There are 5 active listings in Pierpoint at the beginning of October 2015.  List prices range from $99,900 to $174,500 with an average list price of $131,440 which equates to a per sq. ft. price of $102.97.

There are two condos under contract which have not closed yet.  List prices are $111,000 and $138,500 for an average of $124,750 or $95.96 per sq. ft. of living area.  These two condos were on the market for an average of 42 days prior to going under contract.

In the past 12 months, 13 condos have sold in Pierpoint.  Sale prices ranged from $40,002 to $170,000 for an average sales price of $93,200 which equals $72.15 per sq. ft. of living space.  These condos were under contract in an average of 46 days and sold at an average of 95% of the list price.  Buyers should not expect to see these types of low prices for Pierpoint this coming year.

There are no properties currently under contract.

In the past 12 months, 10 condos have sold in the Courtyards with sales prices ranging from $112,000 to $175,000 for an average sales price of $129,750 and this equals $105.41 per sq. ft. of living space.  These condos sold for an average of 98% of list price in an average of 41 days on market.

There are currently 6 homes available to purchase in Orchid Bay.  List prices range from $469,000 to $599,000.  The average listing price is $515,983 which equates to $178.67 per sq. ft. of living area.

2 homes are under contract and awaiting sale.  The list prices are $375,000 and $489,000 which average to $432,450 and is $163.54 per sq. ft. of living area. These two homes averaged 180 days on the market before going under contract.

In the past 12 months, 10 homes have sold in Orchid Bay.  Sales prices ranged from $350,000 to $559,000 for an average sold price $472,600 which equals $163.26 per sq. ft. of living area.  These 10 homes averaged 65 days on the market before the sellers accepted an offer and sold for an average of 94% of the listed price.

The August 2015 Monthly Market Detail St Lucie County Townhouses and Condos continues to gain in some aspects though at a slower pace than the past few months.  Closed sales were up 6% from last year (was up 12.6% in July) while new sales under contract (new pending sales) decreased by 13.3% (was down by 3.3% in July).

The median sales price decreased by 9.7% (up 16.1% in July) while the average sales price increased by 19.6% (was up by 16.8% in July).

The inventory of available townhouses and condos decreased by 17 units from last month to 554 properties, which is also down from last August by 18.3%. Current supply of inventory decreased to 5.2 months, from July’s 5.4 months. This is 20% lower than last year. The St Lucie County townhouse and condo market continues as a sellers’ market, typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.  The shortage of inventory is hurting the sales volume and continues to impart strong upward pressure on prices.

August 2015 Monthly Market Detail St Lucie County Single Family Homes showed continuing decreases in volume of sales as compared to last year while prices continue their march higher.  Closed sales were down by 5.3% (in July they were up by 7.4%) and new sales under contract (new pending sales) decreased by 12.2% (they were down by 13.4% last month).

Both median and average sales prices continue their gains with increases of 13.5% and 9.7% respectively from last August (For July these numbers were 20.1% and 17.3%).  It’s the decreasing inventory that is one factor in the continuing rise in prices.

The inventory of active listings increased in August (from last month) by 35 homes to 1,559, and this is  lower than last year’s inventory by 17.3%.  The current supply of inventory is only 3.3 months (a 19.8% decrease from last year). The Saint Lucie County single family home market remains a very strong sellers market.  We are seeing a reduction in volume of sales because either there isn’t enough inventory available on the market or prices are becoming to high.

August 2015 Monthly Market Detail Martin County Townhouses and Condos showed weaker activity from last year as well as last month.  Year to year closed sales were down by 14.4% (was down by 11% in July) and new sales under contract (new pending sales) were down by 17.5% from August 2014 (decreased by 10% in July).

The median sales price was up by 33.2% (was up by 14.5% in July) while the average sales price increased by 22% (was up by 15.8% in July) as compared to August of 2014.  With so liitle inventory, pressure is high for increasing prices in Martin County.

