After Easter, Stuart Spring Real Estate Season Blossoms

After Easter, Stuart Spring Real Estate Season Blossoms

 Roosevelt Bridge at Night

When the first spring day comes along (as opposed to the first day of spring), a goodly proportion of our Stuart residents feel the annual pull toward the garden store aisles. Even those who’ve stoutly resisted ordering seeds, gardening tools, or any of the other back yard paraphernalia the catalogs kept hawking all winter can succumb to this particular Call of Nature.

Burpee, Scotts and Miracle-Gro shareholders can relax: spring has sprung.

The Stuart spring real estate selling season starts stirring, too, pretty much in lockstep with the appearance of the tulips. Whether or not the tulips have succeeded in poking up out of the ground, it’s a cinch that by this time they will have made colorful appearances on store shelves everywhere, just like the Peeps and chocolate bunnies. Unlike the rest of the early spring’s trappings, though, the spring real estate phenomenon doesn’t disappear from sight once Easter Sunday is a memory. In fact, it picks up steam.

There are any number of explanations why spring real estate in Stuart is always expected to ramp up. Part of the reason is the calendar. For families with children, if a move is going to involve a change in school districts, summer vacation is the least disruptive time of year for it to happen, so spring is the time to start house hunting. Part of the reason is due to the comparative difficulty of selling a home in wintertime: not only can foul weather make it harder to keep a home at its showy best, it also can throw a monkey wrench into property maintenance and the few cosmetic fixes that almost every home could use before it hits the Stuart listings. The result is a certain amount of bottled-up inventory that bursts onto the scene all at once—and springtime is the single time of the year when that happens.

Then there is the automatic momentum effect. When you sell a Stuart home, most families need to turn around and buy the next. The National Association of Realtors® tells us that the spring real estate selling season may actually be stronger than the numbers indicate, because many sales that really did begin “in season” don’t actually close until summer begins. Spring real estate as a phenomenon is “real” enough that you can’t blame them for lines like “Spring brings rain and flowers—and possibly extra green in the final sales price of your home.”

The spring real estate selling season is indeed underway, so if you are planning on listing your own Stuart home anytime soon, now is a great time to give us a call. It’s the best way to take advantage of the traditional boom in prospective buyers!

Stuart FL 34996 Residential Market Report April 2015

The 34996 zip code area of the Stuart Florida residential real estate market retreated from the improved numbers of last month.  Both pending sales as well as closed sales were off for the month as compared to March.  A little bit of a disappointing report especially when looking at our other Stuart markets.

The one month absorption rate for the 34996 zip code area of Stuart Florida for April increased to 9.6 months as compared to March’s 7.9 months.  Drifting to even a stronger buyers’ market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for April of 2014 were: 186 active listings, 52 pending sales and 11 closed sales.  Better sales activity this year, but the pending sales are off as compared to last year, which may mean slower sales in the immediate future.

3 Ways Buying a Jensen Beach House is Unlike Any Other Purchase

3 Ways Buying a Jensen Beach House is Unlike Any Other Purchase

 Jensen-Beach-Florida-Homes[1]

As most Jensen Beach homeowners would agree, buying a house is dissimilar from any other kind of shopping—and that’s not just because of the price tag.

When you set out to shop for most everyday items, you usually pick which store you’ll visit first, then survey what they have to offer. If the goods aren’t what you had in mind—or the price seems too high—you hit the next store. We do this without a second thought.

For more important purchases, you’re apt to do some research first. You might search on the web or read magazine reviews to see which brands have the features you want. You may check out customer comments, paying more attention to the ones which sound reliable. You compare prices and delivery specifications, then buy online or find the nearest Jensen Beach store. When you have the time, this kind of spadework pays off in the quality and value gained.

Buying a Jensen Beach house differs considerably. If you have any doubts about that, it’s easy to verify. Just compare the process of buying a house with how you approach any other major purchase. Think about buying a new car…

Representation. When you’re in the market for a new auto, unless your brand loyalty is unshakeable, you’re likely to visit several car dealers, check out prices and features, take a test drive (or many test drives—given today’s prices, that’s not a bad idea!); then sit down and talk turkey with the showroom salesman. If you’re a seasoned buyer, you’ll probably wind up having it out with the sales manager before the deal’s done.

When you’re buying a car—even a Rolls-Royce, which costs more than some houses—no one brings along their agent. When buying a house, you should!

