The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Sales and pending sales are doing well and the inventory is returning to more normal levels from last year’s extremely low numbers.

The absorption rate for Hobe Sound condos decreased to 3.8 months for April (was 4.0 in March).  A sellers’ market for Hobe Sound condos. Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The April 2016 numbers were: 5 active listings, 6 pending sales and 4 closed sales.  Activity seems to be improving here but it’s very difficult to make meaningful comparisons with such low numbers of sales and inventory, though this segment appears to be returning to more normal volume.

The one month absorption rate for the April 2017, Jensen Beach Florida Market Report ZIP Code 34957 dropped to 3.3 months (from 5.2 months in March), now a very strong seller’s market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  For April of 2017 closed sales increased and pending sales remained close to last month while the inventory decreased.

The current absorption rate for condos in the 34990 zip code area dropped to 10.8 months (was 23.8 months in April). Still a buyers’ market for Palm City condominiums, but trending towards a more balanced market.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The April 2016 numbers were: 65 active listings, 12 pending sales and 8 closed sales.   Very similar closed activity and less pending activity this year but with a larger inventory.

     The absorption rate jumped to 14 months in April from 4.2 months for March.  A big shift into a buyers’ market for the 34997 zip code of Stuart FL.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The April 2016 numbers were: 71 active listings, 39 pending sales and 16 closed sales.  A very unexpected decrease in closed sales when compared to last year.
