     The Stuart FL condo market for zip code 34997 showed positive results for October.  Our inventory rose for the third month in a row and we also had some nice gains in both pending and closed sales.  Somewhat unusual as we head into the typically slower months for condo activity.
     The one month absorption rate decreased to 4.9 months from 6.5 months for September.  Back into a sellers market after last months balanced market. Continuing a trend prevalent for most of the past year.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The October 2014 numbers were: 58 active listings, 20 pending sales and 21 closed sales.   A little slower closed activity for this year as compared to last year.

      The Stuart Florida Residential Market for ZIP Code 34997 is the largest and has been the strongest segment of the Martin County single family real estate market.  Nice to see a couple of months of increased inventory.
     The current one month absorption rate increased to 4.7  months (was 3.4 months for September).  Most of this increase is due to the stronger inventory numbers and we still remain in a very strong seller’s market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2014 numbers for October, were: 368 active listings, 144 pending listings and 81 closed sales.  Considerably stronger closed activity last October, though the increased number of pending sales might hold promise for the next few months.

As of November 2015, there are only 2 active listings for River Pines townhomes for sale in Stuart, FL.  Listing prices are $145,140 to $149,000 which equals an average price of $147,000 or $114.33 per sq. ft. of living area.

There are 5 homes under contract awaiting sale.  List prices are from $89,900 to $149,900 for an average list price of $117,948 or $91.39 per sq. ft. of living area.  These homes went under contract in an average of 75 days.

In the past 12 months, 31 townhouses have sold in River Pines with sales prices ranging from $80,000 to $139,000 at an average sales price of  $114,836 which equals $89.13 per sq. ft. of living area.  These homes sold at an average of 96% of list price and were under contract in an average of 45 days after going on the market.

The Stuart FL 34996 Condo Market is bucking the trend for the off season with increased activity for October.  Nice to see even a small increase in inventory as this segment of the Stuart condo market remain red hot.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 plunged to 3.0 months from September’s 2.6 months.  Continuing as a very strong sellers market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for October 2014 were: 152 active listings, 50 pending sales and 15 closed sales.  We have a long way to go to get inventory levels close to what they were last year.  Though even with the reduced inventory, market activity remains very strong.

The 34996 zip code area of the Stuart Florida residential real estate market had a surprising jump in inventory for October.  While this should be good news for buyers as there is a better selection of available homes, the corresponding increase in sales activity has not yet materialized.

The one month absorption rate for the 34996 zip code area of Stuart Florida for October continued to slide up to 13.4 months as compared to September’s 11.3 months.  A strong buyers market for this section of Martin County.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for October of 2014 were: 156 active listings, 32 pending sales and 11 closed sales.  While closed sales were close to last year, the reduced number of pending sales this year is a bit troubling.

The Stuart FL 34994 Condo market while still active is showing reduced activity as we head into the off season.  Though remaining in a good and steady balanced market vicinity.

The one month absorption rate increased to 5.8 months compared to last month’s 6.5.   Continuing to hover in the balanced market area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last October the numbers were 94 active listings, 31 pending sales, and 16 closed sales.   Slightly stronger activity last year.  Though the greater inventory is probably a large factor in this.

The residential real estate market for the 34994 ZIP code area of the Stuart, Florida slid back a little for October as closed sales decreased.  Pending sales remain strong and I expect this segment of the Stuart real estate market to remain healthy for next year.

The one month absorption rate for the 34994 zip code for October decreased to 6.9 months from last months 4.8 months, seesawing back and forth for the past few months, now back into a buyers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The October 2014 numbers were 70 Active Listings, 36 pending sales and 8 closed sales.   Slightly better pending sales and an equal number of closed sales from last year, though there was greater inventory as well.

There are no Empress Condos currently under contract.

In the past 12 months, 8 condos have sold in the Empress.  Sales prices ranged from $225,000 up to $744,456 for an average sales price of $357,182 which equals $227.27 per sq. ft. of living area.  These condos sold for 92% of list price on average and when under contract within 51 days (average).

Still a buyers market for Sewalls Point but has been improving steadily for the past three months.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to October of 2014, the inventory was 45 homes on the market, 8 pending sales and there were 2 closed sales.  Considerably better activity this year for the Sewalls Point single family home market.
