back into a higher rate of increases as compared to the past two or three months .

The inventory of available townhouses and condos has decreased by 6 units to 508 properties from last month, this is 22.1% less inventory than was available in February of 2014.  For February there was a 4.7 month supply of inventory (a 25.4% decrease from last year).  A strong sellers market for townhouses and condos in Martin County for February 2015 with a definite need for more inventory of active listings.

The February 2015 Monthly Market Detail Martin County Single Family Homes began the year with some very strong activity, and for the second month is showing even stronger results.  Year to year closed sales was up by 46.6% (was up 18.8% in January). New pending sales increased by 31.9% as compared to February of 2014 (increased by 44.3% in January).

The median sales price was up by 6.9% from last year (down by 2.1% in January) while the average price decreased by 16.2% (was up by 31% last month).  Some moderating in the rate of price increases has been expected since the rates of increases for the past two years has been at an unsustainable rate.

The inventory of available single family homes increased from January 2015 by 55 homes to 1,368 units this month, and this is a 1.3% increase from last February.  Current supply of inventory increased slightly to 6.3  months from January’s 6.2 months supply. (An 11.1% decrease from last year). Martin County single family home sales remain in a balanced market favoring neither the buyer nor seller.

The February 2015 Monthly Market Detail Florida Townhouses and Condos for the state of Florida showed some excellent gains after a weak start to 2015.  Closed sales were up by 7.4% as compared to last months decrease of 11.3% and new sales under contract (new pending sales) increased by 7.5% (January’s decrease was 0.8%).

Both median and average sales prices, however, continue to rise.  Increases of (year to year) 8.3% and 6.6% respectively (in January they were up by 5.4% and 3.2%).  Once again picking up momentum to fairly hgh year to year increased rates.

The inventory increased by 3% for February.  This was the second month of increasing inventory after two months of flat numbers. For February 2015 we have a 6.2 months supply of inventory (was also 6.2 months in January) which is up from 6.1% from last year.  A 6 months inventory supply is considered a balanced market.  The townhouse and condo market for Florida continues to lag in performance from the single family real estate market.

The February 2015 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors continues to show  improvement from last years results. Closed sales were up by 19% (was up by 10% in January) and new sales under contract (new pending sales) increased by 14.7% (was up by 10.5% in January).

Both median and average sales prices continue to rise ( February 2014 to February 2015) by 9.1% and 0.7% respectively, compared to January’s 7.9% and 7.4%.  Home prices continue to rise, though we are expecting some moderation in the rate in the near future.

The inventory of available homes for sale rose by 2.1% from last year. This is now a full 17 months of increased inventory.  The rate of inventory increases has declined significantly from previous months and this is an important statistic to watch for the future. For this month there was only a 5.3 months supply of inventory, this is a sellers market with the advantage for sellers. (February of 2014 had a 5.7 month supply)

There are currently 3 homes for sale in Lake Grove of Palm City, FL. List prices range from $440,000 to 575,000. The average list price equals $514,966 which is $179.09 per sq. ft. of living area. There aren’t any  distressed sales in these listings.

1 home is under contract and awaiting sale. The list price is $595,000 which equals $187.28 per sq. ft. of living area.

In the past 12 months, 2 homes have sold in the Cobblestone Country Club. Sale prices were $423,500 and $537,000 and the average sale price equaled $480,250 or $164.75 per sq. ft. of living area at a list to sales ratio of 97%.  Neither of these two homes were in distressed sales situations.

 

Located south on Mapp Road in Palm City is the community of Lake grove which is comprised of 64 homes built around a square shaped lake.  Lake Grove lies in a lovely private location will all home sites on at least ½ acre of land.

Homes range in sizes from over 4,500 sq. ft. of living space with 5 bedrooms, 4 baths and a three car garage down to just over 2,000 sq. ft. homes with 3 bedrooms and two bathrooms and 2 car garages.  As of March 2015, the Lake Grove HOA fees are a very reasonable $275 per quarter.

The common areas include two tennis courts, landscaped common areas and a fishing dock on the lake.  There’s also a dedicated trailer/RV/boat parking lot for residents.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Inventory rose for February for the third month in a row.  A welcome sight.   Pending sales also rose while closed sales remained unchanged.

The current absorption rate is 6.3 months (Last month it was 5.7 months). The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that February not indicate a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The February 2014 numbers were: 23 active listings, 3 pending sales and 3 closed sales.  Similar activity to last year.

Moon River lies on the east side of the Jensen Beach Causeway in Martin County Florida. It’s only a short walk or bike ride to the public beach on the Atlantic Ocean. It’s also close to shopping, restaurants and the remaining wonderful amenities that Martin County has to offer.
