Florida Townhouses and Condos August 2017 Market Report

The Florida Townhouses and Condos Market Report for August 2017 showed continued growth when compared to last year with a nice rise in new pending sales.   Closed sales were up by 2.6% as compared to last month’s increase of 3.6% and new sales under contract (new pending sales) increased by 8.1% (In July there was a 3.6% increase).

Prices continue to go up.  Median sales prices were up by 6.3% (was up by 6.8% in July), while the average sales price increased by 5.5% (was up 9.8% in July).

The inventory of active listings decreased by 3.1% from August of last year.  For August 2017 we have 5.4 months of inventory (was 5.6 months in July) and compared to 5.7 months for August 2016.  We remain in a slight seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Single Family Homes August 2017 Market Report

The Florida Single Family Homes Market Report for August 2017 continues to improve as compared to last August though at a reduced rate from the past few years and months.  Closed sales were up by 0.9% (were up by 2.0% in July) and new sales under contract (new pending sales) were up by 2.2% (were up by 3.3% in July).

Both the median and average sales prices continued to rise when compared to last year.  Up by 6.7% and 7.7% respectively, compared to July’s 7.1% and 5.7%.

The inventory of available homes for sale fell by 4.5% from last year.  For August there was a 3.8 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (August of 2016 had a 4.1 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory is once again decreasing which continues to put pressure on rising prices and sales.

September 2017 Market Update for the Sandpebble Condo and Beach Club on Hutchinson Island in Stuart, Florida:

There are currently no active listings in Sandpebble.

There are 2 pending Sandpebble condo sales.  One on the riverside and one is oceanfront.  List prices are $319,000 and $459,000 which averages to $389,000 or $310.15 per sq. ft. of living area.  These condos averaged only 2 days on the market before going under contract.

In the past 12 months, 11 Sandpebble condos have sold.  7 on the riverside and 4 on the ocean side.  Sales prices ranged from $255,000 to $428,500 for an average sales price of $317,355 which works equals $260.50 per sq. ft.  These sales averaged 96% of list price and went under contract after an average of 98 days on market.

There are currently 3 homes for sale in Lake Grove of Palm City, FL. List prices range from $449,900 up to $749,900. The average list price equals $583,940 which is $191.92 per sq. ft. of living area.

There are no homes currently under contract in Lake Grove.

In the past 12 months, 4 homes have sold in the Lake Grove. Sale prices ranged from $485,000 up to $555,000 with an average sale price of $513,000 or $172.82 per sq. ft. of living area.  These homes averaged 67 days on market prior to accepting these sales offers and sold for an average of 96% of the last listed price.

 

Located south on Mapp Road in Palm City is the community of Lake grove which is comprised of 64 homes built around a square shaped lake.  Lake Grove lies in a lovely private location will all home sites on at least ½ acre of land.

Homes range in sizes from over 4,500 sq. ft. of living space with 5 bedrooms, 4 baths and a three car garage down to just over 2,000 sq. ft. homes with 3 bedrooms and two bathrooms and 2 car garages.  As of September 2017, the Lake Grove HOA fees are a very reasonable $275 per quarter.

The common areas include two tennis courts, landscaped common areas and a fishing dock on the lake.  There’s also a dedicated trailer/RV/boat parking lot for residents.

There are 4 condos currently under contract.  Listing prices ranged from $98,000 up to $125,000 for an average list price of $111,950 or $149.02 per sq. ft. of living area.  These condos averaged 89 days on the market before going under contract.

About The River Club of Martin County:

The River Club of Martin County is a waterfront condo community that was built between the years of 1978 and 1980.  There are 15 buildings with 188 total condos all of which are 2 bedroom and 2 bathrooms.  These are all two story buildings.  There are two different floor plans with 1,220 and 1,072 sq. ft., of living areas.  Four of these buildings enjoy beautiful wide waterfront views of the Saint Lucie River.  The River Club has a 50 slip marina that is run by a separate dock association.  In order to own a slip in the River Club one must be a condo owner.  Tenants and owners do have the opportunity to rent slips should they be available for lease.

Great amenities include a clubhouse with game room and kitchen facilities, a community pool, fitness room, shuffleboard courts, workshop, and cable TV and internet access (including wi-fi) included in the condo fees.  The condo fees as of May 2017 are $326 a month.

All ages are welcome in the River Club but no pets are allowed.  Rentals are allowed with some restrictions as to duration and length of unit ownership.  No commercial vehicles or motorcycles are allowed, but pickup trucks with covers are permitted.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Market activity improved for Palm City condos but remains a difficult market for sellers.  (Though a good part of this difficulty comes from two equity golf club communities.)

The current absorption rate for condos in the 34990 zip code area dropped to 9.1 months (was 37.5 months in July).  Still in a buyer’s market for Palm City condominiums, but much less extreme than last month.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The August 2016 numbers were: 61 active listings, 8 pending sales and 1 closed sales.   Better closed activity this year on increased inventory while pending sales remained unchanged.

The Meadows at Martin Downs is a family friendly gated residential community very well situated in Palm City, Florida. The Meadows community is divided into 6  distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro, and Ridgewood.

The Meadows is a guard gated community with round-the-clock security.  Residents of the meadows enjoy a large heated swimming pool, a tot pool, children’s playground adjacent to the pool, basketball, 3 lighted tennis courts, a horseshoe pit and 2 bocce courts.  Near the entrance of the Meadows, between the gatehouse and the fountain, is a 2200 square foot recreation center, known as The Meadows House, which also houses the administrative offices of The Meadows Homeowners Association.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon to be constructed villages of The Meadows.

Divosta started construction on the site known as The Meadows in 1988 by building two structures from which to sell. One was a Single Family home (Hampton) in what is now known as Greenwich Village, and the other was a four-unit Town Homebuilding (Stamford) in what is now known as Lakemont Village. Both types of homes were started in The Meadows at about the same time in 1988.  DiVosta completed the Meadows in 1993 and turned the administration and running of the community to The Meadows Homeowners Association which runs the community through elected officers as well as a full-time support staff.

The Palm City FL, zip code 34990 residential real estate market remains very active.  For August there was a big drop in available homes for sale which also had an effect on reduced future sales (pending listings).
The monthly absorption rate declined to 3.6 months from 4.1 months in June.  Still a seller’s market for the Palm City zip code 34990 area for residential sales.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The August 2016 numbers were:  391 active listings, 116 pending sales, and 68 closed sales.  Stronger activity for this year with a fairly big decrease in inventory.
