“Homes sales are down 0.4 percent year-over-year. Although this is a seemingly insignificant number, it represents the first drop in home sales since March 2014 for Palm Beach County. Also, our tight inventory is starting to ease up ─ months’ supply of inventory is moving in the right direction for the 4th consecutive month. If this trend continues, we will soon find ourselves in a balanced market that no longer favors sellers. If you are a seller, request a Comparative Market Analysis (CMA) now while buyers are still offering on average 94 percent of original list prices.

Market Detail

In the single family homes sector, we saw declines in the following categories: closed sales, median days on market, and inventory levels. Closed sales decreased 0.4 percent from 1,487 to 1,481 transactions, and median days on market decreased 32.7 percent from 55 to 37 days. Inventory levels were down 5.5 percent from 7,543 to 7,125 active listings and down 17.7 percent 5.7 to 4.7 months’ supply of inventory. Meanwhile, median sale price increased 3.6 percent from $275,000 to $285,000, and average percent of list price received remained unchanged at 94.0 percent.

In the townhouses/condos sector, we saw gains in the following categories: closed sales, median sale price, and average percent of list price received. Closed sales increased 2.9 percent from 1,175 to 1,209 transactions, and median sale price increased 11.5 percent from $130,000 to $145,000. For average percent of list price received, the increase was small, up only 0.7 percent from 92.2 to 92.8 percent. Meanwhile, median days on market decreased 14.3 percent from 56 to 48 days, and inventory levels continued to decline, down 6.1 percent from 6,193 to 5,818 active listings and down 10.6 percent from 5.5 to 4.9 months’ supply of inventory.

“Florida Realtors® report that Martin County single family home sales showed double-digit appreciation in both median and average sale prices for the month of October. The average sale price of $434,249 is up 12.3% compared to October 2014, while the median is up 15.6%, reaching $314,500. Closed sales outpaced last year, too, and our inventory diminished to 1,162 homes, a 7.3% decrease from last year. For the sixth consecutive month, Martin County’s supply of inventory remained below 5 months and is down 18.4% compared to last year. All these figures are the hallmark of a seller’s market, so buyer beware and seek out the assistance of your local REALTOR® to help you navigate the unique challenges of this current real estate market,”

The October 2015 Monthly Market Detail St Lucie County Townhouses and Condos had a decreased volume of closed sales.  These were down 5.4% from last year (was up 2.1% in September) while new sales under contract (new pending sales) increased by 1.8% (was down by 23.0% in September).

The median sales price decreased by 6.1% (down 5.4% in September) while the average sales price was unchanged (was up by 9.5% in September).  Prices have now stopped increasing and are correcting a bot from their previous values.

The inventory of available townhouses and condos decreased by 6 units from last month to 556 units, which is also down from last October by 16.3%. Current supply of inventory remained unchanged from last month’s 5.3 months. This is 16.3% lower than last year. The St Lucie County townhouse and condo market continues as a sellers’ market, though approaching a balanced one. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.  This market is one of the only Treasure Coast segments to see a drop in inventory for October.

In late November 2015, there were 2 condos available for sale in Buttonwood on Hutchinson Island in Stuart FL.  These two condos were listed for $595,000 and $825,000 for an average of $710,000 which also equals $309.50 per sq. ft. of living area.

No condos are currently under contract in Buttonwood.

In the past 12 months, 2 condos have sold.  Sale prices were $433,500 and $621,000 which averages out to $527,250 or $258.58 per sq. ft. of living area.  These two sales sold for an average of 85% of list price and went under contract within 81 days of being listed.

October 2015 Monthly Market Detail St Lucie County Single Family Homes showed basically unchanged closed sales from last year with a troubling reduced number of new pending sales.  Closed sales were up by 0.4% (in September they were down by 4.3%) and new sales under contract (new pending sales) decreased by 26.8% (they were down by 16.2% last month).

The median and average sales prices however continue their relentless march higher with increases of 14.1% and 16.1% respectively from last October (For September these numbers were 15.3% and 15.6%).

The increasing prices are one possible reason for the welcome increase of inventory. Active listings increased in October (from last month) by 77 homes to 1,675, though this is still lower than last year’s inventory by 8.6%.  The current supply of inventory is 3.6 months (a 7.7% decrease from last year). The Saint Lucie County single family home market remains in a strong sellers market.  Hopefully, we will once again see increasing volume of sales as the inventory increases.

In late November 2015 there were 9 condos for sale in Islandia.  List prices range from $239,000 up to $429,000 for an average list price of $332,055 or $246.50 per sq. ft. of living area.

There are 5 condos currently under contract in Islandia.  Listing prices were from $249,900 to $429,900 for an average list price of $323,720 which is $234.03 per sq. ft. of living area.  These condos averaged 59 days on market before going under contract.

In the past 12 months, 31 Islandia condos have sold.  Sales prices ranged from $177,900 up to $410,000 for an average sales price of $292,799 which is equal to $218.54 per sq. ft.  These units sold for an average of 95% of list price and averaged 70 days on market prior to going under contract.

October 2015 Monthly Market Detail Martin County Townhouses and Condos  is showing weaker closed activity year to year.  Closed sales were down by 5.7% (was down by 13.6% in September) and new sales under contract (new pending sales) were down by 12.9% from October 2014 (decreased by 17.4% in September).

