The Florida Townhouses and Condos January 2018 Market Report showed strong activity to begin 2018.  Closed sales were up by 5.9% as compared to last month’s increase of 6.0% and new sales under contract (new pending sales) increased by 8.1% (In December there was a 3.6% increase).

Prices also continue to rise.  Median sales prices were up by 11.7% (was up by 11.1% in December), while the average sales price increased by 17.1% (was up 17.8% in December).

The inventory of active listings decreased by 4.8% from January of last year.  For January 2018 we have 5.9 months of inventory (was 5.6 months in December) and compared to 6.4 months for January 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Single Family Homes January 2018 Market Report

The Florida Single Family Homes January 2018 Market Report began 2018 with weaker sales volume. Closed sales were down by 1.3% (were up by 2.6% in December) and new sales under contract (new pending sales) were up by 0.1% (were down by 0.1% in December).

Prices, however, continue to rise when compared to last year.  With the median and average sales prices up by 9.1% and 12.3% respectively, compared to December’s 8.0% and 9.4%.

The inventory of available homes for sale fell by 7.3% from last year.  For January there was a 3.9 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (January of 2017 had a 4.2 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

For the St Lucie County Townhouse and Condo Sales 2017 Yearly Review had stronger activity when compared to 2016.  Year to year closed sales was up by 5.4% as compared to 2016 which saw a decrease of 6.6% and new sales under contract (new pending sales) increased by 6.0% (2016 saw a decrease of 11.5%).

Both median and average sales prices increased significantly (year to year) by 18.9% and 13.0% respectively (2016 numbers were 5.9% and 2.9%).  Prices continue to rise.

Inventory decreased by 5.7% as compared to 2016’s increase of 8.1%. While the supply of inventory decreased to 5.1 months as compared to 5.7 months for 2016.  An even stronger seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.

The St Lucie County Single Family Home Sales 2017 Yearly Review as reported by Florida Realtors indicates that Saint Lucie County had improved market activity for single family homes throughout the year of 2017.   Year to year closed sales was up by 4.3% (was down by 1.6% in 2016) and new sales under contract (new pending sales) increased by 0.8% (was down by 3.8% in 2016).

Both median and average sales prices were up (2016 to 2017) by 13.9% and 10.6% respectively.   Showing strong gains in value, but not quite as much as in the last two years.  These numbers were 16.1% and 15.9% respectively in 2016.

The inventory of available homes for sale decreased by 8.5% from 2016 (When there was a 6.6% increase).  While the months supply of homes dropped to 3.4 months from 3.9 months for 2016.  Still in a strong sellers market for Saint Lucie County.

There is 1 condo currently under contract.  The list price was $139,900 or $170.61 per sq. ft. of living area.  This condo was on the market for 19 days prior to going under contract.

Inventory decreased by 7.3% as compared to 2016’s decrease of 14.2%. While the supply of inventory dropped to 4.0 months as compared to 4.6 months for 2016.  Remaining in a seller’s market for Martin County townhouses and condos.

The inventory of available homes for sale decreased by 7.3% from 2016.  While the months supply of homes decreased to 4.5 months.  Still a seller’s market.  Typically a 6 month inventory indicates a balanced market where neither the seller or buyer has an advantage.

As of August 2017:

There are currently 3 active listings for sale in Danforth.  The list prices for these Danforth homes are from $399,900 up to $590,000 for an average list price of $463,300 or $159.66 per sq. ft. of living area.

4 homes are currently under contract.  The list prices of these pending sales range from $400,000 up to $449,500 with the average being $425,875 which equates to an average price per sq. ft. of living area of $171.61.  These 4 homes averaged 84 days on the market before going under contract.

In the past 12 months, 16 homes have sold in Danforth.  The sales prices ranged from a low of $329,000 up to $482,000.  The average sales price was $422,675 or $165.02 per sq. ft. of living area.  These sold listings averaged 64 days on the market before going under contract and sold at 96% of the list price.

Danforth in Palm City Florida is wonderful family subdivision with 335 homes of all sizes and shapes with a wonderful family friendly neighborhood feel.  Well located in Palm City off SW Martin Highway and within walking distance of both the Palm City Elementary and Hidden Oaks Middle Schools.  Both of these schools are top rated in the Martin County school system as well as in the State of Florida.

Many homes are lakefront with beautiful views and a wonderful private feeling, yet this community is within a mile of the new Publix and also close to restaurants and medical facilities.  Easy access to downtown Stuart as well via the new Veteran’s Memorial Bridge from Palm City to Stuart.  Also just a couple of minutes to Florida’s Turnpike for those wishing to either commute or to make a short trip to West Palm Beach or other points just North or South.


Danforth features low HOA fees of $328.00 per quarter (as of July 2017).  Construction in Danforth was first completed in 1990 with most homes dated from then to the late 1990’s and at least one home completed in 2001.  This planned unit development (PUD) was developed by Danforth Development Inc. and various builders took part in the construction of the homes.  Here is the Danforth Home Owners Association website.  Danforth just added a remote code controlled entry gate system in 2014.

Florida Townhouse and Condo Sales 2017 Yearly Review

The Florida Townhouse and Condo Sales 2017 Yearly Review showed improved results from last year.   Year to year closed sales were up by 2.9% as compared to 2016 which saw a decrease of 4.2% and new sales under contract (new pending sales) decreased by 2.3% (2016 saw a decrease of 7.4%).

Both median and average sales prices were up (year to year) by 7.8% and 6.5% respectively (2016 numbers were 6.7% and 1.1%).

Inventory decreased by 4.0% as compared to 2016’s increase of 7.9%. While the supply of inventory dipped to 5.6 months as compared to 6.0 months for 2016.  A seller’s market for Florida townhouses and condos.

The Florida Single Family Home Sales 2017 Yearly Review as reported by Florida Realtors shows that this last year continued the positive momentum with slightly greater rate than last year.   Year to year closed sales were up by 1.2% (was up by 0.9% in 2016) and new sales under contract (new pending sales) increased by 0.1% (was down by 4.1% in 2016).

Both median and average sales prices were up (2016 to 2017) by 8.0% and 7.8% respectively.   Showing continued gains in value.  These numbers were 12.2% and 6.2% respectively in 2016.

The inventory of available homes for sale decreased by 7.1% from 2016.  While the months supply of homes decreased to 3.6 months.  Indicating that Florida single-family homes are still in a seller’s market.
