Martin County Townhouses and Condos February 2017 Market Detail

Martin County Townhouses and Condos Market Detail for February 2017 continued with good closed activity and weaker future activity with reduced pending sales.  Closed sales for the month were up by 1.0% (was up by 28.6% in January) while new sales under contract (new pending sales) were down by 6.8% from February 2016 (decreased by 15.6% in January).

Prices were down again for February as the median sales price decreased by 2.2% (was down by 15.6% in January) while the average sales price decreased by 14.4% (was down by 17.2% in January) as compared to February of 2016.  Not totally unexpected with the rapid rise of prices for the past three years as there may be a small correction taking place.  Though this market is till active.

The inventory of available townhouses and condos decreased by 14 units to 471 properties as compared to last month.  This is 16.0% greater than the February 2016 inventory.  Currently, there’s a 5.0 month supply of inventory (a 22.0% increase from last year which was 4.1 months).  Still a sellers market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes February 2017 Market Detail

The Martin County Single Family Homes Market Detail for February 2017 regained momentum with a strong month.  Closed sales were up by 17.8% (was down by 24.0% in January). New pending sales decreased by 10.0% as compared to February of 2016 (Increased by 9.4% in January).

Prices continued to increase with the median sales price up by 10.2% from last year (up by 4.1% in January) while the average price increased by 23.9% (was down by 2.7% last month).

The inventory of available single family homes increased from last month by 10 homes to 1,141 units for February,  this is 7.8% greater than last February.  Current supply of homes is 5.8 months, for February of last year it was a 5.1 months supply. (This is a 13.7% increase from last year).  Drifting closer to a balanced market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Townhouses and Condos February 2017 Market Detail

The Florida Townhouses and Condos Market Detail for February 2017 began the year with mostly positive activity when compared to last year.   Closed sales were up by 4.1% as compared to last months increase of 6.2% and new sales under contract (new pending sales) increased by 0.5% (In January there was a 6.5% increase).

Values continued to increase though at a strong pace.  Median sales prices were up by 11.7% (was up by 6.6% in January), while the average sales price increased by 8.5% (was up 4.0% in January).  As sales activity decreases and if inventory continues to increase, I expect these prices to continue to moderate, though they are staying pretty resilient at this time.

The inventory increased by 1.3% from February of last year.  For February 2017 we have 6.4 months of inventory (was also 6.4 months in January) and compared to 6.2 months for February 2016.  We remain in a balanced market for Florida townhouse and condo sales but are drifting slowly towards a buyers market in the past year. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Detail for February 2017 showed slightly weaker growth when compared to last year.  Closed sales were down by 0.5% (were up by 5.2% in January) and new sales under contract (new pending sales) were down by 2.0% (were up by 3.8% in January).

Both the median and average sales prices continued to rise from February 2016 to February 2017.  Up by 12.5% and 9.5% respectively, compared to January’s 10.1% and 4.0%.

The inventory of available homes for sale fell by 4.0% from last year.  For February there was a 4.2 months supply of inventory as Florida remains in a sellers market with the advantage for sellers. (February of 2016 had a 4.4 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory is once again decreasing which continues to put pressure on rising prices and sales.

For March 2017 there are 3 condos available for sale in Vista Pines.  List prices are from $70,900 up to $89,000 for an average list price of $81,300 or $74.66 per sq. ft. of living area.

There are also 3 condos pending, awaiting settlement.  List prices are from $57,900 up to $89,900 or an average of $75,433 which equals $75.25 per sq. ft. of living area.   These 3 condos averaged 40 days on the market before going under contract.

In the past 12 months, there have been 37 sales in Vista Pines.  Sales prices ranged from $40,000 up to $86,000 for an average sales price of $61,791 or $68.07 per sq. ft. of living area.  These sales averaged in at 95% of list price and only averaged 30 days on the market prior to going under contract.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Sales dropped to a more normal level this month while pending activity rose nicely on unchanged inventory.

The absorption rate for Hobe Sound condos was 6.5 months for February (was 0.9 in January).  A balanced market. Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The February 2016 numbers were: 9 active listings, 5 pending sales and 0 closed sales.  It’s very difficult to make meaningful comparisons with such low numbers of sales and inventory, though this segment appears to be returning to more normal volume.

There are currently 7 homes under contract.  List prices are from $127,000 to $169,900 for an average of $153,871 which equals $108.50 per sq. ft. of living area.  The average days on market was 76 days before these homes went under contract.

For March 2017, there are two condos for sale in Bayview.  These condos are listed for $387,000 and $389,000 for an average list price of $388,000 or $282.39 per sq. ft. of living area.

There are 3 condos under contract and awaiting settlement.  The list prices ranged from $389,000 up to $450,000 for an average list price of $428,000 which works out to $309.29 per sq. ft. of living area.  These condos averaged 72 days on market before going under contract.

In the past 12 months, 4 condos have sold in Bayview with sales prices ranging from $328,000 to $432,500.  The average sales price was $390,350 which equals a $284.10 price per sq. ft. of living area.  Sales averaged a 96% list to sales price ratio with these condos staying on the market for an average of 58 days prior to accepting the last offer.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Activity was very similar to last month with small gains in pending and closed sales.

The current absorption rate for condos in the 34990 zip code area decreased to 15.3 months (was 18.5 months in February). Still a buyers’ market for Palm City condominiums but trending in the right direction.  A balanced market is considered to be an absorption rate of around 6 to 7 months.

The Palm City FL, zip code 34990 residential real estate market continues to have more homes on the market and it appears that both pending and closed sales are also increasing.
The monthly absorption rate decreased to 7.9 months from 8.1 months in January.  Still in a buyers’ market for the Palm City zip code 34990 area for residential sales, but with the strong number of pending sales, I expect a balanced market in the next month or so.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The February 2016 numbers were:  415 active listings, 152 pending sales and 56 closed sales.  Similar activity as compared to last year but with greater inventory this year.