It’s true that some buyers consider letting the seller’s agent put together the deal, but that’s bound to be a huge mistake. That agent is employed to represent the interests of the seller. As buyer, your interests are hardly the same. If someone were suing you, you’d never consider hiring their lawyer to represent you—but when one agent is in charge of the whole process, that’s what happens. It doesn’t make much sense, especially since having your own agent costs you no more (both agents’ commissions are paid from the seller’s proceeds).

Inspection. When you buy a new car, if you insisted on having your mechanic check out the engine, the dealer would wonder what part of “new” you fail to understand. He would think you’d lost your mind. Yet buying a house without providing for your own thorough inspection would be a very risky move. Although skipping the inspection might save a little money, Jensen Beach home buyers expose themselves to an array of future problems when they do so.

Pre-Approval. It’s awkward to go about financing a new car before you know what you want, which is part of the reason dealers have a financing department. When you’re buying a house, the opposite is true. Since some people have an unrealistic idea of their total financial picture (and an incomplete understanding of lending practices), it makes any buyer stronger to appear with pre-approval in hand. Sellers know you’re for real!

If buying a house in Jensen Beach is on your agenda, having me in your corner will help make it one “shopping expedition” that’s both a pleasure and a success. I hope you’ll call me!

Stuart FL 34994 Condo Market Report April 2015

The Stuart FL 34994 Condo market showed strong activity for April 2015.  Very similar activity to last month with a drop in pending sales which may indicate a decrease in future closed sales.

The one month absorption rate decreased to 4.9 months compared to last month’s 5.0.  Continuing as a seller’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last April the numbers were 111 active listings, 56 pending sales, and 23 closed sales. For the 34994 zip code area of Stuart, this year’s activity is not quite as robust as it was for April 2014.

Palm City Homeowners Association Rules are well worth the Read!

Palm City Homeowners Association Rules are well worth the Read!

 gate

It does seem that whenever a story about some faraway homeowners association finds its way into our newspapers, nearly always it’s because something has gone awry. Either there’s an ongoing dispute about a flag display (“Indiana Couple Violate Rules for Flying U.S. Flag”), a fencing disagreement (“Border Feud is Childish and Dangerous”), or something else to catch readers’ eyes. The pettier, the better (“North Carolina Man in Dispute over Pansies Planted in Common Area”). Why does this hit the local news? Let’s face it: it is sort of fun to read about!

The downside is that when those instances are all we hear about, it can lead Palm City buyers to believe they should stay away properties with HOAs when they are buying a home. But the fact is, town homeowners associations exist to protect the common interests of owners and residents. Homeowners associations can and do offer many benefits. The key is understanding what they are, what the costs are—then choosing the right association.

Know the Rules

The first step in evaluating any Palm City homeowners association is to thoroughly examine a current copy of its rules. When you realize that it’s natural to focus on the individual property instead of the community, it’s more understandable why many prospective buyers pay too little attention to this step. Later, they may find themselves in violation of rules they should have noted before. Those stories about flags are typical: usually the problem was not with the flag, but with rules about flagpoles. Small details can become big problems when the homeowners association ‘covenants, conditions and restrictions’ remain unread in a kitchen drawer.

Comparing Costs and Amenities

In addition to the rules of a contending Palm City homeowners association, there is the matter of its fee structure. Older homeowners associations are often (not always) less expensive than newer HOAs. Yet price is not the whole picture. Especially when evaluating two or more associations, it’s time to sharpen a pencil and compare what the fees cover. One association may include lawn maintenance, while another leaves that as your responsibility…and there may be value for the community (and your property’s resale value) in guaranteeing proper maintenance by everyone. One HOA may have a pool, tennis courts and other amenities, while another may only offer a community room. Newer Palm City homeowner associations are tending to offer more features, but not always.

Homeowners associations offer a sense of community along with amenities and other benefits…but for some, the cost in individuality weighs against it. When I’m invited to be your real estate representative, I help you ask the right questions—the ones that will guide you to a new home that’s the right fit for your family. I hope you’ll give me a call!

A Surer Way to Find the Average House Price in Martin County FL

A Surer Way to Find the Average House Price in Martin County FL

House Price in Martin County FL

When you do a web search for “average house price in Martin County, FL come up with a lot of good, not-so-good, and just plain lame information. If you were looking for a general idea of what the current market says that homes like yours in your neighborhood are worth, the results are likely to be more amusing than anything else.

