St Lucie County Single Family Homes July 2018 Market Report

St Lucie County Single Family Homes July 2018 Market Report had mixed sales activity when compared to last year, but remains a very strong real estate market.  Closed sales were down by 3.9% (in June they were down by 9.3%) and new sales under contract (new pending sales) increased by 2.5% (they were up by 0.4% last month).

Prices, however, continued to rise.  The median and average sales prices up by 5.1% and 4.1% respectively from last July (For June these numbers were up 12.4% and 8.7%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings increased by 64 homes down to 1,570 homes.  This inventory is 2.7% lower than last year.  The current supply of homes is  3.5 months (was 3.3 months for June) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos July 2018 Market Report showed weaker sales activity when compared to July of 2017.  Closed sales for the month were down by 7.0% (were up by 29.5% in June) while new sales under contract (new pending sales) were down by 16.5% from July 2017 (decreased by 15.9 in June).

Prices, however, rose significantly.  The median sales price increased by 27.5% (was up by 0.3% in June) while the average sales price increased by 34.8% (was down by 0.9% in June) as compared to July of 2017.

The inventory of available townhouses and condos decreased by 40 units to 319 properties as compared to last month.  This is 24.0% less inventory then the July 2017 data.  Currently, there’s a 3.1 month supply of inventory (compared to 4.5 months for July 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are currently 2 homes for sale in South Fork Estates in Stuart FL.  The listing prices are $465,000 and $575,000 for an average list price of $520,000 which equates to $206.03 per sq. ft. of living area.

There is one home under contract at this time in South Fork Estates.  The list price was $460,000 or $191.67 per sq. ft. of living area.  This home went under contract 26 days after coming on the market.

In the past 12 months, there has been only 1 sale in South Fork Estates.  This home sold for $410,000 which was $164.66 per square foot of living area.   This home was on the market for an 120 days before going under contract and sold for 94% of the listed price.

About South Fork Estates in Stuart FL:

A unique private community in Stuart, Florida built before the land was so expensive that homes had to be placed on top of each other.  All homes in South Fork Estates are on 1/2 acre or larger lots, many with serene views of two large lakes located within this community.  Those homes not on the lakes have private preserve views of the Atlantic Ridge.There are 114 homes in South Fork Estates.  Homes were built from 1992 through as late as 2011.  The majority of the homes were built between 1998 through 2005.  Most homes are either 3 or 4 bedrooms with 2 and 3 car garages, ranging in size from around 2,000 sq. ft. of living area to over 3,500.  There are still a few residential lots that are vacant awaiting a home.

This is a close-knit community with a playground as well as a boat and RV storage area.  Low Homeowners’ association fees of under $50 per month at the time of this writing.

Children living in South Fork Estates attend Crystal Lake Elementary, David L Anderson Middle, and South Fork High Schools.

Located just off Cove Rd. and Kanner Highways, this community is just minutes from I-95 for commuters.  Shopping and medical facilities are also close by.  And, there are numerous choices for boating access also only a short ride away.

The Martin County Single Family Homes July 2018 Market Report had another month of weaker sales when compared to July 2017.  Closed sales were down by 1.4% (was down by 7.3% in June).  While new pending sales decreased by 13.0% as compared to July 2017 (Decreased by 19.6% in June).

Prices were mixed for July.  The median sales price was up by 4.2% from last year (up by 3.4% in June) while the average sales price decreased by 4.5% (was up by 11.8% last month).

The inventory of available single-family homes decreased from last month by 21 homes to 917 units for July,  this is 14.1% less than last July.  The current supply of homes is 4.6 months, for July of last year, it was a 5.3 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are currently 11 homes available to purchase in the Tesoro Club in Port St Lucie FL.  List prices range from $349,000 up to $1,099,000 for an average list price of $689,082 or $194.52 per sq. ft. of living area.

There are 2 homes currently under contract in the Tesoro Club.  List prices were $459,900 and $750,000 for an average list price of $604,950 which works out to $185.83 per sq. ft. of living area.  These homes were on the market for an average of 221 days before going under contract.

Prices, also, continued to rise for July though at a slightly slower rate than in past months.  Median sales prices were up by 5.3% (was up by 7.5% in June), while the average sales price increased by 1.0% (was up 9.6% in June).

The inventory of active listings decreased by 2.2% from July of last year.  For July 2018 we have 5.3 months of inventory (was 5.5 months in June) and compared to 5.6 months for July 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The inventory of available homes for sale remained unchanged from last year.  For July there was a 3.9 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (July of 2017 also had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

In addition to the best schools, The Pines is located just a little over 2 miles from the beautiful unspoiled beaches of Hutchinson Island, a fantastic public golf course (Eagle Marsh) is right next door, a regional park that offers little league and soccer and many family attractions.  “we can play golf without the high cost just next door.”

When these developments were planned the original intent was to combine the two for ease of access.  However, the County decided to nix these plans as they felt that out of area residents would use Windemere Drive as a shortcut between US-1 and Jensen Beach and making a lot of congestion in this community.

For September 2018, there are three homes for sale in Four Rivers in Palm City FL ranging in price from $649,900 up to $1,650,000 for an average list price of $1,164,967 or $285.25 per sq. ft. of living area.

There is one home currently under contract. The list price was $1,069,000 which is $330.24 per sq. ft. of living area.  This home was on the market for 129 days prior to going under contract.

There are 3 homes currently for sale in the Tres Belle subdivision of Stuart FL.  Listing prices are from $709,888 to $769,800 for an average list price of $738,129 which works out to $202.38 per sq. ft. of living area.

There is one home under contract.  The list price was $699,500 or $228.82.  This home was on the market for 186 days prior to going under contract.
