The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market. Tere was only one closed sale for last month while pending sales remained almost unchanged and inventory rose slightly.

The current absorption rate for condos in the 34990 zip code area continued to rise, now at 61 months (was 20 months in August).   A very strong buyers’ market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The August 2015 numbers were: 52 active listings, 8 pending sales and 5 closed sales.   Slightly higher inventory and not as active for closed sales this year as compared to last August.

The Palm City FL, zip code 34990 residential real estate market activity eased a bit from last month.  Both closed and pending sales are off for the month.  Though, we’re still in a sellers market for Palm City.
The monthly absorption rate increased to to 5.8 months from 4.6 months in July.  Drifting towards a balanced market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The August 2015 numbers were:  355 active listings, 155 pending sales and 74 closed sales. Our inventory is considerably higher this year, but the sales activity has slowed considerably and is less than that for the August 2015 time period.

The Meadows at Martin Downs is a family friendly gated residential community very well situated in Palm City, Florida. Their are 832 homes consisting of single-family homes, duplexes, 4 unit townhouses, and 4 unit patio homes. The Meadows community is divided into 6  distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro and Ridgewood.

The Meadows is a guard gated community with round-the-clock security.  Residents of the meadows enjoy a large heated swimming pool, a tot pool, children’s playground adjacent to the pool, basket ball, 3 lighted tennis courts, a horseshoe pit and 2 bocce courts.  Near the entrance of the Meadows, between the gatehouse and the fountain, is a 2200 square foot recreation center, known as The Meadows House, which also houses the administrative offices of The Meadows Homeowners Association.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon to be constructed villages of The Meadows.

Divosta started construction on the site known as The Meadows in 1988 by building two structures from which to sell.      The absorption rate dropped to 5.4 months in August from 7.3 months for July.  Back into a seller’ market for the 34997 zip code area of Stuart condos after one month of being in a buyers’ market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The August 2015 numbers were: 46 active listings, 18 pending sales and 6 closed sales.  Better activity on a greater inventory for this year as compared to last August.

One enters the Southwood subdivision through a long private drive.  Currently this community is not gated, yet offers the utmost in privacy and safety.  The homes were built from 1990 to 2001 and are all individual styles from various builders.  This is not a cookie cutter community.  Home sizes range from 3 bedroom, 2 bathroom homes with 2 car garages of just under 1,700 square feet of living area of to 4 bedroom, 3 bathroom homes of just under 3,000 sq. ft.

There are a number of ponds and creeks throughout Southwood and this community is mostly surrounded by either preserve lands or acreage.  There is no community pool or clubhouse so the HOA fees are a very reasonable $285 a quarter as of this writing and include trash and basic cable TV.  Though there are some magnificent nature trails through thepreserve areas.

The Stuart FL 34994 Condo market showed a nice bounce back from a slow July as both pending and closed sales saw an increase.

The absorption rate for August decreased to 5.6 months compared to last month’s 7.4.  Once again back into a sellers’ market for this condo segment of Stuart’s 34994 zip code area.  This is somewhat surprising as condo sales often slow down during the summer months.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last August the numbers were 76 active listings, 27 pending sales, and 14 closed sales.   Somewhat greater activity for August of 2016 with a slightly higher inventory as well.

There are 3 currently under contract in Islesworth. The list price of these homes ranged from $325,000 to $444,999 for an average list price of $391,066 or $142.67 per sq. ft. of living area.  These homes averaged 49 days on the market before going under contract.

The single family real estate market in Sewalls Point for August rebounded from last month’s slow closed sales activity.  Pending sales also rose a little while the inventory of available homes for sale is up from last year but down slightly from last month.

The current absorption rate dropped to 11 months, in July it was 34.5 months.  Still a sellers market, but a large improvement from July’s numbers.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to August of 2014, the inventory was 59 homes on the market, 16 pending sales and there were 3 closed sales.  Better closed sales for this year, but we also have a greater number of available homes for sale.
