The single family real estate market in Sewalls Point contined to show very positive results for June.  Sales were the best in a number of years and while the pending numbers were down for the month, they still are quite good.

The absorption rate plunged to 3.6 months, in May it was 6.7 months.  For the first time in years, a strong sellers market for Sewalls Point single family homes.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to June 2016, the inventory was 76 homes on the market, 5 pending sales and there were 10 closed sales.  Considerably better activity this year and with reduced inventory.

There are currently 11 homes on the market in the Willoughby Golf Club, ranging in price from $375,000 to $1,795,000.  The average listing price is $712,645 which equates to a price per sq. ft. of living area of $199.78.

There are 3 homes under contract which have not closed as this post was written.  The list prices of these pending sales range from $379,000 to $659,900 for an average list price of $487,933 which equates to $178.62 per sq. ft. of living area.  These homes averaged 114 days on market prior to going under contract.

In the past 12 months, 27 homes have sold in the Willoughby Golf Club.  Sales prices ranged from $245,000 up to $1,400,000 for an average sales price of $576,597 which equals $170.82 per sq. ft. of living area.  Sales prices averaged 94% of list prices and these were on the market for an average of 150 days before receiving an accepted offer.

There are currently 20 homes under contract awaiting settlement.  Listing prices ranged from $75,000 to $950,000 for an average of $365,045 which equals $181.34 per sq. ft. of living area.  These homes averaged 156 days on the market prior to going under contract.

St Lucie County Townhouses and Condos May 2017 Market Detail

The St Lucie County Townhouses and Condos Market Detail for May 2017 showed weaker sales activity when compared to last May.  Closed sales were down by 7.1% from last year (were down by 11.2% in April) while new pending sales decreased by 0.8% (was down by 10.0% in April).

Values, however, continue to rise at surprising rates with the median price up by 24.8% (was up by 35.0% in April) while the average sales price increased by 23.9% (was up by 19.6% in April).  I’ve been expecting prices to moderate for some time so these increases continue to be quite unexpected.

The inventory of available townhouses and condos decreased by 42 unit from last month to 526 units, which is 11.4% less than May 2016. The current supply is 5.6 months, which is 5.1% lower than the 5.9 months of inventory last year.  The St Lucie County townhouses and condos market has slipped back into a sellers’ market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

As of June 2017, there are 4 active townhomes for sale in Sunset Trace.  List prices range from $137,000 up to $165,900 which works out to an average list price of  S149,225 or $116.03 per square foot of living area.

There are also 4 homes under contract and awaiting settlement.  The listing prices range from $145,900 up to $184,900 for an average list price of $162,950 which equals $120.51 per sq. ft. of living area.  These homes were on the market for an average of 48 days prior to going under contract.

In the past 12 months, 24 homes have sold in Sunset Trace.  Sales prices ranged from $96,439 to $151,000 for an average sales price of $135,331 which equals $104.11 per sq. ft. of living area.  These homes sold for an average of 97% of their final list price and went under contract in an average of 14 days of being on the market.

 About Sunset Trace in Palm City FL:

Just across the street from the Martin Downs Golf Club lies the gated community of Sunset Trace in Palm City, FL.  Conveniently located close to Florida’s Turnpike as well as shopping, restaurants and medical facilities.  And only a 15 minute ride to the pristine waters of the Atlantic Ocean and the numerous waterways and boating facilities available in Martin County, FL.

Sunset Trace is a DiVosta community of approximately 500 residences.  There are four types of homes in this community:   DiVosta quad townhomes which feature 2 Bedrooms and 2 and ½ bathrooms with 1,236 sq. ft. of living area; Stamford models, also four townhomes to a building featuring 2 Bedrooms and 2 and ½ bathrooms with 1,1374 sq. ft. of living area; Wellesley models have 3 Bedrooms and 2 Bathrooms in 1,295 sq. ft. and finally, the Villas in Sunset Trace offer attached single family homes with 3 Bedrooms, 2 and ½ baths and a one car garage in 1346 square feet of living area.

St Lucie County Single Family Homes Market Detail for May 2017showed continued growth when compared to last May. Closed sales were up by 10.0% (in April they were down by 0.6%) and new sales under contract (new pending sales) increased by 9.2% (they were down by 5.5% last month).

Prices, also, continue to show increases.  The median and average sales prices up by 16.5% and 16.5% respectively from last May (For April these numbers were up 14.3% and 7.0%).  These price increases are making home affordability an issue in St Lucie County.

Active listings decreased by 59 homes down to 1,591 homes.  This inventory is 4.1% lower than last year.  The current supply of homes is at 3.5 months (was 3.7 months for April)  This is 2.8% lower than last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

For June 2017 there are no condos available to purchase in Oceanrise on Hutchinson Island in Jensen Beach FL.

There is one condo under contract.  This condo was listed for $230,000 or $225.27 2 per sq. ft. of lliving area and was on the market for 20 days before going under contract.

In the past 12 months, 6 Oceanrise condos have sold.  Sales prices ranged from a low of $175,000 up to a high of $219,000 for an average sales price of $202,250 which equals $198.12 per sq. ft. of lliving area.  These condos sold for an average of 96% of list price and were on the market for an average of 84 days before going under contract.

About Oceanrise Condos in Jensen Beach:

Located just north of Waveland Beach in Jensen Beach on Hutchinson Island, Oceanrise is a 7 story building that was opened for sale in 1979.  All the residences in Oceanrise are 2 bedroom, 2 bathroom with one exception for a corner penthouse double unit which has 2042 sq. ft. of in the unit living area.  The other 68 homes have either 1,086 or 1,021 sq. ft. of living area and additional balcony space.

The current Condo fees as of June 2017 were $450 per month.  Sorry, no pets are allowed in Oceanrise, but rentals are permitted with a minimum stay restriction.

Residents can enjoy the heated pool and their own private access to the beach.  There are also shuffleboard courts as well as a clubhouse and BBQ grill area.
