Martin County Townhouses and Condos May 2017 Market Detail

Martin County Townhouses and Condos Market Detail for May 2017showed continued growth in sales activity when compared to last May, though at a slow pace.  Closed sales for the month were up by 2.5% (were down by 1.5% in April) while new sales under contract (new pending sales) were up by 1.0% from May 2016 (decreased by 2.6% in April).

Prices rose for May as the median sales price increased by 7.3% (was down by 8.4% in April) while the average sales price increased by 6.4% (was down by 0.2% in April) as compared to May of 2016.  This is a reversal of last months activity.

The inventory of available townhouses and condos decreased by 11 units to 421 properties as compared to last month.  This is 0.7% greater than the May 2016 inventory.  Currently, there’s a 4.5 month supply of inventory (a 7.1% increase from last year which was 4.2 months).  Still a sellers’ market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Detail for May 2017 showed continued growth when compared to last May.  Closed sales were up by 8.3% (was down by 2.3% in April). New pending sales increased by 24.2% as compared to May of 2016 (Decreased by 18.2% in April).

Prices continued to rise with the median sales price up by 8.3% from last year (up by 2.8% in April) while the average price increased by 35.4% (was up by 0.8% last month).

The inventory of available single family homes decreased from last month by 9 homes to 1,036 units for May,  this is still 5.0% greater than last May.  The current supply of homes is 5.1 months, for May of last year it was a 4.8 months supply. (This is a 6.3% increase from last year).  Still a sellers’ market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos Market Detail for May 2017 showed continued growth when compared to last year.   Closed sales were up by 8.0% as compared to last month’s decrease of 4.0% and new sales under contract (new pending sales) increased by 8.0% (In April there was a 5.5% decrease).

Prices rose for the month.  Median sales prices were up by 8.1% (was up by 7.2% in April), while the average sales price decreased by 8.0% (was down 0.9% in April).  Back to steadily increasing values.

The inventory of active listings decreased by 1.5% from May of last year.  For May 2017 we have 6.0 months of inventory (was 6.1 months in April) and compared to 6.1 months for May 2016.  We remain in a balanced market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Located only a short distance north of the Jensen Beach Causeway and just across the Saint Lucie County line, there is a wonderful small community by the name of River Watch.  These are single family homes ranging from a modest 2 bedroom and 2 bathroom residence with around 1,400 sq. ft. of living area plus a garage up to a spacious 4 bedroom, 3 bathroom with 3,400 sq. ft. of living area and your very own private dock and access to the Intracoastal waterway which is also known as the Indian River.  There are 30 homes in this community which is adjacent to the Windmill Village community and shares the Aqua Ra Road which accesses both subdivisions from A-1-A.

The Florida Single Family Homes Market Detail for May 2017 had continued growth when compared to last May.  Closed sales were up by 7.6% (were down by 1.2% in April) and new sales under contract (new pending sales) were up by 5.0% (were down by 4.4% in April).

Both the median and average sales prices continued to rise when compared to last year.  Up by 7.7% and 8.3% respectively, compared to April’s 10.3% and 8.3%.

The inventory of available homes for sale fell by 4.5% from last year.  For May there was a 4.0 months supply of inventory as Florida remains in a sellers’ market with the advantage for sellers. (May of 2016 had a 4.3 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory is once again decreasing which continues to put pressure on rising prices and sales.

The Jensen Beach FL 34957 Residential Market continues to show strong activity with strong sales volume.  Unfortunately, a fairly sizeable drop in pending sales which may indicate a little softening in closed volume for the coming months.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 dipped slightly to 3.8 months ( was 3.9 months in April).  Remaining in a strong seller’s market for May.   A 6 to 7-month absorption rate is considered to be a balanced market favoring neither the seller or buyer.

For the June 2017 there are currently 6 homes on the market in the Retreat of Hobe Sound, ranging in price from $305,900 up to $485,000 for an average price of $384,133 which equals $189.62 per square foot of living area.

There are three homes under contract and awaiting sale.  List prices were from $269,000 up to $274,900 for an average list price of $271,267 which is equal to $172.36 per sq. ft. of living area.  This homes were on the market for an average of 24 days before going under contract.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Market activity remains pretty slow for Palm City condos and remains a difficult market for sellers.  (Though a good part of this difficulty comes from two equity golf club communities.)

The current absorption rate for condos in the 34990 zip code area jumped to 19 months (was 10.8 months in May).  A strong buyers’ market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The May 2016 numbers were: 62 active listings, 13 pending sales and 7 closed sales.   Better volume on lower inventory from last year.

The monthly absorption rate decreased to 3.0 months from 5.0 months in March.  A more extreme sellers’ market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The May 2016 numbers were:  377 active listings, 162 pending sales and 84 closed sales.  Stronger pending numbers this year with a larger inventory and similar sales activity.

There are currently 12 homes and/or villas available for sale in the Jensen Beach Golf and Country Club.  List prices range from $300,000 up to $399,900 for an average list price of $352,683 which equals $194.36 per square foot of living area.

8 homes are under contract awaiting the final sale.  List prices range from $259,900 to $369,000 for an average list price of $305,825 that equals $175.84 per square foot of living area.  These homes averaged 68 days on market before going under contract.

In the past 12 months, 31 homes have sold.  The sales prices ranged from $228,000 up to $420,000 for an average sales price of $321,887 which works out to a price per square foot of  $175.61 at a 97% sales to list price ratio.  These homes were on the market for an average of 58 days before going under contract.

The Jensen Beach Golf and Country Club in Jensen Beach Florida is one of the most desirable communities on Florida’s Treasure Coast.  There are 656 homes and home sites spread out on over 240 acres of wildlife preserve with plenty of privacy and homes from four different builders.   Homes began to be constructed in 2000 and new homes from D.R. Horton and Renar Homes have been recently completed.  Previous builders included WCI Communities and Engle Homes.

The Jensen Beach Golf and Country Club is home to the Eagle Marsh Golf Course.   This is a public course and all are welcome to play.  Inexpensive membership plans are available along with dining facilities, a snack bar, and a pro shop.  More information about the Eagle Marsh Golf Club can be found on their website.

  Homes in the Jensen Beach Golf and Country Club range from smaller 2 BR attached villas of approximately 1300 plus square feet of living area and single car garages to spacious one floor and two story pool homes of just over 2500 square feet with 3 car garages.  In addition to the facilities associated with the Eagle Marsh Golf Club, there are two community pools and an active tennis club with 6 professional courts along with a local pro and active league play.

All of these amenities come at an incredibly attractive HOA fee of around $225 per month and include landscaping, trash pickup as well as basic cable TV service.

The Jensen Beach Golf and Country Club is attractively situated only 2 miles from the Indian River (the Intracoastal Water Way) and quaint downtown Jensen Beach, only across the causeway to the public beach of Jensen beach for those wishing to take advantage of the clear waters of the Atlantic Ocean.  Less than a mile to the west is the Treasure Coast Mall and the shopping and restaurant corridor of US-1.

For those with children, the ‘A’ rated Jensen Beach High School is within walking distance from the front gate of the Jensen Beach Golf and Country Club.
