Many focus solely on the inside of their homes and forget about curb appeal – you know, the way a home looks from the curb? While it may be challenging for sellers to understand the idea of investing in a home they are leaving, the goal is to sell and get top dollar.
While your client may not be prepared to invest in some of these items, at the very least, be sure the landscaping has been tended to and the siding is clean and intact.
So let’s take a look at the 4 places money can best be spent outside:
Landscaping and Lighting
Spice up the exterior of the home with a freshly manicured lawn, new shrubbery, colorful flowers and top it off with lighting. New shrubs and a crisp lawn won’t show well in the dark so install some outdoor lighting and call attention to the great new place that just happens to be ready to buy.
Don’t forget to shine a light on the house numbers – buyers can’t take note of the address if it can’t been seen.
Siding and Paint
Make sure the siding or paint is clean and not cracking or peeling. At the very least you want the outside of the home to be clean. If your clients aren’t in a position to replace or repaint the exterior of the home you can always use a power washer to spruce up siding or a hose to clean up exterior paint.
New Doors and Windows
If a home is dated, new windows and doors can give the home a cleaner, newer look – in the end more appealing to your potential buyers. If the sellers are on a budget then you might want to consider a new coat of paint; a fresh new look will breathe life back into weathered windows and doors.
Your Roof
A damaged roof is cause for concern and is best addressed immediately. Replacing a roof will be something that will appeal to buyers as it’s a big ticket item they would rather not deal with in just a few short years. Also, with a new roof comes a new asking price – that’s right this will increase the value of the home.
At the end of the day you’ll want potential buyers to want to walk into the home and the only way to do this is to draw them in with an attractive exterior.

For may 2016 there is only one home available for sale in Coral Lakes in Stuart FL. This home is listed for $484,000 which is equal to $170.06 and as of May 1 has been on the market for 106 days.
There are no homes currently under contract in Coral Lakes.
In the past year, 7 homes have sold in Coral Lakes. Sales prices ranged from $255,000 up to $530,000 for an average sales price of $334,500 or $138.11 per sq. ft. of living area. These homes went under contract in an average of 88 days after being listed and sold for an average of 95% of the last list price.
The gated Stuart FL community of Coral Lakes is off Willoughby Blvd between Pomeroy Street and Salerno Road. Communities like this are no longer being developed in most centrally located areas as all of the lots are a minimum of a ½ acre and a number are over an acre.
There are just under 100 home sites in Coral Lakes with the first homes built in 1980 and the most recently completed one was in 2005. Homes come in all sizes and shapes with different builders and range from just over 1,600 sq. ft. 2 bedrooms and 2 bathrooms homes up to over 4,500 sq. ft. homes with 5 bedrooms and 4 bathrooms and multi-car garages.
Other than a storage lot for boats, RV’s and trailers there are no additional amenities in Coral Lakes and the low HOA fee of $450 per year covers maintenance of the common areas, gates and management. Many homes have private pools in these spacious single family home sites as well as other much desired amenities.
The location makes it easy for residents of Coral Lakes to commute via I-95 to parts north or south of Martin County and yet still be close to shopping, restaurants, medical facilities, beaches and waterways , and the other great attractions that make Stuart FL so popular among families.

Mortgage interest rates jumped 7 basis points this week to 3.66% on average for a 30-year fixed-rate mortgage, according to Freddie Mac. Last week, the 30-year fixed averaged 3.59%.
The Federal Reserve decided during its two-day policy-making committee meeting to maintain the federal funds rate at 1/4 to 1/2 percent citing slower economic activity. Incomes have risen yet household spending has slowed.
Many of the experts, 46%, polled by Bankrate’s Rate Trend Index expect rates to fall in the next two weeks.
Rates are still historically low, yet home prices are soaring.
“Demand is starting to weaken in some areas, particularly in the West, where the median home price has risen an astonishing 38% in the past three years,” said Lawrence Yun, chief economist at the National Association of Realtors.
Nationally, the median price of an existing home was $222,700 in March, up nearly 6% from last March.
Buyers should lock in their rates if they don’t want to risk further increases.
Rates for a 15-year fixed-rate mortgage rose to 2.89% this week from 2.85% last week. A year ago this time, it averaged 2.94%, according to Freddie Mac.
Likewise, the 5-year Treasury-indexed hybrid adjustable-rate mortgage averaged 2.86% this week, up from 2.81% last week, and 2.85% a year ago this time.

The March 2016 Monthly Market Detail St Lucie County Townhouses and Condos shows reduced activity from March of last year. Closed sales were down 23.1% from last year (was down 22.3% in February) while new sales under contract (new pending sales) decreased by 7.5% (was down by 24.1% in February).
The median sales price increased by 9.2% (was down by 10.4% in February) while the average sales price was down by 2.8% (decreased 7.2% in February). This is the first month in 2016 with some increase in prices for this segment of the St Lucie County real estate market.
The inventory of available townhouses and condos decreased by 12 units from last month to 655 units, which is 3.1% greater than March 2015. The current supply of inventory remained unchanged from last month at 6.6 months, which is 6.5% greater than last year. The St Lucie County townhouses and condos market remains in basically a balanced market and leaning towards going into a buyers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

March 2016 Monthly Market Detail St Lucie County Single Family Homes improved its March volume as compared to February but still weaker than last year. Closed sales were up by 0.2% (in February they were down by 9.2%) and new sales under contract (new pending sales) decreased by 4.7% (they were down by 3.9% last month).
However, prices continue to increase quite dramatically. Both the median and average sales prices up by 19.4% and 16.2% respectively from last March (For February these numbers were 17.2% and 14.6%).
Active listings fell by 18 to 1,822 homes. This inventory is 14.5% greater than last year. The current supply of homes is at 4.1 months (a 20.6% increase from last year). The St Lucie County single family home market remains in a strong sellers market, though not quite as superheated as last year.

