The St Lucie County Townhouses and Condos Market Detail for April 2017 showed weaker sales activity when compared to last April.  Closed sales were down by 11.2% from last year (were up by 16.1% in March) while new pending sales decreased by 10.0% (was down by 11.2% in March).

Values, however, continue to rise at surprising rates with the median price up by 35.0% (was up by 28.0% in March) while the average sales price increased by 19.6% (was up by 13.3% in March).  I’ve been expecting prices to moderate for some time so these increases continue to be quite unexpected.

The inventory of available townhouses and condos decreased by 1 unit from last month to 568 units, which is 11.4% less than April 2016. The current supply is 6.0 months, which is 7.7% lower than the 6.5 months of inventory last year.  The St Lucie County townhouses and condos market remains in a balanced. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

For early June 2017 there is only one available condo for sale in the St Lucie Club Condos (officially known as the Saint Lucie Club Apartment Homes Condo).  This condo is listed for $220,000 or $162.84 per sq. ft. of living area.

There is one condo currently under contract.  It was listed for $225,000 or $166.54 per sq. ft. of living area and was on the market only 3 days prior to going under contract.

In the past 12 months, there have not been any sales in this condo community.

St Lucie County Single Family Homes Market Detail for April 2017showed weaker sales activity when compared to last April. Closed sales were down by 0.6% (in March they were up by 11.6%) and new sales under contract (new pending sales) decreased by 5.5% (they were up by 4.4% last month).

Prices, however, continue to show increases.  The median and average sales prices up by 14.3% and 7.0% respectively from last April (For March these numbers were up 15.7% and 14.9%).  I expect the rate of price increases to moderate some in the future, possibly even dip slightly.

Active listings decreased by 90 homes down to 1,650 homes.  This inventory is 3.4% lower than last year.  The current supply of homes is at 3.7 months (was 3.9 months for March)  This is 5.1% lower than last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

For June 2017 there are no condos available for sale in Sea Winds in Jensen Beach on Hutchinson Island.

There are two condos currently under contract.  These condos were listed for $311,900 and $359,900 for an average list price of $335,900 or $261.45 per sq. ft. of living area. These two condos were on the market for an average of 29 days before going under contract.

In the past year, five condos have sold in Sea Winds.  Sales prices ranged from $188,500 up to $305,000 for an average sales price of $257,700 which is $191.39 per sq. ft. of living area.  These five condos averaged 94 days on the market before going under contract and sold for an average of 92% of the last listed price.

Martin County Townhouses and Condos Market Detail for April 2017showed weaker sales activity when compared to last April.  Closed sales for the month were down by 1.5% (were down by 2.5% in March) while new sales under contract (new pending sales) were down by 2.6% from April 2016 (increased by 8.8% in March).

Prices were also down again for April as the median sales price decreased by 8.4% (was down by 13.0% in March) while the average sales price decreased by 0.2% (was down by 19.6% in March) as compared to April of 2016.  After the rapid rise in prices for the past two years, this correction is not unexpected.

The inventory of available townhouses and condos decreased by 13 units to 432 properties as compared to last month.  This is still 6.7% greater than the April 2016 inventory.  Currently, there’s a 4.6 month supply of inventory (a 12.2% increase from last year which was 4.1 months).  Still a sellers’ market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Detail for April 2017 showed weaker sales activity when compared to last April.  Closed sales were down by 2.3% (was up by 11.3% in March). New pending sales decreased by 18.2% as compared to April of 2016 (Decreased by 3.3% in March).

Prices continued to increase though at a much slower rate with the median sales price up by 2.8% from last year (up by 8.7% in March) while the average price increased by 0.8% (was up by 8.0% last month).

The inventory of available single family homes decreased from last month by 49 homes to 1,045 units for April,  this is still 4.2% greater than last April.  The current supply of homes is 5.2 months, for April of last year it was a 4.9 months supply. (This is a 6.1% increase from last year).  Still a sellers’ market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

In late May 2017, there are 10 condos for sale in Islandia on Hutchinson Island in Jensen Beach FL.  List prices range from $274,900 up to $469,880 for an average list price of $359,658 or $267.38 per sq. ft. of living area.

There are 6 condos currently under contract in Islandia.  Listing prices were from $299,000 up to $425,000 for an average list price of $358,283 which is $260.61 per sq. ft. of living area.  These condos averaged 57 days on market before going under contract.

In the past 12 months, 31 Islandia condos have sold.  Sales prices ranged from $205,000 up to $550,000 for an average sales price of $329,404 which is equal to $249.02 per sq. ft.  These units sold for an average of 95% of list price and averaged 104 days on market prior to going under contract.

Prices were mixed for the month.  Median sales prices were up by 7.2% (was up by 9.4% in March), while the average sales price decreased by 0.9% (was up 10.7% in March).  Some weakness after many months of increases.

The inventory of active listings decreased by 1.3% from April of last year.  For April 2017 we have 6.1 months of inventory (was 6.3 months in March) and compared to 6.2 months for April 2016.  We remain in a balanced market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Detail for April 2017 showed weaker sales activity when compared to last April.  Closed sales were down by 1.2% (were up by 9.3% in March) and new sales under contract (new pending sales) were down by 4.4% (were up by 3.6% in March).

However, both the median and average sales prices continued to rise when compared to last year.  Up by 10.3% and 8.3% respectively, compared to March’s 10.4% and 11.3%.

The inventory of available homes for sale fell by 5.2% from last year.  For April there was a 4.0 months supply of inventory as Florida remains in a sellers’ market with the advantage for sellers. (April of 2016 had a 4.3 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory is once again decreasing which continues to put pressure on rising prices and sales.

In the past 12 months, 20 homes have sold in Sailfish Point.  Sales prices ranged from $585,000 up to $9,000,100 for an average sales price of $2,442,608 which works out to $386.94.  These homes sold for an average of 90% of the final list price and also averaged 216 days on market before going under contract.

Sailfish Point Condos:  There are 17 condos available to purchase in Sailfish Point.  These condos are available for prices ranging from $490,000 up to $1,450,000 for an average list price of $831,159 which equals $322.82 per sq. ft. of living area.

There are two condos currently under contract.  The list prices are $749,000 and $1,250,000 for an average list price of $999,500 or $262.49 per sq. ft. of living area.  These condos were on the market for an average of 204 days prior to going under contract.

In the past 12 months, 9 condos have sold in Sailfish Point.  Sales prices ranged from $577,500 up to $1,200,000 for an average sales price of $810,500 which works out to $316.78.  These homes sold for an average of 92% of the final list price and also averaged 171 days on market before going under contract.

The half-staff position remembers the more than one million men and women who gave their lives in service of their country. At noon their memory is raised by the living, who resolve not to let their sacrifice be in vain, but to rise up in their stead and continue the fight for liberty and justice for all.

For May 2017, there are 12 homes available for sale in River Marina.  6 of these are single family homes and also 6 are townhomes and range in price from $186,000 to $475,000 for an average price of $318,198 or $159.90 per sq. ft. of living area.

There are 4 homes under contract (all are townhomes).  List prices ranged from $177,500 up to $231,790 for an average of $204,995 which equals $126.72 per sq. ft. of living area.  These homes went under contract in an average of 73 days after going on the market.

In the past 12 months, 38 homes have sold in River Marina (6 single family and 32 townhomes).  Sales prices ranged from $$169,000 up to $430,000 .  The average sales price was $226,429 which works out to $$133.03 per sq. ft. of living area.  These homes sold on average for 98% of listing price and were under contract in an average of 53 days on market.

The single family homes in River marina are in a gated enclave.
