Florida Townhouses and Condos November 2017 Market Report

The Florida Townhouses and Condos November 2017 Market Report showed stronger activity as compared to last year.  Closed sales were up by 5.8% as compared to last month’s increase of 2.2% and new sales under contract (new pending sales) increased by 9.3% (In October there was a 12.9% increase).

Prices continue to go up.  Median sales prices were up by 8.6% (was up by 5.2% in October), while the average sales price increased by 0.8% (was up 6.2% in October).

The inventory of active listings decreased by 3.4% from November of last year.  For November 2017 we have 5.7 months of inventory (was 5.6 months in October) and compared to 6.0 months for November 2016.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Single Family Homes November 2017 Market Report

The Florida Single Family Homes November 2017 Market Report showed stronger activity as compared to last year.  Closed sales were up by 1.3% (were up by 2.0% in October) and new sales under contract (new pending sales) were up by 5.5% (were up by 10.1% in October).

Both the median and average sales prices continued to rise when compared to last year.  Up by 9.1% and 8.3% respectively, compared to October’s 7.1% and 6.8%.

The inventory of available homes for sale fell by 6.8% from last year.  For November there was a 3.8 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (November of 2016 had a 4.1 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory is once again decreasing which continues to put pressure on rising prices and sales.

There are currently 3 condos under contract which have not closed yet.  List prices were from $65,000 to $102,500 for an average list price of $81,833 which equals $91.55 per sq. ft. of living area.  These condos averaged 80 days on market before going under contract.

And, this is one of the few condos in the area that allows up to 2 large pets per owner.  Children who live in Indian Pines are zoned to attend J. D. Parker Elementary School, the Dr. David L. Anderson Middle School, and the Martin County High School.

Indian Pines is very conveniently located close to shopping, restaurants and medical facilities.  Only a few more minutes to either the beaches or boat ramps of Martin County or to I-95 for those needing to take a trip either north or south.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  For November the market activity increased from last month in all categories for Palm City condos.

The current absorption rate for condos in the 34990 zip code area dropped to 21.25 months (was 37.5 months in July).  Now in an extreme buyer’s market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months. (A good percentage of the difficult buyer’s market is a result of two equity golf club communities which are having some difficulty with the volume of sales.)
The November 2016 numbers were: 80 active listings, 11 pending sales and 3 closed sales.   Slightly better activity for this year when compard to November of 2016.
