The residential real estate market for the 34994 ZIP code area of the Stuart, Florida had a decrease in closed sales from last month (which were very strong) but remains a very strong market.

The one-month absorption rate for the 34994 zip code for March jumped to 5.7 months from 2.8 months for March.  Hanging on to a seller’s market for the 34994 zip code area of Stuart, FL.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The April 2017 numbers were 69 Active Listings, 33 pending sales, and 12 closed sales.  One of the few areas of Martin County with increased inventory from last year.  Sales activity was very similar to last year.

May 2018 Market Report for Island Dunes Condos on Hutchinson Island in Jensen Beach, FL

There are currently 17 active listings on the market in Island Dunes at prices ranging from $225,000 up to $874,490 for an average list price of $568,716 which equals $323.13 per square ft. of living area.

There are 8 condos under contract awaiting closing at this time.  List prices ranged from $189,900 up to $759,000 for an average list price of $372,557 which works out to $262.62 per square ft. of living area.  These condos were on the market for an average of 46 days prior to going under contract.

In the past 12 months, 25 condos have sold ranging in sales prices from $195,000 up to $900,000 which is an average sales price of $515,644 or $292.69 per square foot of living area.  These sales averaged 95% of the final list price and also averaged 67 days on market before going under contract.

The single-family real estate market in Sewalls Point had excellent sales activity for April.  Unfortunately, pending sales were off, so I’m not sure how long this good activity will last.

The absorption rate plunged to 5 months, in March was 12 months.  Transitioning into a seller’s market in Sewalls Point for the first time in quite a while.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to March 2016, the inventory was 65 homes on the market, 18 pending sales and there were 7 closed sales.  Sales activity was better this year, but pending sales are not looking so good.

St Lucie County Townhouses and Condos March 2018 Market Report

The St Lucie County Townhouses and Condos March 2018 Market Report reported quite strong closed activity though weaker pending numbers as well as compared to last year.  Closed sales were up by 9.3% from last year (was up by 24.3% in February) while new pending sales were down by 12.8% for March (was up by 10.9% in February).

Prices continued to rise with the median price increasing by 11.0% from last year (was up by 13.8% in February) while the average sales price increased by 18.2% (was up by 18.7% in February).

The inventory of available townhouses and condos decreased by 5 units from last month to 575 units, which is 1.1% less than March 2017. The current supply is 5.6 months, which is 5.1% less than the 5.9 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes March 2018 Market Report

St Lucie County Single Family Homes March 2018 Market Report had a decrease in closed sales when compared to last year but remains a very active real estate market. Closed sales were down by 11.1% (in February they were up by 9.7%) and new sales under contract (new pending sales) increased by 2.2% (they were down by 7.8% last month).

Prices, however, continued their upward march for the month.  The median and average sales prices up by 6.4% and 13.5% respectively from last March (For February these numbers were up 6.9% and 7.4%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 119 homes down to 1,647 homes.  This inventory is 5.3% lower than last year.  The current supply of homes is  3.6 months (was 3.8 months for February) compared to 3.9 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.
