There are currently 17 homes actively listed in Highlands Reserve for August of 2017 in Palm City, Florida.  Prices range from $369,000 up to $1,350,000.  The average list price is $588,307 which equals $169.41 per square foot of living area.

There are 2 homes under contract awaiting closing.  These homes were listed for $355,000 and $379,000 for an average list price of $367,000 or $144.09 per sq. ft. of living area.  These homes went under contract in an average of 178 days after they were listed.

In the past 12 months, 31 homes have sold in Highlands Reserve with an average sales price of $482,119 at $155.81 per square foot of living area.  Actual sales prices ranged from $330,000 up to $775,000.  These homes averaged 120 days on market and sold at 97% of listed price.

St Lucie County Townhouses and Condos June 2017 Market Detail

The St Lucie County Townhouses and Condos Market Detail for June 2017 showed some strong growth as  compared to last June.  Closed sales were up by 19.6% from last year (were down by 7.1% in May) while new pending sales increased by 33.3% (was down by 0.8% in May).

Values, also, continue to rise at with the median price up by 4.7% (was up by 24.8% in May) while the average sales price increased by 17.9% (was up by 23.9% in May).  I think the rates of price increases will slow down in the months to come.

The inventory of available townhouses and condos decreased by 20 unit from last month to 506 units, which is 10.4% less than June 2016. The current supply is 5.3 months, which is 5.4% lower than the 5.6 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a sellers’ market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes June 2017 Market Detail

St Lucie County Single Family Homes Market Detail for June 2017 showed weaker activity as compared to last June. Closed sales were unchanged (in May they were up by 10.0%) and new sales under contract (new pending sales) decreased by 10.6% (they were up by 9.2% last month).

Prices, however, continued to rise.  The median and average sales prices up by 10.7% and 4.5% respectively from last June (For May these numbers were up 16.5% and 16.5%).  These price increases are making home affordability an issue in St Lucie County.

Active listings decreased by 8 homes down to 1,583 homes.  This inventory is 5.1% higher than last year.  The current supply of homes is at 3.5 months (was also 3.5 months for May)  This is 6.1% higher than last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos Market Detail for June 2017 appears to have had a difficult June when compared to last summer.  Closed sales for the month were down by 17.4% (were up by 2.5% in May) while new sales under contract (new pending sales) were down by 12.3% from June 2016 (increased by 1.0% in May).

Prices were also off for June as the median sales price decreased by 0.4% (was up by 7.3% in May) while the average sales price decreased by 3.0% (was up by 6.4% in May) as compared to June of 2016.  This is a reversal of last months activity.

The inventory of available townhouses and condos decreased by 25 units to 396 properties as compared to last month.  This is still 4.2% greater than the June 2016 inventory.  Currently, there’s a 4.3 month supply of inventory (a 10.3% increase from last year which was 3.9 months).  Still a sellers’ market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Detail for June 2017 showed continued growth as compared to last June.  Closed sales were up by 8.7% (were up by 8.3% in May). New pending sales increased by 7.2% as compared to June of 2016 (Increased by 24.2% in May).

Prices had mixed results for June with the median sales price up by 6.0% from last year (up by 8.3% in May) while the average price decreased by 6.3% (was up by 35.4% last month).

The inventory of available single family homes decreased from last month by 8 homes to 1,028 units for June,  this is still 7.3% greater than last June.  The current supply of homes is 5.1 months, for June of last year it was a 4.7 months supply. (This is a 8.5% increase from last year).  Still a sellers’ market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are currently 10 active listings in the Monarch Country Club in Palm City FL.  List prices range from $250,000 up to $635,000 for an average list price of $437,130 which works out to $180.44 per sq. ft. of living area.

There are 2 homes under contract which have not yet closed to date.  List prices were $319,500 and $399,000 for an average of $359,250 or $178.16 per sq. ft. of living area.  These homes were on the market for an average of 29 days before going under contract.

In the past year (12 months back), 42 homes have sold in the Monarch Country Club.  Sales prices ranged from a low of $195,000 up to $590,000 for an average sales price of $355,374 or $164.35 per sq. ft. of living area.  These homes sold on average at 95% of the last list price and were on the market for an average of 49 days before going under contract.