Prices continue to increase, though at a greatly reduced rate from the previous two months.  The median sales price was up by 4.0% (was up by 13.7% in September) while the average sales price decreased by 2.2% (was up by 10.2% in September) as compared to October of 2014.

The inventory of available townhouses and condos has increased by 31 units to 373 properties from last month.  It’s good to see some increased inventory, though this is still 33.5% less than was available in October of 2014.  For October there was a 3.4 month supply of inventory (a 26.5% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  We are heading into the slower season for condo sales and I expect to see a little more weakening for our market until after the holidays.

The October 2015 Monthly Market Detail Martin County Single Family Homes showed better closed volume from last year but a weaker indication for future sales with the pending numbers.  Year to year closed sales were up by 13.4% (was down 0.5% in September). New pending sales decreased by 19% as compared to October of 2014 (decreased by 6.6% in September).

Prices continue their upward march.  The median sales price was up by 15.6% from last year (up by 7.1% in September) while the average price increased by 12.3% (was up by 40.5% last month).  This upward price trend is a bit troubling as it seems to be at much to high of a pace to be sustainable for the long run.  I expect some moderation of these increases in the near future.

The inventory of available single family homes increased from last month by 105 homes to 1162 units this month, though this is still 7.3% less than last October.  Current supply of homes is 4.9 months, for September of this year it was a 4.5 months supply. (This is 18.4% decrease from last year). The Martin County single family real estate market remains in a sellers market.  Though, with increasing inventory, we are headed towards a more balanced market looking at the future.

In late November 2015 there were only 2 condos for sale in the Island Club on Hutchinson Island.  These two condos are listed at $300,000 and $375,000 for an average list price of $337,500 or $232.44 per sq. ft. of living area.

There are no condos currently under contract in the Island Club.

In the past 12 months, 8 condos have sold.  Sales prices ranged from $240,000 up to $510,000 for an average sales price of $329,250 which is equal to $210.90 per sq. ft.  These units sold for an average of 97% of list price and averaged 79 days on market prior to going under contract.

The Island Club Condos of Jensen Beach are also known as the Hutchinson Island Club.  This one of a kind condo building was built in 1977 just to the south of the Waveland Public beach on Saint Lucie County to the north of the Jensen Beach Causeway. There are 92 residences in this 11 story building.

The Island Club is unique because it features spectacular ocean views from floor to ceiling windows in all units.  All of these condos are also considerably larger than your average oceanfront offering with a number of 2 story 3 bedroom plus den, 3 bathroom condos of 2,524 sq. ft. not including the balconies as well as roomy 2 bedroom, 2 bath condos with 1,452 sq. ft. of living area. Some units have a detached one car garage.  Though there is reserved parking and ample guest parking for all.

Amenities in the Island Club are a heated a pool, Jacuzzi, fitness room, kitchen, social area, billiard room, library, bar, BBQ grills, gazebo, sauna and shuffleboard courts.  All of this for just over $600 a month condo fees plus some for larger units and those that come with a one car garage.

Sorry, no pets are permitted in the Island Club, but rentals are allowed with some restrictions.

October 2015 Monthly Market Detail Florida Townhouses and Condos

The October 2015 Monthly Market Detail Florida Townhouses and Condos showed weaker closed results from last year as prices continue to increase and inventory continues to decrease. Closed sales were down  by 0.9% as compared to last months increase of 8.4% and new sales under contract (new pending sales) decreased by 4.2% (In August there was a 5.5% decrease).

Both median and average sales prices continue their increases, with rises of (year to year) 7.2% and 2.4% respectively (in August they were up by 5.1% and 2.9%).  The rate of these price increases remain fairly strong, though not quite as strong as earlier in the year.

The inventory decreased by 3.4% from October of last year.  For October 2015 we have 5.3 months of inventory (was 5.2 months in September) also was 5.9 from last October.  A continued sellers market for now, as a 6 months inventory supply is considered a balanced market.

In November of 2015 there were three condos for sale in the Riverbend community of Indian River Plantation.  List prices range from $339,000 to $439,000 for an average list price of $397,666 or $263.60 per sq. ft. of living area.

There is one condo under contract which was listed at $575,000 or $331.41 per sq. ft. of living area.  This condo went under contract 1 day after it was listed.

In the past 12 months, 7 condos have sold.  Sales prices ranged from $275,000 up to $400,000 for an average sales price of $340,828 which equals $221.31 per sq. ft.  These units sold for an average of 93% of list price and averaged 83 days on market prior to going under contract.

The Riverbend condos of Hutchinson Island in the Indian River Plantation complex of Stuart consist of five three story elevator buildings close to the Marriott Resort and full service marina in Indian River Plantation. These units were built between 198 and 1989 with many condos having magnificent wide water views of the Intracoastal Waterway also knows as the Indian River and others with sweeping views of the Indian River Plantation Golf Course and lakes.

There are 86 spacious condos with a mix of three bedroom, three bathroom condos of 1,950 sq. ft. and two bedroom two bath condos ranging in size from 1,366 or 1,735 sq. ft. of living area. This is a pet friendly building with up to two large pets permitted. Riverbend residents enjoy their own community pool for Riverbend resident’s exclusive use. Covered parking is also a plus with either under building parking or private detached garages.