You always come up with the national sites’ average listing price for homes for sale in Martin County, FL Depending upon how recently their data engine found and tossed out duplicates and errors, and that can be an interesting number. You will also get state real estate trends, a list of average sold prices (this one seems to be subject to error); an instant, somewhat dubious calculation for the average price per square foot of a house in Stuart and ads. Lots and lots of ads. But almost all of the “averages” are affected by listings and/or sale prices for “lot/land for sale” and the like…hardly useful unless your own house has recently disappeared. Likewise, unless your property is a weekend getaway chalet, any “charming, quiet cabin” listings will send the “average house price in Martin County calculation seriously awry.

On a recent web excursion, I did stumble across a great cartoon presentation at the CNN.com site. It was an animation that showed how the average American home has changed over the past 40 years. The graphics show a typical house as it expands, contracts, adds features and loses them (the fireplace disappeared about 10 years ago: who knew that?).

With a tip of the hat to creator Bard Edlund, here’s a synopsis of the highlights:

1973 found the median new single family residence at 1,525 square feet.

A mere seven years later, air conditioning and a fireplace had appeared…anyone familiar with the era might be forgiven for retrieving the mental image of President Nixon’s Oval Office fireplace roaring while the air conditioning blasts away…

In 1984, George Orwell’s’ predictions aren’t totally in place, but the square footage has stretched to 1,605, and the average house price is $79,900. Ten years later, the house has expanded to 1,940 square feet, average house price is $130,000.

That “average house price” growth is pretty convincing: the narrator backtracks to point out that “the median sales price has gone from $64,600 in 1980 to $169,000 just 20 years later.” Alas, even though the cartoon doesn’t show a wrecking crew tearing it out, “the fireplace disappears in 2007” (there’s still one in the White House, though); “right before the house contracts during the economic crisis.” Then the recovery: by 2013, the average price of $268,900 supports a house having 2,384 square feet of space: 56% larger than the house of 40 years ago.

The animations and commentaries are diverting—and asking Bing or Google for the average Martin County house price does get you a raft of information—but if you are seriously pricing our current Stuart market, a specific detailed search right here on  my website will get you a lot closer to the information you need. And if you are considering the sale of your own home, you deserve a professionally researched comparable analysis—the kind performed by an experienced, licensed area Realtor®. That’s me, and I’d be pleased to perform exactly that kind of thorough-going ‘comp’ for your property, with no obligation attached. And you don’t have to search further: I’m just a phone call away!

The Sewalls Point single family homes market activity remains challenging for sellers.  Though buyers have some excellent choices and opportunities at the present time.  Closed sales doubled from last month, though the inventory is quite high and pending sales decreased.

The current absorption rate dropped to 13.2 months, in March it was 24 months. Much improved from last month, but still a buyer’s market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to April of 2014, the inventory was 58 homes on the market, 13 pending sales and there were 5 closed sales.  Other than 1 additional closed sale this year, last years activity was better when considering the lower inventory.

Stuart FL Mortgage Credit Easing Expectations Follow U.S. Thaw

Stuart FL Mortgage Credit Easing Expectations Follow U.S. Thaw

 mortgage credit

How easy or hard it is for Stuart home buyers to secure a mortgage with attractive terms is a key element in the local real estate picture. Our national mortgage credit provides the oil that keeps residential home sales moving smoothly; that, or it becomes a damper (or even something close to an emergency brake!).

The current Florida mortgage credit situation is largely a reflection of what’s going on in the greater financial world, where the corporate banking interests, world economic conditions, and political realities converge. It is in that greater arena where the counterproductive effects of tightening mortgage credit availability have been acknowledged for some time. At first, it seemed to be little more than talk, but recently, changes have been stirring. The resulting tinkering seems to be taking effect.

“U.S. consumers are finding it easier to get a mortgage,” was last Thursday’s finding by CNBC in their Reality Check. The commentary was headlined “A CREDIT THAW IS OFFERING MORE MORTGAGE OPTIONS.” In fact, it fairly bristled with refrigeration metaphors. Following “years of near frozen credit following the financial crisis” there was now “heat behind the credit thaw.” If you expected that the source of the heat was the springtime improvement in Stuart’s weather, you were mistaken. It was “simple clarification.”

Clarification Clarification.