March 2016 Monthly Market Detail Martin County Townhouses and Condos showed reduced sales volume primarily because of lower inventory and a continued rise in values. Closed sales were down by 11.2% (was down by 2.0% in February) and new sales under contract (new pending sales) were down by 5.9% from March 2014 (decreased by 7.5% in February). Though this is still a very active real estate market.
The median sales price was up by 26.6% (was up by 2.1% in February) while the average sales price increased by 40.3% (was up by 13.3% in February) as compared to March of 2015. Very strong price gains that are impacting some folks ability to afford condos and townhouses in Martin Count.
The inventory of available townhouses and condos dropped by 13 units to 398 properties as compared to last month. The second monthlyt drop after three straight months of increased inventory. This is 7.0% below the March 2015 inventory. Currently, there’s a 4 month supply of inventory (a 2.4% decrease from last year). Still in a strong sellers market for townhouses and condos for Martin County.

The Estuary of Stuart FL contains both homes and condos. Here is the April 2016 market report for this gated community:
There are currently no homes for sale in the Estuary.
One home is under contract. The list price was $599,900 which is also $321.66 per sq. ft. of living area. This home went under contract one day after it was listed.
In the past 12 months, 6 homes have sold in the Estuary. Sales prices ranged from $150,900 up to $605,000 for an average sales price of $294,316 or $142.60 per sq. ft. of living area. These homes sold for an average of 92% of list price and went under contract in an average of 66 days.
There are three condos currently available in the Estuary. List prices range from $139,900 to $155,000 for an average list price of $146,633 which is $126.77 per sq. ft. of living area.
There are four condos under contract which have not sold as of the time this is being written. List prices ranged from $129,900 to $159,900 for an average of $147,197 which equals $127.34 per sq. ft. of living area. These condos went under contract in an average of 56 days.
In the past 12 months, 4 condos have sold in the Estuary. Sales prices were from $98,000 to $169,750 for an average sales price of $129,437 which works out to $112.39 per sq. ft. of living area. These four condos averaged 102 days on market and sold for an average of 100% of the last list price.
The Estuary of Stuart Florida, located in North Stuart, Florida and often mistaken for being a part of Jensen Beach Florida is a gated community with a variety of homes ranging from condos, to 1980’s vintage homes, to newer villas as well as waterfront homes with deep water docks.
The Estuary of Stuart Florida is very conveniently located on the banks of the North Fork of the Saint Lucie River, just minutes from the Treasure Coast Mall and the shopping and dining areas of the US-1 corridor in Jensen Beach.

The March 2016 Monthly Market Detail Martin County Single Family Homes continues as a sellers market though sales volume is not growing as robustly as last year but improved from February. Year to year closed sales were up by 3.4% (was down 11.8% in February). New pending sales decreased by 0.8% as compared to March of 2015 (Decreased by 3.3% in February).
And prices continue to rise as the median sales price was up by 17.1% from last year (up by 8.9% in February) while the average price increased by 15.3% (was down by 5.1% last month). As long as the inventory remains tight, prices will continue to rise.
The inventory of available single family homes increased slightly from last month by 19 homes to 1100 units for this month, this is 1.0% less than last March. Current supply of homes is 5.3 months, for March of last year it was a 5.6 months supply. (This is a 5.4% decrease from last year). Still a sellers market for Martin County single family home sales.

In the past 12 months, 2 homes have sold in Creekside. The sales prices were $348,000 and $375,000 for an average sales price of $366,000 which equates to $125.84 per sq. ft. of living area. The March 2016 Monthly Market Detail Florida Townhouses and Condos is now in a balanced market and not the super heated activity as we have experienced for the past two years. Closed sales were down by 7.1% as compared to last months decrease of 5.4% and new sales under contract (new pending sales) decreased by 10.1% (In February there was a 10.5% decrease). While on the single family side of the Florida real estate market this decrease in volume can be attributed to inventory, for condos and townhouses it appears to be strictly price related as the inventory has been gaining in the past few months.
The median sales price continued to rise, by 3.3% (up by 5.6% in February), while the average sales price decreased by 3.9% (was down 1.4% in February). It appears that prices may not continue to rise very rapidly for this segment of the Florida real estate market.
The inventory increased by 6.7% from March of last year. For March 2016 we have 6.3 months of inventory (was also 6.3 months in February) and compared to 6.0 for March 2015. First time in two years that we are seeing an increase in inventory as well as being out of a sellers market.