The inventory of available townhouses and condos has decreased by 37 units to 337 properties from last month, this is 34.6% less inventory than was available in August of 2014.  For August there was a 3.1 month supply of inventory (a 39.9% decrease from last year).  Continuing as a very strong sellers market for townhouses and condos in Martin County.  I am hoping with the increase in prices, many potential sellers will enter the market and bring inventory levels up.

The August 2015 Monthly Market Detail Martin County Single Family Homes showed some signs of weakness when compared to last year.  Year to year closed sales were down by 8% (was up 13.7% in July). New pending sales decreased by 2.4% as compared to August of 2014 (decreased by 3.1% in July).

The median sales price was up by 9.6% from last year (up by 7.5% in July) while the average price increased by 10% (was up by 11.7% last month).  Even with decreasing sales, the current lack of inventory is exerting significant upward pressure on single family home prices in Martin County.

The inventory of available single family homes increased from July 2015 by 58 homes to 1003 units this month, and this is also a 22.1% decrease from last August.  Current supply of homes is 4.3 months, for July of this year it was a 4.5 months supply. (This is a 33% decrease from last year). The Martin County single family real estate market remains a strong sellers market.  We are approaching our slower selling season for the upcoming holidays.  It will be interesting to see if we can get any increase in inventory of available homes to sell.

The August 2015 Monthly Market Detail Florida Townhouses and Condos continues to show improved activity as compared to last year, though the rate of improvement has slowed from recent months.  Closed sales were up by 4.1% as compared to last months increase of 13.9% and new sales under contract (new pending sales) decreased by 0.4% (In July there was a 4.7% increase).

Both median and average sales prices continue to increase, with rises of (year to year) 10.3% and 3.3% respectively (in July they were up by 9.1% and 4.3%).  The looming shortage of inventory continues to exert strong upward pressure on prices in Florida.

The inventory decreased by 4.7% from August of last year.  For August 2015 we have 5.2 months of inventory (was 5.3 months in July) also was 5.8 from last August.  A continued sellers market for now, as a 6 months inventory supply is considered a balanced market.

The August 2015 Monthly Market Detail Florida Single Family Homes continues to show improved activity from last year though the pace seems to have moderated a bit from recent months.  Closed sales were up by 8.6% (was up by 21.8% in July) and new sales under contract (new pending sales) increased by 0.7% (was up by 6.5% in July).

Both median and average sales prices continue to rise ( August 2014 to August 2015) by 11.1% and 3.2% respectively, compared to July’s 8.1% and 4.2%. Prices are continuing their upward trend and this seems to be the continuing trend for the foreseeable future.

The inventory of available homes for sale fell by 8.5% from last year.  Some high demand areas of Florida have seen decreasing inventory for a number of months now.  For August there was only a 4.3 months supply of inventory, this is a sellers market with the advantage for sellers. (August of 2014 had a 5.5 month supply)

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  We are down to only 2 active listings in the Hobe Sound.  Never before so low in modern times.  Yet, the sales and pending activity continue to be quite robust for the available units.

The current absorption rate is .67 months (Last month it was 3 months).  A first for us as I have never seen an absorption rate under one month in Martin County.  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that August not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The August 2014 numbers were: 18 active listings, 1 pending sales and 2 closed sales.  Amazing that the activity is so much better this year with almost no inventory to speak of.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County remains very strong even if activity has eased a bit for the past couple of months.  Of great concern to me is the greatly reduced inventory of available Hobe Sound homes for sale.  Buyers have a limited choice of available homes.  Anyone considering a move in the near future in Hobe Sound, please give me a call as you have some quite exciting options.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased to 4.4 months (3 months in July).  Hobe Sound is still a seller’s market as we slow in activity for the off-season.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for August 2014 were:  242 active listings, 60 pending sales and 49 closed sales.  Better closed activity last year while our pending sales are better for this year.  All this with an inventory that is almost half of last year.  Quite impressive!