The simple clarification lies in a chain of repercussions that requires some clarification of their own. It has to do with the usual suspects: Fannie and Freddie. Fannie Mae and Freddie Mac (the guarantors behind the majority of mortgage credit in Florida and throughout the country) had sued lenders left and right following the subprime mortgage market mess. It cost the banks and mortgage companies billions through lawsuits and loan buybacks. Lenders, who like many of us don’t like to lose billions, became understandably gun-shy. They demanded near-pristine credit from borrowers, because they didn’t want Fannie and Freddie (and sometimes their Uncle, Sam) to come after them again.

Bait-and-Goodbye

Rates may have been terrific, but for way too many Stuart would-be borrowers, those rates were attached to loans that weren’t being offered. It wasn’t exactly Bait-and-Switch; more like Bait-and-Goodbye. But new rules that clarify which loans are considered safe by the semi-governmental concerns have done away with a considerable degree of lender concern. Added to the nationwide increase in activity (the Mortgage Bankers Association registered a single month increase of 17% in new home applications in March), it seems likely that the defrosting described by CNBC should continue well past cherry blossom time.

Today’s Florida mortgage credit landscape is something that directly affects most buyer-applicants as well as Stuart home sellers, so that’s welcome news—and a good reason why now is a good time to give me a call!

Overcoming Rival Bids in Today’s Palm City Real Estate Market Tips

Overcoming Rival Bids in Today’s Palm City Real Estate Market Tips

 Lake Grove in Palm City

It was only a few years ago that the last thing a prospective Palm City home buyer had to worry about was being outbid. Those were the days when the bottom seemed to be falling out of the Palm City real estate market. Anyone brave enough to be looking to buy at a time when the real estate market was frightening most folks away was not only plucky—they were also alone. Sellers who had to move no matter what found themselves forced to accept offers that they knew were well below their property’s true utilitarian value. The only saving grace was that those same sellers could turn around and buy in their new community at the same kind of crazy discount.

That, as they say, was then—and this is now. As the real estate market in Martin County continues to revive, sellers’ mindsets have returned to normal. Knowing that their Palm City home is a valuable commodity, they demand offers that are respectable. One national survey found that that buyers are acting quickly on the most sought-after homes, and that overall, median DoMs (Days on Market) fell to 32 in March from 40 just a month earlier.

As the spring selling season heats up, some buyers who find the home of their dreams may also suspect that they aren’t alone. It calls for definitive action—and if it looks as if just making an offer might not win the day, some additional action. For home buyers who have a good idea that they must act decisively or miss out, here are some options for increasing the odds that their offer will be accepted:

One tactic to prevent being outbid is to add an escalation clause to the offer. If allowed, such a provision states if the seller receives another offer, then the buyers are willing to increase their own offer to a set price. For instance, a home buyer who makes an offer of $310,000 might include an escalation clause in increments of $3,000 should a competing offer appears, up to a maximum of $360,000.

Since people have different reasons for selling their home, another tactic is to discover what’s important to the seller. Perhaps they have a new job opportunity and need to vacate as quickly as possible. Or maybe they have plenty of time, and are holding out for the maximum price. Your agent may have a good idea what is motivating the sellers so that you can craft your offer around their requirements. If a normal schedule calls for an inspection period of 10 days, but the sellers want to move quickly, they may be motivated by a shorter inspection period.

Usually, home buyers find it prudent to keep the upfront earnest money pledged to a minimum, allowing them more leeway in limiting their loss if they decide to back away from the deal. Increasing the earnest money shows the sellers you are serious about completing the purchase. It also subtly affirms your financial stability. An even more substantial demonstration is to become pre-qualified with a mortgage lender. Unless an all-cash purchase is possible, it’s the best way to guarantee you will be able to act quickly. Even if competitive bidders appear, when you are a pre-qualified buyer, you increase your chances of winning out.

When I’m tapped to act as your buyer’s agent, I become your advance scout and strategic partner as you explore this spring’s exciting Palm City real estate market. I hope you’ll give me a call!

The Best Realtor® is the One Who Knows Stuart FL

The Best Realtor® is the One Who Knows Stuart FL

Realtor

When you Google “seeking the best professional,” in about a half a second you are presented with 403 million candidates (not to play favorites, Search-Engine-Wise, when you ask Bing the same thing, it gives you a mere 62.6 million…which might actually prove more useful, since it would only take you a little more than a year to scan each for 2 seconds).