One of Palm City’s premier neighborhoods, Monarch Country Club is home to the ‘Monarch’ Golf Course in a wonderful gated community of approximately 500 homes.

Homes in the Monarch Country Club range in size from estate sized homes with over 3,800 sq. ft. of living area and up to 5 bedrooms and 4 bathrooms with 3 car garages down to smaller attached villas with a more modest 1,300 sq. ft. of living area and 2 bedrooms, 2 bathrooms and a 2 car garage.  For those living in the Monarch Country Club, membership in the golf club is not mandatory and there are a number of social memberships also available including tennis and community pool memberships.

As of July 2017, the HOA fees (not including golf or social) ranged from just under $400 up to $450 a month depending on the size and the section of Monarch the home is located in. All ages and pets are welcome in Monarch and children are currently zoned to attend the Bessey Creek Elementary School, Hidden Oaks Middle School and Martin County High School.

This community is well located in Palm City close to Florida’s Turnpike for commuters and with easy access to shopping, restaurants, medical facilities and the many boat ramps and waterways in Martin County.

The championship course at Monarch boasts 6,867 yard par 72 with a slope of 133 and a rating of 73.6.  Shorter options exist for all levels of play.  This is an Arnold Palmer designed course that opened in 1987 and is currently managed as a ClubCorp facility.

For July 2017 there are no condos available for sale in the Edgewater Villas of Stuart FL.

There is one unit under contract at this time.  This condo was listed for $345,000 which is $221.01 per sq. ft. of living area.  This condo was on the market for 28 days before going under contract.

In the past 12 months, only one Edgewater Villas condo has sold.  The sales price was $340,500 which equals $218.13 per sq. ft. of living area.  This condo sold for 98% of the list price and went under contract 84 days after it was listed.

As of July 2017, there are 10 condos for sale in the Circle Bay Yacht Club of Stuart FL.   Listing prices range from $169,900 up to $229,500.  The average listing price $199,970 which equals a price per square foot of living area of $199.71.

There is one Circle Bay condo under contract and awaiting close.  The list price was $129,000 or $171.77 per sq. ft. of living area.  This condo was on the market for 26 days before going under contract.

In the past 12 months, 22 Circle Bay Waterfront Condos have sold.  Sales prices ranged from a low of $95,500 up to $245,000 for an average sales price of $171,564 which is $168.62 per sq. ft.  These condos sold for an average of 96% of the last listed price and in an average of 85 days on market prior to accepting an offer that resulted in the sale.

About the Circle Bay Yacht Club Condos in Stuart FL:

The Circle Bay condo complex is a waterfront 55+ condo community with docks (for boats up to 36′) that have easy wide river and ocean access.  Docks are not deeded, rather rented at reasonable monthly rates.  Heated pools, clubhouse, grills, etc. are some of the numerous amenities available for residents of the Circle Bay Yacht Club.  Rentals are permitted with restrictions.  Sorry, no pets.  Circle Bay has both elevator and non-elevator buildings.  Covered car ports.

Prices rose for the month.  Median sales prices were up by 7.2% (was up by 8.1% in May), while the average sales price increased by 5.9% (was up 8.0% in May).  Back to steadily increasing values.

The inventory of active listings decreased by 1.2% from June of last year.  For June 2017 we have 5.8 months of inventory (was 6.0 months in May) and compared to 5.9 months for June 2016.  We are slipping back into a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Detail for June 2017 continues to improve as compared to last June.  Closed sales were up by 4.3% (were up by 7.6% in May) and new sales under contract (new pending sales) were up by 2.2% (were up by 5.0% in May).

Both the median and average sales prices continued to rise when compared to last year.  Up by 8.9% and 7.3% respectively, compared to May’s 7.7% and 8.3%.

The inventory of available homes for sale fell by 3.1% from last year.  For June there was a 3.9 months supply of inventory as Florida remains in a sellers’ market with the advantage for sellers. (June of 2016 had a 4.1 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory is once again decreasing which continues to put pressure on rising prices and sales.