Narrowing the quest, when you Google “seeking the best Realtor®,” it gives you just a few less than 2,000,000 likely results. Since anyone seeking the best real estate professional to buy or sell their home isn’t after one eight states away, almost everyone quickly narrows the search to ‘best Realtor in Stuart FL’ That number varies from time to time, but almost always more than 500,000 show up (the ones at the top are paid ads).

This isn’t actually as whimsical a quest as such results suggest: it’s a quite serious undertaking. Even if you are a veteran homeowner—someone who has bought and sold homes multiple times in the past—today’s market is so vastly different from what it was even ten years ago (thank you, Internet!) that you need to connect with a Realtor in Stuart who will bring you success in this vast new arena. This will be someone whose marketing knowhow is as current as this morning’s Tweet—but whose depth of knowledge and experience in adroitly handling the old-fashioned local workings (and, alas, paperwork) are also encyclopedic. Today, your “best Stuart Realtor” will have mastered it all.

So, what’s the right way to go about finding her/him? What’s a homeowner or prospective home buyer to do when they are bound and determined to actually find the best professional in Stuart There are positive steps to take:

  1. Word of mouth: ask around to people whose opinions are substantial. Even if you are looking to sell and someone whose opinion you trust has experience only as a buyer, take the agent’s name. The best Realtors in Stuart are great on both fronts!
  2. When you are out and about in the neighborhood, note the “For Sale” yard signs planted in the lawns of appealing-looking properties. Jot down the agent’s contact number.
  3. Check the newspapers (and even notices posted on local store bulletin boards) for open houses…then attend them!
  4. Check the Martin County MLS: see which agents are prominently represented in the Stuart listings—especially for properties in the same general price range. Look for eye-catching, well-written listings.

And finally, having compiled a list of your likely suspects, take the final and most important step of all:

  1. Stop Googling—and start interviewing!

The search for the best Realtor in Stuart will take a bit of energy—and a bit of your time—but given the significance of the task ahead, is guaranteed to be worth your while. Since you’ve found my Stuart blog, I hope you will put me on your list of best Stuart Realtors—or better yet, why not Google me and see what you get.

Some Sales Approaches Should Target Jensen Beach Empty-Nesters

Some Sales Approaches Should Target Jensen Beach Empty-Nesters

One strategy for selling your Jensen Beach home is to recognize the segment of the general public most likely to appreciate its inherent features, then be sure your sales approach will appeal to them. That doesn’t mean you will turn your back on all the other groups of buyers, of course—but it does mean you will make a deliberate effort to be especially sensitive to that group’s preferences, and highlight the features that are most likely to top their wish lists.

empty-nesters

When the Target Audience is Empty-Nesters…

The majority of current Jensen Beach empty-nesters belong to the baby boomer generation. They are somewhere between 50 and 68 years of age, and there are about 75 million of them in the U.S.—nearly a quarter of the population. Empty-nesters are parents who currently don’t have any of their kids living with at home. Most empty-nest buyers are looking for a permanent address to settle down in as they hit their later years. The question is, what features make a home most desirable to empty nesters?

Moderate Space

What can be slightly tricky about general rules for selling a home to this population is that although most are set on downsizing, they don’t want to feel shoehorned into their space, either. Empty-nesters are often moving out of a home that has become demonstrably too large after the kids moved out. But that can also mean that they are used to a lot of space—probably don’t want to be crammed into a tiny house that can’t accommodate children and grandchildren when they do come to visit.
It’s going to be a compromise. “Moderate space” would most likely be no more than 3 bedrooms and no fewer than 2—with two bathrooms the norm. This description offers nesters the possibility of catering to hobbies on a day-to-day basis, while still allowing some accommodations for guests. More significant properties—those with 4 or more bedrooms— are more likely to find success by marketing messaging that points toward growing families.

Easy to Maintain

As always, it’s a selling ‘must’ to ensure that your Jensen Beach home is shipshape! When prospects are able to see how much care you’ve put into your property, they are that much easier to interest than when it’s clear they will be required to come up with their own extra sweat and budget dollars. When you know that part of your preparation will include replacements, it’s a good idea to emphasize ease of maintenance in your choices. Examples are gutters that are shielded, windows that tilt up for easy cleaning inside and out, etc.

Whether or not your home is likely to attract Jensen Beach empty-nesters, knowing what part of the market will have the most likely prospects—and how to shape the sales messaging accordingly—is part of the no-obligation consultation I offer everyone who is deciding how they will go about selling their home. Give me a call to schedule one this week!
